I sold my "extra" home to my son earlier this year before the rates got so bad. He got a mortgage with a 3% rate and a great price; I gifted him most of the equity. His mortgage advisor was stunned at the gift. Now, his mortgage payment is less than he was paying in rent. He is a Marine veteran, we take care of our own in this family, it is not about the money.

Great choice. I purchased a home in a panic after Biden was elected and before he took office. 2.25% interest rate. I purchased with myself and my two son's on the mortgage. Being best friends with your child or children is a blessing. Good chance I would respect you as a person.

This doesn’t always make sense. Some kids would make bad decisions and squander the gift. When you have a good boy/girl , it’s a great move.

My fix: Ban foreign investors and hedge funds from owning US mortgages. Also, go back to the old system and don't allow Wall Street to turn mortgage payments into securities.

Every time our government gets involved in markets it corrupts those markets with regulations which distort actual market conditions. This creates bubbles and collapse eventually. This ALWAYS happens. Interested in fair markets and an end to the massive, economy stopping bubbles? Then get government out of all of it.

General rule - adding legislation to what the market can and cannot do tends to cause more unintended consequences than “solve” the issue they are trying to. Enjoy there being no rentals for those who cannot afford to buy a house. The small time rental guy who owns his home and one or two rentals doesn’t exist anymore after the government said he can’t evict non-payers but he was still on the hook for the mortgage of the rentals

It's crazy that people are still wanting to buy Christmas presents for their family, friends, coworkers, bosses etc. when they don't have the money. My advice, if you don't have the money then forget about presents. Or why not just write a heartwarming card. If you have kids, maybe 1 gift each. To be honest the best gift for your loved ones is your time.

I made a decision 5 years ago to not buy a gift for anyone ever for anything,so many days to buy people stuff it’s crazy,those that have an issue with it I tell them to buy themself something for my birthday and open the present they got for themself on there birthday,as well as Christmas Father’s Day valintines day housewarming gifts and every other capitalistic expectation gift giving days.

Nowadays it makes more sense to skip the starter home. If I can get twice the square footage of a condo for 30% more of a payment then the condo also doesn't make sense for that reason.

I work with a bunch of late 20's and early 30's people. I'm the oldest person there at 63. I bring a sandwich or leftovers for lunch every day. They spend $15 to $20 on lunch and throw out their leftovers when they have them. They buy a couple of energy drinks or Starbucks coffees every morning. I enjoy good coffee in the morning, but I make it. I spend about $20 a month for coffee. They spend that much every other day. I drive a paid for 2014 Honda. They have new trucks and SUVs with payments. I paid my mortgage off in 2017 and that was the only debt we had. Three times in my adult life I've worked a full-time job and a part-time job or a side hustle to have extra income. I don't spend money on alcohol, tobacco, lottery tickets, tattoos, or piercings. I know the difference between a need and a want. Anytime I'm thinking about buying something unnecessary I calculate how many hours I have to work to earn the money to pay for it. I only buy it if I'm willing to work those hours. Quite often I realize I don't want it as bad as I thought I did.

Hmm. So very few affirming ticks to your comments. Some of us grew up appreciating basics and realized early on we would have to do the 'rice & beans' to get ahead of the game. What you and I considered luxuries are now considered basic entitlements and the expectation to have it all with minimal personal sacrifice.

Over the past 100 years 8% has been about the average for mortgages! the problem is not the interest rates the problem is the price of houses. Not just the prices of houses but the prices of everything. Inflation has hit our country very hard over the last 70 years. This has been a direct attack on the middle class and it’s been happening for 5 decades now.

@@geocam2 the numbers say otherwise, the boomer generation sadly will be dying off by then. Gen Z and millennials are not having kids like previous generations. The need for the traditional 4 to 5 bedroom home with a big backyard just isn’t needed. I can’t speak for the rest of the country, but I’m North Texas in these past two months building is surpassing buying. We have a huge influx of labor and supply. Rates don’t show any sign of dropping in the next 3 to 4 years. The only way they do is if we have some sort of economic collapse, if that happens jobs go away anyway. To say that prices will go up 100% in 6 years doesn’t make any sense. Logically how would that make any sense even if rates went back to 3%? 2020 and 2021 were housing boom anomalies. A slow correction is most likely.

