I’m from Detroit, gentrification is very real. My grandfather said Detroit lost its value when the white people with money left, Detroit was a economic metropolis in the 60s and 70s Ford and GM kept the city alive..they got plants in other places and moved out the city..The US Gov brung crack into all the major cities in America, Don’t believe me look at Atlanta, Los Angeles, Chicago and ATL and etc. All the major cites with a Major Black populated base begins to fall cause White Business leave and go some where else and crack comes into the community. If you take jobs away from people they are going to have to find another way to make money. That’s why crime and incarceration is so high in those cities...Now Look at Los Angeles, you got Downtown L.A, Hollywood, and All those Nice places and no more than 15 ,20 minutes away . Inglewood, Long Beach, and all the so called Black Communities with crime. Also another problem with alot of cities back then they put freeways on top of black communities. That messed up the flow of business. I ain’t complaining or anything but Just stating the facts and proven reasons about gentrification.

If you want something for yourself you might want to start buying some of the empty lots. Detroit needs people to move in, their tax base is almost wiped out and they declared bankruptcy while back. Unfortunately % of blacks have been voting against their own interests for a long time and it’s getting worse. They talk of gentrification like renters own the buildings.

If there’s market demand for an area to be developed, it means the low-income people in that area are already being priced out. As middle-income people get priced out of other areas, they move to low-income areas and outcompete the residents there. By the time that’s happening it’s too late. Developers see the income demographics shift in a given location and make moves. The only way to avoid this or slow the process is to deregulate zoning and allow more market-rate housing to be built for all income classes.

I don't think it's a race thing. Correlation does not equal causation. I get that gentrification is bad for people in the lower income bracket, but it shouldn't stand in the way of progress. Think about Chicago, it's housing/apt prices are bordering ridiculous, but it's also at a point where you can walk downtown at 2 am and it feels so safe to be doing so. Cities these days have high rates. It sucks that prices are going up, and we should try and find a solution to that, but people can't expect to live at 1980's prices in 2019! Detroit needs these neighborhoods to look better, the kind of jobs that are needed to improve economies in today's world attract employees that want safer and nicer living situations.Obviously if people are investing and improving locations, they want to price it so people who can maintain it will move in. It sucks if you can't afford your old neighborhood, but if it comes at the price of safer cities and neighborhoods, is it not worth it?

I get that moving is hard, but housing is so dirt cheap in Detroit it's hard for me to feel that bad for the people saying there isn't affordable housing. I just got on zillow, there are like a bazillion homes and apartments for sale that cost TENS of thousands of dollars, I even saw a home listed for $1, 000 dollars, yes one thousands dollars. That's a mortgage someone working part time minimum wage could afford. This video must be incredibly frustrating to watch for people who live in cities that are legitimately unaffordable like San Fran or New York.

I’m born and raised here in Detroit. I can tell everyone from first hand, this is GENTRIFICATION at its finest. It started from downtown Detroit closes to the water, then it started to spread north. Historical areas are rehabbed and the prices are THROUGH THE ROOF. To make matters worse, to even be able to purchase homes “to reinvest” in you have to have so much money. Majority of contractors are WHITE, bids for homes are going to whites, police present is only in the good white neighborhoods, but the urban area is left to decay. Vacant homes, buildings, abandoned golf courses, MAAANY potholes, and did I mention NO REAL POLICE PRESENCE. The areas that are NOT being rehabbed are past the 96 freeway (the urban area [black people]). There’s good areas in Detroit don’t get wrong, but the gentrifications happening right now is great but disheartening to us who’s been here all our life and pricing the homes beyond our expense is unfair.

You have two choices. Either urban renewal or urban decay. Gentrification is such a coded word now. If blacks were to rebuild Detroit, clean it up, and make it more valuable to live in, it would be called "revitalization" and "uplifting the community". It's something that everyone there wants. Increased safety, increased value, and increased desirability. But if white people rebuild it, then it's a bad bad thing. And it's "gentrification" and the "pushing out of everyone", who are already leaving anyhow as the population continues to decline. When Magic Johnson wants to revitalize Los Angeles with movie theaters, Starbucks, and more upscale projects, it was met with great praise from the black community. But if it were Brad and Cindy, now that's met with great disdain. You can't argue both sides of the fence. If property values go down due to crime, urban decay, joblessness, then the narrative is that black homeowners are losing value in their homes and become upside down in mortgages. Property devaluation kills passing along wealth about blacks to future generations. BUT, if you rebuild and property values go up due to decreased crime and revitalization, the narrative doesn't focus on the black homeowners who gain value, no, now the focus is on higher rent and black renters having a tough time. So EITHER way, if the property values go up OR down, the narrative is to always focus on blacks losing. Focus on homeowners if it decays, and focus on renters if it improves.

