You should look into the stone/epoxy mix for those stone areas so it's almost a rubber area instead of the loose stone.

Awesome video, as a pickleball contractor, I think you nailed all of the points you made. One recommendation to you is to buy a "Rol-Dri" tennis court squeegee for moving the water off the slab. Would love to partner with you on any Texas courts.

I just had a slab done two days ago. I noticed water puddling like crazy. Should I just use a squeegee, or is there a surface coating that might help the low spots?

For every amenity, upgrade, etc. that I add to my properties I do a calculation to see my ROI. So for a 35k upgrade I would need to make a significant amount of extra money each year. For my large multi-home property that's already booked every weekend and the entire summer the pickleball court will not likely bring in many extra bookings. So can I charge extra in order to make that ROI that I seek? Since the property already has unique amenities (indoor pool, 5000 sq ft private clubhouse, hot tub) and competitive pricing I'm hesitant to raise the pricing just for this. On a different property with less amenities I could add a lot of different amenities for that same 35k such as: hot tub, sauna, game room items like a pool table and more. A pickleball court can be the right upgrade in the right situation but such a large upgrade requires a lot of thought.

Did you ever consider sports tiles over the concrete so the lines last longer and it’s better on your joints? Also, did you consider asphalt at all? I’m currently researching how to install a 30’x60’ half-court basketball/pickleball court at my primary residence that I also Airbnb. Thanks for all these tips!

If you're deciding between two place that are the same in every way. Including price, but one has a picklball court or whatever other thing, then you're going to pick the place with the extra thing. Adding 30% to your bookings on average.

True. In my neighborhood park, the new pickleball courts have been shut down due to neighbor complaints. Apparently, the frequency of the "ping and pong" is especially irritating to the human ear. And, when combined with the chatter of voices, it can become unbearable. I just read a newspaper article about neighbors now suing neighbors over them?!