I love how they preach pay off your house. My dads paid for house is still a 1,000$ a month in property taxes. You truly never own your home. My friends grandparents lost their 250 acre farm that been in the family for 100 years to government. They were 85 and couldn't afford the property tax increases year over year. You truly never own your home. Either the bank owns the home or the government.

You are correct... you NEVER actually own your home. You might not owe a mortgage, but the political subdivisions that levy property taxes on the house have claim to the property... if the taxes are not paid, they (can) seize the property and sell it to someone that will pay them the levied taxes. In some states, annual property taxes are also levied on personal property... boats, RV's, cars, and the like. Best be aware... the Biden administration is looking to levy taxes on personal items such as art, precious metals, jewelry, etcetera, that has "appreciated" in value above the purchase price... wanting to tax the "unrealized gains" of these items. This can even include the equity in your home.

Buying adults gifts is pointless unless you are super rich and can get them something they couldn't get themselves. How do you buy an adult a gift for under $100? These are grown people with jobs if theres something they want that cost $100 they will have already bought it.. but you can make a kids month with 100 bucks because they broke.

I did the budget thing and cut out crap i really didn't need to live or want. I dropped sports, alcohol, entertainment, Hollywood crap, went back to antenna TV and anything really special put it on my phone and transferred to the tv. Got rid of my money pit boates and other things. After a couple of years of saving, i bought a new car and next year I'm paying off my house. It really works, it just takes discipline. The only thing that can rock my world now will probably be a total world economic collapse.. Try it. I highly recommend it.

Christmas is about the birth of Christ, love, family, and celebration. Gifts are the cherry on top. I don’t go over the top EVER. If I can’t afford it, I don’t buy it. Make cookies, the world needs more cookies.

Christmas is a pagan holiday that the roman catholic church adopted when trying to convert people to Christianity. The people didn't want to give up their pagan customs. Christmas was originally a wicked day. We stopped celebrating it a long time ago in my household.

At 42, I've come to realize that money is a tool. I’ve worked so hard over the years to realize that if you don’t make money work for you, you can’t experience true freedom. I’m glad I found that out although it was later in life, but that marked the turning point in my finances.

Well, I've gotten into a plethora of assets with $73k spread across stocks (options and futures) for the short term and Roth IRA, index funds, and ETFs, for the long term. I've been investing with help from a pro fund manager, Herman W Jonas who oversees my investments. Now I sit back and reap my dividends while I just reinvest from time to time.

I have given FOOD and GROCERIES for Christmas and holiday gifts for over 25 years. Maybe the recipients hate it or think its tacky or cheap. But when money is extra tight, a box full of food is a much better gift than some silly trinkets or useless stuff like jewelry or perfume. A box filled with flour, sugar, shortening, cooking oil, chocolate chips, nuts, salt, pepper, butter, rice, pasta, pasta sauce, cheese, meat, canned beans, canned vegetables, fresh fruits and vegetables, etc. Giving cookies as gifts is fine, but so are homemade pickles and other homemade canned goods like spaghetti sauce or tomato juice or pickled beets or whatever else you may have. My brother's employer gives out whole, fresh Turkeys to all his employees for Thanksgiving and a fresh Ham for Christmas. We don't consider them cheap gifts -- we appreciate receiving food.

The property tax alone is a deal breaker for me. If I bought a home I am not buying property I then own, I am buying a permanent payment to the government for stuff the government is no longer providing. Same with Federal Taxes I should be allowed to stop paying taxes until the government is functioning again. We the people should be able to stop paying taxes until the border is closed.

Property taxes are one reason rents are going up so fast. The property owner isn’t going to just eat that additional expense so they are just going to pass that cost along to the tenants

They don't seem to realize that they are paying property taxes through their high rent payments. And when property taxes and insurance rates goes up, it affects renters just as much as it affects people with mortgages.

