Love Guaynabo. Lived there around 2010, right in the "condo walk-ups". I do remember the side street, lots of "Chinchorros". Weekends were hot! I miss the beautiful climate, the people. I'll be back. Metropolitan area of Puerto Rico, you have everything and very very near. Shopping Centers, enjoy site, everything is near. I like Metropolitan area since Dorado to Carolina. Without forget Caguas. If you wanna see the coast or sea, or Forest, just only 25 minutes from metropolitan area. Metropolitan area is Dorado, Toa Baja, Guaynabo, Cataño, Caguas, Bayamon, Carolina and San Juan. Me encanta

I think Santurce central area has so much potential as an urban center. The change its already happening and any abandoned building are being bought for different projects.

@@francocolomba If you in Puerto Rico drive along Ponce de leon ave, Miramar and along Fernandez juncos avenue in Santurce and you will see some of the rundown building have for sale signs but i would suggest you to investigate in they down own any taxes first or have inheritance problems.

The prices in properties are triple now . That property at 15:50 that starts at 239k now new properties starts at 409k up to a million something . Realty sales are insane since 2023 and houses are getting sold really fast.

I am searching to retire in a college town in Puerto Rico. Puerto Rico University 2nd largest campus is located in mayajuez. The largest campus is located in San Juan. Aguadilla sounds like a nice walkable community located close to mayajuez away from the San Juan tourist trap. Maybe you have already done a video about this region?

You should learn more about the history of Puerto Rico 🇵🇷 before saying that they're not destroying our beaches... do your research first,.. we've been fighting government corruption our whole life's, the Rincon case is not the first one. Learn about Vieques and la marina. Educate yourself about Puerto Ricos government corruption, and maybe you won't sound dumb when saying that the case in Rincon is the first one... Have some respect for my home and my people before making a stupid comment like that. The island is a paradise because we the BORICUAS take care of it.

@@advin_ just so you know, right next to that building in Rincon, there is a big mansion that was built the same way year's ago. The beach belongs to Puerto Rico and it's illegal to built a house on the beach, but the government allows these people to do whatever they want, the beach is not private, it belongs to us... enjoy the island, don't destroy my home. Educate yourself

@@advin_ so we should wait until it gets worst so we can do something? Come on, if you live in Puerto Rico your whole life, then you do know how corrupt our government is. Walk around the beaches of Puerto Rico 🇵🇷, walk around and look for yourself, all of the houses and buildings that are built, illegally around the island. If you live in the island your whole life, you should be tired already of the government abuse. Come on brother, you do know that $7.25 hour is not enough. You do know how many schools they close to keep some money in their pockets. You do know how much damage they're doing to our home. Is not just the beach, is the fact that they don't care a single bit about our home. We don't have to wait until it gets worse, we have to do something now. These is not the first time, that the people of Puerto Rico, have to go out and fight to protect our home. But according to you, it's only the first time, o and it's only a pool. Let me ask you these, if the beach belongs to the island, and it's illegal to built anything there, why is the government allowing these people to do whatever they want? I mean, it should be common sense, right?

Bobby boriquen Oh you mean that pool controversy in Rincon..first the issue was a turtle nesting site.. and now the issue is that the pool is too close to the shore and does not...allow public access to the beach which s a flat out lie..its all politically motivated...we see the truth..

Ciudadela!!! This is where I live. I'm kinda of a gym rat, so having Planet Fitness literally downstairs is awesome. Plus the super market, and everything else is walking distance. Just like Raul said. Great content as always. :-)

And as someone that has lived overseas for over half my life, I always prefer to be where it's more of a "normal life", living amongst the people that are from where I'm living. - i.e. I didn't come to Puerto Rico as a gringo just to look at other gingos! hahaha! But in all seriousness, the Puerto Rican people are great, and have really embraced me here. :-)

Ciudadela it’s beautiful. And has a “Lot 23” in that site. If you are hungry you can eat there. Also, there are many Restaurants in Ponce De Leon Avenue. You can go walking

