I know it has been a week since you posted this, I have been out of town, but go back to Home Depot and buy the silver bubble insulation. It works wonders, used it in the Havasu house. Yes, ALL the cracks need to be sealed to keep things out, the scorpions are attracted to water, used to find them in the shower in the Havasu place before the place was gone over with a fine tooth comb, you can't use spray foam, the bugs will eat through it, wood and caulking work best. If there is ANY water dripping/leaking to the outside, critters of all types will be a constant issue, let no water pool on the ground, like at the swamp cooler. And I am sorry you don't like to squash/kill the critters, but you will most likely need to do some spraying to keep them out. Wait until it rains, the ants will find a way in! AND, if you will be away from the compound for any length of time, turn off the water supply to the house. It sucks to come back and find that the toilet/sink line or valve failed while you were gone and flooded the house. Luckily, the heat makes things evaporate quickly!

AC works opposite of a swamp cooler. AC removes humidity and a swamp cooler adds moisture. Just keep that bedroom door closed when you have both on.

Good idea. We lived in the redwoods and the scorpions are black, huge and can find a way into your house. Bought a "scorpion kit" which consisted of a short-handled tennis racket looking device which was electrified by batteries and the UV flashlight. Those scorpions glow like your white clothing does at a rave with black lights. Be Careful!!

In Arizona where we are from they are called tarantula wasps. They swooped down over the tarantula and jam that stinger into it pump it full of venom and kill it. Then they lay eggs in it and when they hatch they feed on the carcass. Fun times!

Evaporative(swamp) coolers are the best a/c choice in the desert. Below 30 % humidity they are very effective. Lower the humidity, the colder the swamp cooler gets. Annually replace pads, clean and spray on sealer inside cabinet, and run a oversize water pump(10,000cfm rated pump). Annual service and they last ten years. Run 24 hrs a day, uses very little power. Way cheaper than refrigerated air. Window a/c in bedroom close door at night and leave swamped on all night to cool rest of house.just a few tips. Enjoy your new place, an awesome place e for you and sister.

DAP makes a home seal that is sprayed in cracks that works well. You probably know that and also know that scorpions glow brightly under a UV flashlight. I saw on the Las Vegas news that a LV woman got a $38,000 bill for anti venom after being stung by a scorpion. Good luck with you new home. Super exciting!

Living in Phoenix proper ... I have a leak or two where an occasional lizard enters my home, finding them occasionally in my bathroom. I welcome them in my house, (as I do daddy long legs spiders) as they eat bugs that fly in or also find gaps to sneak in. A pet lizard having the freedom to walk about your home is a great thing ... let them in. I haven't found a down side yet of lizards as guests.

Ya, doors need to be replaced, and weather stripped. The swamp cooler, I’ll tell you what ours, (it’s actually a side-vent) it’s not as wide as a regular huge swamp cooler, and very efficient power wise. Open a window a crack on the opposite side of the house for air flow. It will drop your power bill substantially! A little moisture in a very dry desert is helpful to keep cool. You will be glad you have it! The window AC comes in handy when it’s not 100+ degrees outside and no breeze to blow thru the house. For scorpions plant lavender around the house, scorpions don’t like it and won’t bother you. Beautiful house!! So excited for you and your sister!! So many adventures to come!!

Hey Wonderhussy, swamp coolers are way cheaper to operate than an air conditioner, I would use the swamp cooler to cool the house during the day and supplement with the air conditioner at night. Also you can get what's called an up-duct that opens up when you turn on the swamp cooler that keeps from having to cracking open your windows, my dads house had one.

I had a swamp cooler and an air conditioner in Phoenix... We used the swamp cooler all year EXCEPT for July and August when it was so sweltering hot the Swamp cooler was useless... and we turned the A/C on during July & August... our elect bill was always several hundred $$ dollars less than our friends who used only A/C cooling..

However definitely get the weather strips, I actually got stung by the same scorpion 🦂 , got home late and didn't do a bed sweep and woke up at 5 am from what felt like a hot needle, then was paralyzed for 4 days!!! Couldn't even get myself to help!!! Was living close, but in very southern AZ...lots of snakes, scorpions, that beast of a hornet you squashed, and YES , THERE STING IS VERY PAINFUL!!!! So get in a habbit of doing a bed sweep before you get in because them scorpions love cool dark places like inside of boots so tap them too before you put your shoes on! Other than that looks like it will be a nice place! 👌

I suggest you get rid of anything with cushions and cloth that was left behind. Get fresh new furniture. Things made of metal, plastic and glass you might keep. But I wouldn't keep anything that can absorb liquids, sweat, other bodily fluids, or be a home for bugs, a nest, etc. That's how I would decide on what I would re-use or toss.

Swamp cooler is cheaper to run than an a/c unit , keep the filters changed and add some additive to the reservoir keeps calcium from building up and you have to clean it once in awhile

The best thing to not get stung by a scorpion is to check to make sure they aren't in your shoes, when I did desert training in the United States Air Force, they tell you to thump your shoes on the ground as hard as possible to get the scorpions out of your shoes, if not you might even have a small but deadly Mojave green rattlesnakes in your shoes as well, that's the one to be afraid of, scorpions won't kill you, but the string hurts like hell.