I am paying $2070.00 per one month. Property tax and insurance is $824 per one month. Interest and principal are about even at $625.00. 2.25% loan. We purchased in a panic when Biden was elected. We now owe $280k and the same house in our neighborhood sells for $460k. The same house rents for about $2,800.00 per month. $625.00 principal + $730.00 less rent= $1,325.00 per one month benefit. At Biden's 7.31% instead of 2.25% we would likely still be renting.

Could that be due to the fact that comps aren’t in line with actual values because so many homes that were bought well over asking prices in 2021-2022? Overpaying is now a thing of the past, at least here in Oklahoma. However I can’t speak for all areas of the country.

As head of the family I made a simple decision to relieve pressure on my very worried family. I pushed off retirement for 5 more years. I love my work, in great health and make good money. This decision was an easy one. You do what you have to do for your family. Things are going to get far worse. Parents need to step up and help their kids as much as possible.

The biggest thing you can do to help your kids is have weekly or at the very least monthly "money meetings" with them to discuss finances and make sure they understand how money works and what they can do to be successful. I'm the youngest of 3 kids in my family (30 years old now) and in a better financial position than all of my family members so I'm doing it from the opposite end. People never want to talk about money and feel embarrassed with their spending/debt but if you keep working at it and talking through it then it becomes a lot less scary and you can dramatically change someone's financial future without giving them a penny of your own money.

The problem with that approach is that if you limit yourself to non-HOA homes, you may be excluding from your buying consideration most of the available homes for sale in your area. That is certainly the case where I live. I don’t think anyone WANTS an HOA home. It’s just that most homes out there now are, unfortunately, “HOA-impaired.”

Andrew Jackson? James K Polk may have started the Mexican war but it ended quickly, and he did prevent war in Canada. He also did help America prosper with his actions. I don’t remember Grover Cleveland doing anything awful beside the illegitimate child, but gilded age presidents didn’t do much in general so I actually feel bad blaming the woes of the country on them as opposed to Congress. Truman wasn’t awful and he was a Democrat. JFK was largely good but had some character flaws; definitely could be worse.

Dave Ramsay gives terrible financial advice for working adults. Dave's financial advice is very elementary and is tailored for a high school student living at home with mom and dad. Anyone who advocates filing bankruptcy is a hack job.....I was terribly broke 7 years ago. Every bill collector imagineable and I even got sued twice Never once did Bankruptcy cross my mind. Now 7 years later my credit is great and no history on my credit of a bankruptcy

This will be viewed negatively by virtually everyone, but the housing shortage and unaffordable issue can be resolved immediately. Here are the facts… 1.) Low supply is driving up home prices. 2.) Is there a true supply issue? NO! 3.) There are literally millions of unoccupied homes. 4.) Where are these homes?… Millionaires, billionaires, and investment companies are renting them as vacation rentals. Stop the hoarding/hosting of homes, which is making the wealthy much wealthier. The destroyed middle class will return to health very quickly.

Homes in my area are being purchased for rentals, by investment companies, not individuals. Individuals, seeking home ownership, are simply being outbid. There isn’t any possibility this is not inflating prices tremendously.

Ah yes, but so worth it. My kennel business enabled me to pay off my mortgage 3 years ago this coming Thanksgiving. I have never prayed so fervently as I did that Saturday morning when I did the books and realized there was more than enough to satisfy the mortgage and head to the bank to settle the loan. I prayed my Thanksgiving prayers with more zeal and heartfelt tears than I ever had during the troubles in my life. That's how big of a deal it was to me. And with these tough economic times, it's a hundred times the blessing.

I went down the rabbit hole 40 yrs ago and because of that, I stayed single, I never had a family, I rent a nice affordable apt in Mich in a small town and I live better than most who never paid any attention. I make a small amount at my job and can still live without money worries. No Holiday concerns, no mortgage to pay, I drive a used car, and can do whatever I please ONLY because I paid attention rather than just lived on the news reports. I made all the difference. Now everybody is sinking in debt and struggling to survive and I saw all this coming long ago.

