Have you thought about converting your garage into an apartment, rental, or AirBnB? Here is a list of Do's and Don'ts as you approach your next project!
If you don't know, my husband and I flip homes for a living, and more than once we've successfully converted garages into beautiful, surprisingly-spacious apartments / mother-in-law suites and I can't wait to pass on some practical wisdom from what we've learned.

About "Design My Space"
As you know, I work with my husband, Justin, flipping houses for a living and even made a show about it called Busted Cribs. Many of our friends, family and viewers have asked questions about their own spaces-from living rooms to bathrooms to kitchens-and how THEY might be able to do some DIY transformations, themselves.
In response, I’ve created a new video series called Design My Space where YOU submit your questions and photos of your own space for me to review and give some ideas of what you COULD do along with tips, budget ideas, etc.
Here's how to do it:
Go to bustedcribs.co... and submit your photos and questions about the space in your home that you'd love for me to review.
For instance, you can ask me about:
🟢 Bathroom ideas, such as vanity, mirror, walls, & shower / bath
🟢 Updating your kitchen with modern counters, lighting, and appliances
🟢 Rearranging (or even rebuilding) your living spaces, bedrooms, etc. that gives your family the functionality and look you desire

After much research I've read that not only are mini-splits very expensive to have professionally installed but worse that they often have to be replaced between 5-10 years. I'm told the components are made of cheap materials also. Being in S. Illinois it is probably the worse place due to lack of installers. Years back I would have done it myself but not able now. Insulation is truly the most important part that will save the most money. I've considered including a stackable washer/dryer but after a tenant that was allowed access to mine used it to do other people's clothes I am not sure yet. Another reason is that I try to find tenants that don't wish to stay home so much. It's the same reason I limit how many cooking appliances I offer. Nevertheless I plan to do 1 unit with the extras. You didn't mention anything about their own private parking & entry. To me it is a must that both the tenant and I love. When you have side by side units the insulation within that wall is so important. As you mentioned 2x6" helps but try to pre-plan where you place certain things such as a TV or appliances etc. Having a pull down from the ceiling can eliminate much clutter. Even renters will have seasonal items and some that they just wish to keep. Pocket doors are one of my favorite space savers for many reasons. They aren't high cost if you do them from the start. I use wall beds. There are many types of mattresses that are very accommodating now. I supply electric blankets as well. You didn't mention venting. In the bathrooms I have multi purpose vents that have lights, heat, and exhaust. I place the entry doors so that they are far apart so tenants can have an outdoor sitting area without feeling they are being watched. I always tell tenants from day 1 that I'll likely not see them much unless they are late on rent. 😂 I do not like them in my personal life not do I get into theirs. However I warn them ahead of time not to try moving a friend in with them unless it is discussed. I charge more if they do and I let them know that leaving guest inside the apartment while they are away is not acceptable. If they break something they pay for it. I deduct by the rent they paid in advance then prorate it so I don't have to wait on them and the stress of waiting. It always sounds cut-n- dry to have tenants on the same property in which you reside but after years of experiencing the downsides I implement fail safes to eliminate most any circumstance or disagreements. Many applicants will ''paint a perfect picture'' of themselves but I always try to stay a step ahead. Tenants can do so much damage with or without meaning to so Iet them know I'll do an arranged quick walk through on rare occasions. This alone helps keep your flooring and walls in better shape. Females have always been the worst tenants for many reasons. After they leave the prepping to re-rent the unit is extensive. Often they have stained so many things some by make-up and hair coloring etc. They tend to clutter and dent up the walls. For some reason they think a male landlord will let them stay without paying or always late to do so. I add a late fee for every day they are late. If they don't pay I simply shut their power and water off and play annoying music. 😂 No free rides at my place period 😂 I keep yard lights on every night . I don't allow tenants to come to my door or walk past my windows. I could go on and on....😅 I just want to say thank you for sharing your video

In California we have so many laundromats walking distance, in unit washer dryer isn’t a big issue. But love all the other ideas.

Great video, you guys are a sweet couple. Thank you for keeping this a general short do's and don'ts video. Long videos can be overwhelming when searching for a brief shortlist of professional opinions. Great ideas and things to keep in mind while in the early planning stages.

Are you adding sq feet? Those do not look like 400 sq feet when finished. What is the total room size 20 x 20 or?

This was good but now I want to see how to do some of these things, or don’t do. I was pretty confused talking about the step down from the house, and if a can will roll down the garage slope how do you fix that slope to put flooring down?

Great video, but it would have been nicer to show us an actual conversion of a garage vs a video of a nice house with high end quality stuff.

Where is it possible that a monthly electricity bill was only $60??? Where and how is this possible? Unless you have solar panels all over the outside of your house.

I want to expand my kitchen by removing the wall between my garage and kitchen, and make the garage into the hearth room. Also I need to add a half bath and laundry room and mud room. We also want to add a new garage onto our house. So the new garage will enter into the old garage/ new expansion. Thanks for some ideas!!!

My nephew kept his garage door on when he did the conversion. And he went back about 6 feet and then enclosed it and that way he can use that front area for personal storage and His sister enters from a side door.

What do you mean by “don’t forget the elevation.” So meaning you have to level the floor with the main house?

I just need a place to live and my 30×40 garage seems like a good place thats already framed and has a roof. House need tore down ( not worth the restoration price and mold is involved)

If you’re in a neighborhood with an H or a you cannot change the outside the side and you have to leave the garage door. Or at least make it look like the same garage door.

Given space constraints, I'd install an outdoor mounted gas tankless water heater. I've owned Noritz and Navien tankless. I have a navien in my ADU in CA. Electric tankless water heater are not very efficient.

Hi Stephanie, My name is Lisa. I would love to get ideas of how to renovate my garage into an extended kitchen . Possibly a sleeping area / Tv room and closet. Feeling airy. I currently have a galley kitchen w/ an attached garage.currently the frig is in the wall . We have a 3 bedroom house which we are all cramped . I also take care of my Mom who sleeps on our couch in our living room. Which is difficult. I am thinking to perhaps put my Mom in my son’s room. Give my son our attic bedroom upstairs an have perhaps a Murphy bed or something beach like. Light and airy. And functional. W/ lighting and windows or glass door across the wall. I want to convert my 16 x 20 foot garage into a Tiny Home. I need to do much research for bath room ( shower and Toilet etc ) Not sure where to start. Im thinking 1st I need to Insulate it Very well and may spray the insulation. My garage has No electrical or wiring so that may need to be 1st with many places to plug things up. I will need much help for sure.

Hi guys, great advice.. I’m in the process of thinking to convert our garage space as an apt for my eldest daughter, who was recently diagnosed with Ms, I have a 2 steps, step down, from kitchen to garage, what’s your solution for the drop?

That step going from garage to converted space is tough. We try to hide the transition of possible by putting in common area like hallway or room seperations.. please don't do make shift ramp or step. If your space is tight you have to stick with step. God 🙌