Get a mini split air conditioning system. They are cheaper than central AC and they run at about 50 percent of the cost of central AC. You an air condition just one room at a time, or two rooms or three or all of them. It's a few thousand bucks, but they really do save on your power bill. WAY better than a swamp cooler. AND, during the winter time they are also a heat pump, so you save o heating too. They do a great job at both. I like the Mr. Cool Mini Split system. You cam get one at Home Depot. Mitsubishi and LG make a great system too. The Mr. Cool is designed for home owner installation - no need to hire am installer if you have a handy friend.

Hey SJ. We have a split system ac in our rental . We have left I t on for a week at a time. Just to keep the temp liveable. Power bill was acceptable. Closed as many doors as possible inside to reduce the area needed to be cooled. Anyhoo you are a lucky lady living where you live.. sand around the place just like a house should be. An AC is a fan and a compressor. The fan moves the air, the compressor cools it. ts the compressor on an AC that uses the most power. A swamp cooler is a fan, an evaporative pad, a water source, and sometimes a recirculating pump for the water. None of those are expensive to run compared to the compressor on an AC. So high or low on the fan on a swamp cooler is not much difference in cost. Its a powerful house fan. Cheap to run. One added cost for an swamp cooler is water. That cost depends on what your water source is.

"Reflectix" at Home Depot is GREAT stuff. It's like the material that the car shades are made out of. You find it in rolls in the section that Home Depot sells their insulation. I think I paid $50 or so for a 48" wide by 25 feet long. This stuff reflects the heat instantly. Also, if you hit shine a scorpion with a UV or blacklight flashlight, they will glow like a 60's rock n roll poster!!!

I bought greenhouse shade material on Ebay 10' wide by 50' for 60.00. I used it to screen my carport from the afternoon sun and neighbor. Used a staple gun to staple the material across the top of the carport and zip ties around the carport posts.

I use that stuff plus got some Foam Board from HD, think its inch thick to put inside the silver stuff. Together they are almost as good as walls and easy to remove if you want to look out, staying cool in summer and warm in winter is more important to me then looking at the neighbors !

I had to have both AC and Swamp cooler for my place in Lone Pine. Needed the swamp cooler for the moister due to dry heat even with monsoons. Never heard anyone call it a swamper lol but the swamp cooler on high barely uses any power because it's a fan with a water pump vs the AC which uses a ton of power. I always use the swamper lol all day and all night! Best advice living in desert with scorpions and spiders is to always make your bed so they can't crawl in and shake out you towel after your shower before you dry off.

Congrats and love the house and black & white bathroom tile and furniture and the view! My style, no neighbors and empty land. At least no neighbors out some windows! Great idea, tin foil on windows. I put under my door aluminum metal strip u screw in and gray rubber strip touches floor. Keeping out cold, heat and critters. Great move and nice strong cinder Block home. You're home!

When you change the door,put a screen security door in for cooler nights. On really dusty days you can close the glass it really helps on cutting dust

With the swamp cooler, you can regulate which rooms to cool by opening and closing windows. The more the window is open, the more airflow, the cooler the room.

I know you don’t like to use pesticides. You could have the house sprayed by “professional insect elimination company” one time after you have it all sealed. Therefore you might be able to keep the flying and creepy crawler friends out of your space. You might be able to take some of the extra items the seller donated to you’ll, to one of the volunteer cabins you visit. I know you could fill the gun display case with your momentum’s by having shelves made to fit inside. It looks like a very nice place for you and your sis, I’m proud you got the place. The remolding jobs will be so entertaining for us subscribers to see as you personalize it inside and out.👣

We used our Swamp cooler year round for cooling (keep the pads damp).. EXCEPT July & August... .. when we turned on our air-conditioner during July & August ... our electric bill was always several hundred $$ dollars LESS than our friends who used A/C year round...

Congratulations on your new digs!!! Much love! Yep. Weather strip that door now!!!! Trantula Hawks wont bother you. Their sting is painful but not as bad as they say. I've been stung. Spray some raid outside your doors. Keep in mind sticky traps help catch water bugs AKA roaches. Place them inside bottom cupboards. But remove when u bring Fred.

way too much junk left behind by previous owner..I would definitely check the bathroom mirrors to make sure no hidden cams. way too many mirrors in that place for my tastes, since i have no reflection!!. but otherwise love the blowing sand under the door and all the potential bugs! it'll be a great place once you get it cleaned up. swamp coolers are the best.

Good luck to you Sarah and your sister with your new compound. Evaporative coolers are cheap to run and efficient when humidity is low. A few poles and a roll of shade cloth on the appropriate sides to keep the heat off then walls and windows and slow down wind blown sand and dust.

Looks nice! Congrats! Check your attic insulation for proper amounts during the winter. Also probably install a/c ducts in the attic for cooling and heating in the summer and winter during the winter peirod. Door jam may not be square.

Get yourself a black light to check for scorpions around your property at night. They are florescent under UV and easy to spot. Hand held UV lights are cheap and easy to find on the web.