I’ve seen people who lost their house after doing 15 years of paying, it’s insane and ridiculous, the house market is tricky and super risky, unless you’re ready to retire then yes it’s always a great buy regardless on how times are, but in this economy and the cash value being the worst since the 1950’s it’s a no buy!

As a 51 year old, it's strange to see mortgage rates hit the same place they were when I was struggling a long time ago. I'm able to buy a home now, no problem. Plenty left over for investments. But things really were as tough as I remember it so long ago and I'm fine now - which I hope makes young people feel better if they're reading this comment and wondering how they're going to make things happen for themselves. You can, if you really try hard. Just don't give up.

Things were easier back then because housing was 1/3 the price and wages were 2/3s of 2023 wages. Live in reality my guy. People made 40k and houses were 150k. Now people make 60k and houses are 420k

There was a lot of fraud going on and still is. So much of that ppp loan scam money went to buying up houses, some free and clear cash offers, fully forgiven too and they don’t even trace it. Lenders only go back 2-3 months.

The holidays was when my Dad and relatives were laid off or slowed down! We looked forward to it as kids obviously it was more concerning as the bread winner (My Dad), but we got to spend time together with family and relatives. Gifts were small but imaginatively packaged ( thanks Dad those cardboard doll houses and the rooms full of furniture that sure was a lot of work, times 3 at 3am Christmas Eve. )and wrapped (try wrapping a hockey stick for a Bobby Orr fan and have them NOT know what it is) or they were hand made. The food ,please, my Gram was and will always be one to the best cooks on the planet. Pies on the window sills , cookies of every shape and flavor , roast turkeys so tender they melted in your mouth and the ever lingering year to year fruit cake.. Call it simple if you'd like I'd redo just about any one of those holidays compared to today's rat race to no where. Simply living isn't bad at all. Cheers, Gratitude and Abundance

no....not really. You marry the house not the rate. You get a 30% now and refi into a 15 year later after rates settle. Even if it takes 10 years for rates to get back to 5% you'd be making money

More than half live paycheck to paycheck. Genz and millenial are basically being robbed by the boomers. And hes telling people, house prices are going up even with interest rates going up. Not surprising. My first home in the late 80’s had an 11 and a half percent mortgage loan rate. I paid on it for 25 years until it had a bad house fire. Never missed a payment and even paid extra on the principle. When the insurance settled I still paid off $20K on the balance of the loan. I did the smart thing and paid cash for another house. Now I only have to worry about property taxes and insurance.

Your house in the 80s cost 45 cents and a stick of gum. You could’ve had a 20% interest rate and been fine. Try paying 7.3% on 400k. Most current home owners couldn’t afford to buy their own houses in today’s market but they feel free to criticize young people for not being able to do what they can’t do either.

Start to encourage your children to explore and learn useful hobbies and crafts when they are small. I watched what my mom did for a living when I was a child. She was a seamstress. As an Asian immigrant, when I came to the US and practiced my profession I could afford to buy a sewing machine and started to self-teach myself to sew as a hobby. Im retired now and Im still doing projects that I give as gifts to friends. Gift of love they appreciate. It cost me very little but was made out of labor and time. It saved me big bucks when it came to gifts throughout the year not just on Christmas. Lately I made custom-made high-end-looking one-of-a-kind pillowcases for friends and family members.

I had to learn this myself because no one taught me this but both rent and mortgage payments goes up every year. The difference is mortgage payment increases at a slower rate than rental cost because of property taxes. A myth on mortgages is that it don’t go up unless you refinance but that is not true. It goes up because of property taxes.

@@kacyandlaura Not is all but in most cases. It’s escrow where your LENDER pays your PROPERTY TAXES to your STATE from your mortgage payments. Also, some lenders pay your home insurance too. Look it up. I is/was a homeowner in two different states. In both cases, the lender paid the property taxes.

