I remember as a kid my parents talking about the cost for all of the homes on the private road we were on, as it was paved, and needed work on occasion. Then someone talked to the city, and sent out a petition to request the city to own the road, and do maintenance and how it would save each homeowner the maintenance costs. There were enough signatures, and a half a year later the city did. But it changed the zoning of all homes on the road, increasing the tax rates. So what it actually did is save each homeowner $200 a year, but cost each homeowner a bundle. My parents were not happy when the tax rate went up over a thousand a year. Note, this was a long, long time ago, in today’s dollars it would be much more.

@@danielfiore8865 - The government didn’t force us, we, or my parents on the street petitioned the city for the change, but no one asked or knew the difference in residential tax rates of different types of residential neighborhoods.

@@danielfiore8865 - I didn’t say HOA’s. What are you talking about. If your street wants to make parking on one side of the street only, you can pass along petition and if the majority want it, you got it. My parents and the people on the street just thought they would save the expense of maintaining the street by allowing the city to incorporate (might be the wrong term) it as a normal city owned road, without knowing or asking the what then, what if’s, or unforeseen consequences.

@@Erin-Thor my only point is less government is always better. You willing gave away control of your (shared w neighbors) property and didn't think they'd charge ya? The solution would have been forming a group (hoa) and tackling the issues instead of outsourcing to the government. Maybe too complex for ya. Hey...👋 have a great life eh

Zoning outside urban boundaries is BS. So the gov tells you what you can and cant do on your property. And for that, you get to develop the land and pay the ever increasing property taxes because of the work you did...with permission. What you have isnt ownership. Its a time share scam.

Yep, zoning laws serve to manage land use in a way that supports agriculture, conserves natural resources, and maintains the rural character of the landscape. They are trying to protect the land and not allow people to destroy it or do something that is not aligned with the other land owners

One important thing to understand about living in southern Oregon: The socialist in Portland outnumber the rest of the state combined. The bureaucrats in the capital couldn't find Klamath Falls on a map.

You can build a barn on property and put living quarters in it. Bend, Redmond, Prineville all have these because the property will not allow a house but you can have a barn with living quarters. There are some great stables, barns with living quarters all over Central Oregon. I know of three that I have been in and know the owners. The state also allows Ag. buildings to be built almost anywhere on acreage as long as it hold animals and these can have living quarters for the caregivers of the animals.

Great presentation, thank you! Bought our piece of paradise out here in the Illinois Valley near 45 years ago. No regrets even with the evacuations we have had to endure. Even though we live in a forest of 100' + trees, 3 different fire crews gave our house a "defendable" rating during the Slater fire. Do the best you can!

The government blames housing prices on the contractors, but the government fees and permits are really driving the prices up. Sadly, regular people don't have a clue.

You either own property or you ARE property. I'm 7th generation in SW Oregon and on property that has been in the family for 120+ years. I will continue to do what I want on my property as my forerunners did. You should too. It's only through widespread noncompliance that things will change back to what they should be.

Oregon has spots that are heavy in arsenic. You never know until you drill the well and have the water tested. Too much arsenic and you’re out around $20k and have to start over.

Or you can install an arsenic filter for significantly less. I had one installed for around $1500

Zoning means you can't put a gun range next to an compressed gas facility that is in the middle of a neighborhood. Likewise it prevents your adjacent property owner from putting in a subdivision next to your rural property. As for water, there is only so frickin much to go around, and without any rules the upstream owner could always just divert your water or drill under and sideways like the oil companies would do in Texas.

In Oregon, everything belongs to the god-queen, the land, water, beasts, birds, fish, and the air. You technically do not own anything, ypu pay a yearly rent or lease to the god-queen for the priverlage to use HER land. And if you do anything that screams self-sufficiency they WILL come for you.

If someone remodeled the home that your buying, be sure to check to see if they got the proper permits and had it inspected. If you buy it, and they neglected this, YOU are held liable - financially and civilly. You can face charges. Call the county assessors office to find out. You should also call the county assessor to get an idea of what the taxes have been so you can plan ahead.

@@keldonator this happened to me. 2 days before the signing I called the county assessor about something unrelated. Thank God the person there said something. They didn’t have to alert me to it, but they said that the property was going to be inspected soon by the county after a county employee had driven by and noticed it was a two story house when it used to be one story. It’s a really small rural area. They told me they had boo record of any permits or inspections having been done since the remodel took place. We refused to sign and they even tried to keep the earnest money. I threatened a law suit and they finally gave it back. It sat empty for over a year afterwards. My guess is they were trying to get the permits. The county told me that once the work has been done and they have to come in afterwards to inspect and permit, if anything was done wrong, they’d have to redo it, tearing into walls of need be. Much more expensive than doing it right the first go around. Here’s the thing, the heater didn’t work that good and upstairs didn’t get warm. They gave us a hard time about it and then the neighbor said past of the property was his and that he had an easement on the driveway. That’s what I initially called the county assessor about. After all this, I learned a lot and try to warn people. These flippers pull this kind of crap sometimes. It’s not right. Btw I’ve bought and sold myself, and in vegas I was a realtor. I’ve seen the scams, they’re real. Count your blessings you haven’t fallen prey to them.

It sounds harmless to ban commercial agriculture on rural residential lands. In fact, Strategic Zoning laws are the biggest threat to Life, Liberty and the Pursuit of Happiness. It's through Zoning that all development can be stopped by the government and your property can be rendered worthless. And yet, the government demands you pay property tax on property they control or they will confiscate it. If you want to see how Communism works, look at Jackson County Oregon Zoning Laws. Communism is the government controlling the means of production. Section 4.3.6(D) of the JC zoning code is why there is so much recreational property in Southern Oregon that can never be developed.

First thing you should do is use a local RE company that has been around for more than a minute, find a agent that's been in the area and a agent for a couple decades, don't use these discount come and go RE companies. You will be better off in the long run.

The best way to avoid wildfire risk is not build in wildfire areas. Help is not coming. You could be left facing a flame front 30 feet tall driven by 50 mph winds standing there with a garden hose. Firefighters resent people building in natural fire-prone areas.

Weed is a city, Paradise, Phoenix Oregon is too. Firefighters don’t care where you build as long as you maintain it with fire in mind and provide defensible space.

I've known a lot of firefighters for a long time and what they resent most is exactly what soldiers feel when they're sent to war. The government in the U.S. is not all in to win the battle, only to manage and siphon off money while usurping more power.

We are waiting for Southern/South Eastern Oregon to become part of Idaho - then we will gladly move there and buy something! Until then we wait and look other places. Beautiful area but your state government stinks!
