When you worry about rate in a FLH you’ve missed the point. Rate is a small factor in calculating interest. You must access Time and Balance. I would argue a 30 year fixed and amortized mtg is the least efficient way to pay for a home. Volume of interest expressed as total dollars paid is what should be compared product to product not rate.