You excel at what you give your time to. We did the Ramsey Baby Steps 6 years ago and have never looked back. We knew the basic principles, but they weren't applied. Now they are and we aren't in an position like 80%+ of other Americans. We spend 1 to 2 hours a month budgeting, but included in that is other general planning conversation. There is no arguing over money that we dont have or finger pointing. We both agree where Every Dollar is spent. Thanks Ramsey Team for the encouragement.

We have an old town home or "row home" built I think in 1959. Our Mortgage is just under $1,000. Taxes are now around $3100/yr. Used to be about $2,280/yr. Even with mortgage being under $1,000, and my wife driving around a paid off car for the last 8 years, we aren't able to save a bunch of money up. After all of the health insurance costs climbing year after year, and just the costs of living, I don't know how anybody besides the top 2% or so income earners are able to make it comfortably, and afford these $2,500+ rent or mortgage payments on a house! Most people gotta be home broke today in USA!

I recommended to a young couple that they should buy my lady friends modular (same development) low low hydro, all new appliances, all to Code. What did the bank do? Authorize them for DOUBLE the amount if they buy new, as the bank wants the house builds off THEIR books. The wife is pregnant (again) and the job the guy has is going no where, but reliable for now. Just don't hurt yourself. and don't be a consumer brain.

I remember one Christmas my aunt gave me a huge Santa Claus cookie as my present. They didn’t have much money that year and had to get cheaper gifts. That cookie was one of my favorite gifts I ever got. I grew up without a mother and nobody ever made cookies for me, so that was a real treat. A gift doesn’t have to be expensive to be good.

One of the best memories as a kid was my parents getting my brother and me a giant box of rusted nails, a hammer for both me and my brother, and tool belts. One of our favorite things to do as young kids was to go in our woods and build onto our giant fort we had been working on for years. I still remember that Christmas. One of the best.

Fortunately for me, Christmas is very cheap. Hardly no family left and I don't go to parties. I don't even have to worry about budgeting for Christmas cause it's not an issue at my house since I'm not a big spender. But for those that spend a lot at Christmas, it's wise to budget for it so your not still working on paying it off in July.

I bought my house nine years ago. We had it paid off in four years. It is a 4000 square-foot home. He gave 400,000 for it and when we bought it it was 10 years old. I am ready to downsize. We can sell this for 650,000 I am ready to let it go The property tax and the insurance on this is really expensive so now I just want a two bedroom home with a nice little backyard for my little dog to run around in and we will be happy campers. We are 57 years old.

No. House prices are going to go down. My opinion only. But that's how I got my $260k house shortsaled at $112k in 2010. I'm seeing it again. Going to pick up a rental in 3 years. Save your pennies now.

I picked up my first home back in 2010 for $73k. 50s era rambler but flipped it for 150k 5 years later. Now, it doesn’t matter if my current home value goes down or up because I’m not interested in moving until retirement. I’m sure when the crash hits mine will be worth less than what I paid but I also don’t need to move and don’t need to borrow against it so it doesn’t really change much.

I guess I can consider myself lucky that I purchased my home in 2010, a very nice decent home, in a nice area in California and my payment is $900 including principal, tax, insurance.

This is ridiculous. You don’t have to buy anybody any gifts. The society is very materialistic. What would happen if nobody bought a gift for Christmas? The entire society would collapse. The best thing you can do for someone that you care about is spend time with them. If they’re interested in material things, they’re really not interested in you.

Yea, if Dave & Co. wanted to fight inflation, stop buying "wants" focusing on "needs". Dave gives the opposite what I understand of monetary policy--Fed rate increases are in theory to cool demand side now that Covid is manageable.

In1995 I bought my first home. A fixer upper for 36k in a small rural town in the middle of nowhere.. I just got a permit an't job with benefit after 7 years of working in that field. 17 bucks a hour. Wife, two kids.instreet rate was 11.9%. Care loan, credit card debt from wedding. We dud it. It was touch and go sometimes, but I'm glad we bought a house. After 10 years of fixing the house sold for 56k, but only walked away with 1k. We refinanced several to as to lower Interest rates and to roll other debit in with the ,morgage.. That helped us to breathe. Still lower thsn renting and I had that asset. Moral of the story. The housing market isn't the worst it has been. People still buy houses. If you plan on staying in one place 3 years or more buy a house, a fixer upper if you have any skills. University of KZbin is great. You have to live somewhere. Better an over priced house than a van down by the river.

