I’m a Connecticut resident. Been shopping for my first rental for three years. We never got the cool-off that the rest of the country did. Every property has looked overpriced against comps for years. It’s been an absolute struggle trying to find anything that pencils out. I couldn’t be more ready for the hysteria here to end..

If I had a dollar for everytime I worried about the economy and how it’s affecting the housing market, I would have my home here paid for in full. But since I don't, I'm actually glad Nurture Nest grants, has just helping everybody out tbh, cause everything is just moving too fast and too high with the election lately

Moderately lowered Interest rates are not bringing demand back. Inventory is going higher and sitting longer. Sellers will be lowering prices in 25. You sound like a realtor!

People are going to be slow to let go of that equity. They will only lower price if they have too. With all the equity built up, price decline is going to be slow if there isn't distressed selling. Without an economic event, seeing a 5-10% correction would be optimistic, and in 5 years we'll probably be setting new highs waiting for a crash that doesn't come. I am a buyer and I hope the crash comes, but it's going to be a slow grind down without some kind of accelerating event.

@misterringer I agree 100%. I'm starting to see price slashing in the DMV. I had a friend offer 15% below asking and got acceptance (still too high). But, the landscape is definitely changing.

Surprisingly against all odds it’s currently one of the weakest markets in the country which is shocking as traditionally it’s always been one of the strongest. Same with Texas. Lots of price cuts there in huge dollar amounts too. I moved to St.Louis now though and there’s nothing of the sort. Everything still goes for far above ask unless it’s in horrible condition.

It depends on if you live in a small town or a big city. Generally it's best to sell in the spring though.

I would say you have year-over-year growth because the expensive houses are still selling for cash but the median true blue collar worker is not buying anything cuz they can't afford it this deluge of houses is coming Even if a blue collar worker can't afford it they don't want to pay the interest cuz they've never seen it lots of deals on the way
