the ILLINOIS one has a 5 year Prepay but you can KEEP it if you refinance. Thats unlike most of the programs. The National Grants are as close to FREE as you can get. One has about .25% higher rate but the other 2 have no rate adjustments or paybacks Gotta check them out if your planning to BUY

Stop saying you have to pay your buyers agent. Its not true. I have done dozens of deals since the lawsuite settled and have been paid by the seller every time.

The buyer is required to sign a form indicating they agree to compensate the agent some amount. Of course they can request the seller to pay the buyer agent but it is negotiable. That was the point of the class action lawsuit settlement.