“WE HAVE GOOD ROADS” ? Are you kidding me ? I already popped three tires driving around San Juan. Roads in town don’t have holes they are craters! Here it rains a lot.....any paddle could be two feet deep and many are. Diane I felt you held your breath when the guy said that big fat lie..... “It blows their mind...” did you see anything that would blow your mind? Let’s say it’s OK and may be charming. Ciudadela is a newer great complex, great location but it’s expensive, almost as Condado is. Calle Loiza some nice restaurants but also criminality...drive around at night .... you will be less excited. Remember San Juan ranks third in the US for violent crime.

I have seen holes and craters in NJ for months. In fact, my car was messed up in one crater. The same in my good neighborhood in Alabama. If you do not like holes on the road, complain to the mayor of the town, so he fixes them of or move to a place where all roads are in better conditions.

Roads in San Juan are the worst in the island and pretty much every car in circulation has been damaged because of it. This is widely known. That’s all.

This is because of drugs. In Puerto Rico if you stay away from anything related to drugs you'll be okay. I've been living on the island for almost 5 years now and no problems, thank God. The roads are slowly starting to look better. It is being worked on.

Hi Diane. I have a very specific question. Do you still have to pay US federal tax when moving to Puerto Rico under Act 22? I'd like to know because the 0% income tax is very appealing, but if there is federal tax, I might have to consider alternative options like Florida. Love your content, btw. My wife and I are frequently watching your content :)

Google is a great tool. No federal tax for anyone unless you are a government employee

Even if you move to Puerto Rico without act 22 you still dont have federal taxes unless you work for federal agencias. You only pay local state taxes.

Sadly, many homes in Puerto Rico are like tiny prisons with bars over all of the windows and walls or fences around the perimeter. Certainly not very inviting. I've lived in PR many years. It's a beautiful island with many things to do and places to explore. There is much new construction in condo towers in many areas that are certainly top notch. Newer single family homes are finally more modern and appealing, but at a significantly higher cost.

Unfortunately, the gates & bars an unappealing eyesore. On a more positive note, the more inland (campo)you travel are less. Also, new construction does have modern security & doors, of course, costly. 🐓🐓💃💃..pero PUERTO RICO, todavia te amo!😍

Laguna gardens is so hot temp wise. I went to see an apt there years ago to buy. It was nice but the heat felt like being in a desert.

The most exclusive address in Guaynabo is San Patricio..St Patrick neighborhood with many.. million dollar homes..and gated communities there...many ex Pats from the states are moving to the San Patricio..neighborhood..🌴🌴🇵🇷🌴🌴

For the paranda it's not true that they keep singing till you let them in. The song literally starts asking for permission to enter. But then when they come in you have to make them soup, lol. Then on to the next house till the paranda gets bigger and bigger. There's translation, but interpretation is also necessary.

Sadly the colonial infrastructure set by the United States doesn't protect us from gentrification, relocation and inflation caused by the influx of retirees. Even if is sounds like puertoricans have some kind of leverage in the matter, our hand is always going to be truncated by uncle sam. Sadly the mentality stays the same for gringos... "You live in a magical place. Why don't you share it?" And that's how every colonialism story started. -"I'll do my part as a business owner. You are not welcome, you will never be welcome and in fact, you have never been welcomed, you imposed yourself."

Looks like it is stuck in the 70s,the homes are nothing but a box no curve appeal…thats sad.not putting them down as for its my homeland but the majority of the properties are not kept up .

He didnt drive thru the really high end communities there. The communities he drove by were built in the 70s and 80s with the exception of the last have of the video that he shows newer constructions.

Why you didn't talk about the entire Metropolitan Area that goes from Carolina to Levittown? Do you know the history of Caparra and you tell that those place aren't communities of San Juan. Teach them rigth

pro tip: in PR there are no such things as realtors. Everyone can sell a home. All these people do is find houses for sale, sell them and then try to negotiate with the owner so that their client can buy it.