Happy I built a 2500 sq ft home in 2011 for $85 a sq ft. I built it with a 3.5% loan then refinanced to a 15 year loan at 2.25% during covid. My parents taught me well and I did it all in my 30's. Get a good job, live below your means, tithe, and try and live a debt free life!

Even my grandkids dont like waste money. Christmas we bake and do food gifts we make hardly notice difference and not broke at Christmas. Maybe get one gift for kids they dont wait for one we just enjoy the season.

One piece of advice I've really liked (from my friend's Dad) is when buying a home to plan on your fourth home purchase paid in cash. We bought my first home in 2001 and I'm currently on house #2 ten years in, but I'm already less than $200K on my remaining mortgage and have over $300K in equity built up. Just a great long-term plan in deliberately using equity, payments, and time to reach financial freedom of owning a home outright. We're almost there.

What needs to change is the criteria for getting a loan. My daughter was told she needs to be paying more bills and she needs to stop putting so much in savings. She doesn't have a credit card. That should be a good thing. I know it's because they want to see the ability to pay for things on time, but if you aren't in debt you are paying for things at the time you buy them. That is as on time as you can get.

You missed the point... they said people spend like a grand on christmas.... the fact that you gotta budget... work extra hours... "side hustle" to afford a thousand dollar holiday.... Thats the problem, and your attitude helps the people who are doing it. Youre the "oh i worked 8 hrs this week" kinda guy... mean while you should just make that much doing 40 hrs lol

My bank offers a Holiday savings account that I use every year. I put money in every week and at the beginning of Nov I get a nice big check for my Holiday spending. That way I'm not looking for money or putting myself into debt for gifts.

As usual, it depends on where you buy your first home. If you have to live in a big Democrat-run city with high crime, high taxes, and ultra-high appreciation since 2019, you may want to wait a year or more as prices in these cities continue to decline. The loan rates may not come down for a long time, and if you are able to save $2,000 or more every month by paying for only a frugal rental, renting now is not such a bad idea.

No, the problem with the latest generation is that their parents and grandparents have fought day and night to restrict the supply of housing so prices would rise, in effect stealing the futures of their own children to enrich themselves. The biggest problem young people face is that that prior generations are sadistic parasites that must be beaten into submission by regulatory reform. Don’t want someone building an apartment complex next to you? GFY and deal with it.

@@MrRazorback1975prices have to adjust to demand and supply. You can raise a price as high as you want to but that doesn’t mean people will pay. Especially if that particular thing is not a luxury good. Homes are not luxury goods.

I am 63 1/2 and I am not going to start buying now and have property taxes and everything else I’m just gonna rent if I was younger I would buy, but this way I keep it simple as I am single, and no children so this leaves me options to be footloose, and fancy free The past 24 years I have lived in a very expensive area in LaJolla California, which means the Jewel and it is that tenfold . But there comes a price, so that’s why I don’t own here. I thank God each and every day for the opportunity to be able to rent an adorable place for under market value.🤞🙏🙏 So grateful …….

Most of the time, friends will sheepishly try to apologize for not giving me a gift. Ah, contrary! Remember that time in May when I was sick and you came over and fed my livestock? And brought me food? THAT is my Christmas gift. I remind my friends of kindness or little things done to help me and tell them, THAT'S all I need for Christmas. You were there for me when I needed you. That means more than a sweater or candle or bath set stuff. Your time and concern. Friendship. Then we go have dinner and enjoy time spent.

It needs to be done legally if it happens at all. The president cannot do our other elected officials jobs. If we get to a point where enough constituents want student loan forgiveness, it will pass in the house and Senate. It's too big of an issue for a president to try and mandate.
