If you choose to divide as Dave suggests, make sure to have the caveat that if mom decides to sell what has been deeded to her then your family gets first right off refusal to buy it back. Mom's situation could change and now you have a new very close neighbor.

Well that defeats the whole purpose of dividing it no? The mom wants to "stay in real estate" so she needs to sell it at market price. Otherwise she can just trust her daughter to take care of her.

I have been a dividend focused investor for a long time. This does not mean I don't own growth stocks, I do. A well rounded portfolio should be a mixture of both categories. One way to minimize the anxiety out of stock market investing, is to make sure you keep a large cash cushion. I invest in the market, but never put all my money in market.

Dividends are dope. Personally, I sometimes use my dividends to buy other dividend and growth stocks for diversification instead of reinvesting in the same stock. To each their own methods though. The good thing is that you’re investing in the first place and that’s what’s important.

I agree. Based on personal experience working with an investment advisor, I currently have $1m in a well-diversified portfolio that has experienced exponential growth. It's not only about having money to invest in stocks, but you also need to be knowledgeable, persistent, and have strong hands to back it up.

My take on it is the mom put in 25% of the money, but is now on the deed as an equal owner and the caller knows that at some point, this is going to be a problem.

The problem 1. Mom put in initial 25% of down payment or cost. 2. Mom doesn't not want to sell her ownership in the real estate which legally makes her 50% owner 3. The houses are being worked on

and in a normal healthy family everyone benefits. wiser care for mom if needed. more inheritance moor bring power now. why dose everyone assume a problem will happen. the division of equity is set. so if sold it I decided but they may not sell. families use to provide elder care. seems the division of tax is decided. there dose not have to be trouble and it can be sold then.

We've been debt-free for about 20 years, and we paid off our house a few years ago. It's a wonderful feeling!! I'm semi-retired, and my wife will retire in a couple of years or so.

This kind of stuff is why my mom is 25% owner of a lot that is going back to the county because after 55 years, the party that was paying to property taxes is tired of doing it and 1 of the other parties is refusing to let them get reimbursed for their efforts if they sale it.

If they really like the land and they want to keep her mom close by, then trying to subdivide the property in 2 legal parcels is the way to go, even if it is a little more costly upfront.

Buy the mum out, have her stay for low rent and save aggressively. Then, she would be able to buy a house when she wants to leave or just keep renting and retire off savings.

Mom lives rent free and owns 1/4 of the property. that's not a mess to me. Also, if mom needs to sell, I can go to court to force a sale. They obviously needed her resources to do the deal. Now they want a better deal. That's not the agreement you made. They should have bought themselves and made a rental deal, zero rent, lifetime, whatever. Only they couldn't!

WHY WOULD YOU PARTNER WITH SOMEONE WHO IS IN DEBT? YOU NOW HAVE ALL OF THE LIABILITY BUT NOTHING CLEAR AS TO WHAT ASSET IS OWNED BY WHOM. PEOPLE IN DEBT CANNOT GET OUT OF DEBT BY BORROWING MORE. MOM NEEDS TO FIND A SMALL AND AFFORDABLE APARTMENT.

If she passes away before this is resolved, her heir or heirs get half the property. Even if she didn't contribute *any* money, if she is on the deed, she is an equal owner.

I personally would put a private lien for the amount since put a chunk down as a private second for her estate. Let her stay there and help with a portion of utilities and save her money for her own retirement. When she passes, the amount she put in goes to her estate. She is living rent free in her home, about wording about cost of rent going up. This is what we did with my sister. My dad lives with her. Uses his ss to pay the water bill, used his money to to help her buy a home. It works for all parties, you are honoring them and when he passes his portion will be split between the grandkids.

I dont see why it has to end badly. families use to share with families . mine did for generations and all benefited. no messes. they now how things are divided in a sale and for upkeep so why a problem. everyone may have dose better than separately.if there are rights of survivorship the kids are really benefiting. you may have cost everyone with imagined troubel ahead. people share land in condos . this young woman is geting too much KZbin advice.

I think you Ean Medicare recovery but this plan would exempt that recovery. because they live on the property. also not every one goes on Medicade there is no medicare recovery. she may havelong term insurance or too many assets for Medicare. or get care at home. not every one uses nursing homes. may cultures do not and her close means they can suprovize home care. much cheeper to have come in help. even live in .