I'm from Detroit. I work right next door to LCA and I can tell you there's so much more to the story (on both sides) than what is told in this video. They prop up these new expensive condos in Brush Park, Boston Edison is in a major revitalization, along with Corktown. But there's like another 120 sq miles of the city that is receiving no love at all. In addition, I'm always shaky on the gentrification thing but what I can say is that I'm not sure who is moving into the city. There of course has been a huge number of white people who have moved in the greater downtown area but I also know a lot of black people who are as well. I think it's horrible to uproot people out of their home just because of a new amenity but there are a lot of things still missing to justify those increases. The number one this is the school system. Detroit has the worst schools in the country, which is holding A LOT more of the middle to upper class folk from moving in. Second, Detroit's mass transit system is BROKEN! The suburbs do not want to be connected with the city. I could go on, but I just want everyone to keep in mind this video only BARELY scratched the surface.

It’s like in east London, most areas that are poor often have a lot more ethnic minorities, and it’s usually mostly wealthier white people who move in and so do more. Peter Rayson Detroit has been over estimating the taxes for Detroit homes for years making it harder for people who do own their homes to keep those homes. And when those homes are foreclosed due to back taxes, people from the suburbs buy them up and make a business of renting them out, sometimes to the former owner themselves. When it came to light that Detroit was over taxing, they “corrected” but still required the owners to pay the taxes they agreed were too high for the property. So no, owning your home in Detroit is not some obvious solution.

Some of the other comments mentioned the failings of the local government with respect to property taxes, so that makes sense since moving can be very difficult. My issue generally is that many people all over the country are being negligent in their assets and home ownership, then complain about "gentrification" as if they're entitled to something that they don't own. It's a victim mindset and a philosophy of weakness that we need to correct at an early age.

Autumn M I understand your struggle, I came to this county from a war torn country... we (2 parents me and my sis) came to America not speaking English, air travel debt of $5k and only hope of making a better life for us. My parents worked 2 jobs (minimum wage) to pay for rent and food. As soon as me and my sis were old enough we started working. Both my sis and I worked full time during college and graduated in 3 years. Than we both got our MBAs. Years of hard work and sacrifice helped us get amazing jobs with amazing pay. Your struggle today will help you achieve more than you can imagine.

Genuine question here: Is Gentrification an inherently bad thing? I understand the frustration from long-time residents with rising rent prices which force them out of their homes, but isn’t that the price of improvement? As an area becomes nicer and the infrastructure is updated, it would be expected that rent would increase. The alternative would be for the area to remain desolate but with low rent prices.... is that really what people want? [Note: I have spent my entire life living within 20 miles of Detroit (In Fact, I just listened to this video while driving back from MexicanTown on the SW side of Detroit) and I can say that, as of minutes ago, the housing situation in Detroit could really use some improvements]

There is no denying Detroit is composed heavily of citizens of color, but gentrification doesn't care what your skin color is or what you believe in. I tend to agree that gentrification of downtown Detroit is generally a good thing. There are plenty of neighboring areas that will still support low income living. On the other hand, bringing in investments and business can help those very same people living in the Detroit area from poverty into better living conditions.

I grew up in detroit and lived in detroit or detroit area all my life. I have lots of friends and family that still live in the city. Black, white and middle eastern. The only people complaining about gentrification are people who rent. They say long time residents, but it’s not all long time residents. It’s just the people who rent. My black friends that own their homes or condos love the gentrification. It makes their home value go up. gentrification is great for a area. Home values go up. Tax revenue goes up meaning roads get fixed( which detroit needs bad) schools get more money. The areas of detroit that use to be empty and full of crime are now being filled with people and there is a police presence. So all of you who say the poor or black are being driven out need to shut up. This is a good thing for detroit and all the people who live in detroit and actually invested their time and money in the city and don’t just rent. And if you talk about the homeless they are thrilled with gentrification. There are more people to pander money from with deeper pockets. Just 15 or 20 years ago detroit didn’t have shit going on. Now it feels alive. Busy stores, busy night life. For everyone of all colors. I go downtown and I love what I see. Everyone hanging out and enjoying them selfs. I don’t see segregation or racism when I’m there. I see everyone of all backgrounds enjoying what the city is becoming.

I mean all the home owners will have their homes value shoot up since they can only go up. If they decide on holding them and eventually selling them they maybe able to get a decent place away from the city and crime or stay and see how the city may develop in the future.

When I think of "Affordable" Housing, I think of Housing Projects. This is never a workable plan. It just concentrates poverty. What people need is incentives to purchase their own apartments as in Cooperatives. This helps motives them to take care their own property, because now they own it. They should also be incentives for people to receive training for high level jobs.

