I used a friend’s referral that did two of their properties. The GC was licensed with a professional business, he still did a shit job and I only started noticing things like the floor squeaking and moulding shifting, wood fencing falling apart weeks to months later. He wouldn’t return any of my multiple calls, texts and emails. This happened 1 months before Covid and everything pretty much closed down for almost a year.

Yeah, going to an unlicensed person to get the work done cheaper is never a good idea. The insurance risk alone is too much. Get a reputable licensed and bonded contractor, and get the scope of work in writing, including prices and final delivery dates. Specify all items that are provided or will be provided by the contract (and note which is which). Make sure it lists that final payment will be withheld until an independent inspector signs off on it. Oh, and if there are change orders, make sure all change orders are also done in writing.

In California especially, confirm with the State Board that the contractor actually has a license, and the license is in good standing. Also get proof of identity , like Driver's license, etc. There are far too many shady and scamming " construction" people out here.

If you hire a contractor without looking up their business info or seeing a contract, you’re either dumb or trying to be shady yourself to be cheap vs hiring a proper contractor. Either case, you’re taking a higher risk gamble and when you lose, you don’t get full sympathy because you chose to not do your due diligence.
