Very well done David. At this moment, do you think at the current SFH median value of 850k, San Diego could be considered "overrated" ??

Hi Nick- Great question. Hard to say for sure. We do know buyer's keep paying those prices for the homes here which at the end of the day a ready, willing and qualified buyer is truly who determines a homes value. San Diego is also more affordable than other parts of the California with better weather so we are getting some relocation buyers from more expensive areas like San Fran and Seattle which seems to be driving prices up. The major analysts have predicted home prices to continue to increase in the coming year though I hope not as much as they have this past year. I'll tell you I bought a home here this year because I personally believe home prices are going to continue going up after I've been studying the market and trends. Plus rent seems to be increasing as much as home values and the availability of quality and affordable rentals is difficult more many. All this to say...if you plan to stay and are fortunate enough to have a down payment saved up...I'd strongly consider buying.