Even now - I see a lot of those factory / shop buildings that some combined pockets there would make beautiful conversions .They look secure and sturdy - would be worth the trouble I left Detroit in 1996 for good , bought 3 bedroom fixer upper ( brick ) by saving for down payment - worth good capital now .

I've lived in a duplex right ooutside of Pittsburgh for 15 and the rent is $650 and my landlord has never raised my rent since I have lived here. Its 2 bedrooms with kitchen, livingroom, diningroom and a full basement with a front and back porch. I'm disabled and I feel blessed compared to how a lot of people live.

@@eromod Michigan has set in place a tax limit for cities and the state government. The state is way below it's maximum, however, the city is as high as they can go. Taxes can't go any higher, and if anything, they'd lower them due to increased development and wealthy population growth. I agree with you on the self-reliance bit, welfare is a trap and we need limits, but that is what Michigan does already thank god.

It’s insane how expensive it is. There’s so many city workers that can barely afford transportation too & from work let alone keep up with the changing living situation down there. Just be mindful and considerate, is all they’re asking. Everyone isn’t making $80+....

Great idea, but look where the money went. Those with it, at least the vast majority left already. Those investing and those with money normally don't associate with those of lower classes. Especially ones considered to be living in poverty. So your trying to change and modify a behavior that is exhibited all over the world, and is showing no signs of stopping, in fact the opposite is happening, the wage gap is increasing between the rich and poor. Those with money want to be surround with individuals of like caliber. Not homeless people or felons. Sorry, but what your wanting just isn't how the world/people work.

Yes, some buildings that hold actual historic significance should be saved, but not entire neighborhoods. Also, you can build newer high density buildings that aren't just glass towers and blend into the current neighborhood.

I don't agree with the mayor of Detroit (@4:40) & I'm a minority myself. The main reason people work hard & save $ is so they can buy a home in a safe/clean/nice area. The 20% of lower income residents will not appreciate it the same bc they DIDN'T pay for it! Or they paid significantly less for the house/condo. If you want to live somewhere nice then you have to make it happen on your own.

@@estebanuribe9463 well there is no denying that old buildings are more appealing and quite often have substantially better architecture. But that isn't the point the point is once you designate an area historical district it is damn near impossible to do any real renovations and improvements because as earlier indicated renovating an old building is substantially more expensive than building a new in most cases so as a result historical district historically have gone into disarray and often have some of the worst living conditions... of course this is the norm not the rule there are exceptions in some cases historical districts are some of the nicest areas but it's not often the case

Gentrification is the government's favorite way to get loads of big, fat kickback paychecks from the big name developers, companies and elites who do the gentrification. And it tends to be that city & county governments' favorite way to make sure they get the support for these gentrification projects & developments is via asking for tax payer money for Light Rail lines and promising "TOD (Transit Oriented Development)" that supposedly is made specifically to cater to low & affordable income brackets and allow easy access to multi-modal transit centers they claim to be built around. Of course, the opposite always happens, and instead massive multi-story parking garages go in, and high-end condos, town-homes & apartments are the norm, while downstairs they have all these fancy, hipster, expensive as hell boutique cafes, coffee shops, diners, restaurants & shops. It's always a lie, always a fraud, facade, a ploy. They just want their kickbacks that badly. To give a damn about you? About me? About literally anybody other than themselves? Ha! Yeah right. They only give a damn about those paychecks, and furthering their own agendas, and getting as many votes as possible. That's it. It's strictly about gaining and holding onto their seats of power & control. And with that fund & supposed permanent 20% of units in each development being for lower income people - You gotta look deeper into the bills' text to see what is really true with it. Typically, it's claimed to be permanent, but when you look at what it really says, it's 4-5 year minimum requirement for the companies who own the units to have them at affordable income level at least. And that's the other part of it - who do they mean by "lower income people"? Low? Or Affordable? Two different brackets. Affordable income units traditionally cost in most big cities and their suburbs about $950-$1100/mo rent for a one bedroom. Low is typically about $350-$600/mo for a one bedroom. Then Market rate (normal/average income and above) for a one bedroom tends to be between $1400-$2200/mo. So the prior two are the subsidized brackets which are the "lower income" people. Which one is it in the city's code behind that fund and requirement the mayor referred to there? And the third question you gotta ask is - Where are the loopholes in it and other city laws that'd allow these developers and landlords to go through to avoid the permanence of that 20% of units? There is always loopholes in every ordinance, code & law at every level when it comes to things that are profit-based. They're there to ensure big business stays on the politicians' good sides, so they can keep being funded by them as well as continue to receive those hefty kickbacks from them. As the age-old adage goes, "Follow the money, and you'll find the truth/reality".
