This week we visited an inexpensive country property in need of a full renovation in Italy. The prices are low but there is a lot to know about buying cheap real estate. We try to share some insights.

Thank you so much for this candid and valuable information. I am a single female and have been researching places for early retirement for about 4 years. I follow several KZbinrs who have moved to Italy and show available properties for sale. Some are local professionals but most are expats who immigrated from other countries. Typically when a property is shown with a cantina, storage area or basement it is quickly suggested how it could be converted to a rental unit for a reasonable amount of $ but no one mentioned this critical caveat. So many hopeful immigrants or expats are lured into thinking they can afford this dream by supplementing their income by creating a rental without knowing the real details of the situation. I also appreciate your mention of knowing the area. As a single person that is a critical element on the forefront of my mind. Regardless of how tempting these remote purchase options seem, what of local community climate, and whether or not it would be an accepting area or equally amiable fit for expats and local residents. It’s a paramount consideration and that input is valuable. Thanks again!

So glad to hear the information is useful. Yes the cantinas and deposits are great to have and certainly can be converted but it can cost a lot due to regulations about floor heights etc….knowing the area is of great importance and spending a bit of time there first, even a week in a small village or town and you will know if you like it. There is nothing worse than feeling like you stick out like a sore thumb or if the place isn’t welcoming to expats (which is rare in Italy) but it’s worth getting a feeling for yourself in our opinion. It’s easy to avoid pit falls if we just get a little bit realistic for a moment while we keep our dreams alive :)

We really enjoy your videos and love your sense of aesthetics. We plan to move to Puglia as well to simplify, to live a more sustainable lifestyle and to grow our own food. We have been a few times now to look around for a small house and what you said about the category is so true. We looked at a cottage that was next to a small wood which was categorized as a deposit and found out that because of it’s location so close to a woods and protected land it would not actually be possible to change the designation.. Also a great amount of the country properties will have building anomalies (basically rooms put up without an application) which is often why some properties seem very cheap. The size of the land usually dictates what will be legal to build.. so many things to consider, but like you said every country has rules and regulations and in the end it will be worth a bit of headache for a better quality of life in the long run 🌿 Thank you so much for your excellent and inspirational channel. Gosh yes! I didn’t even touch on land restrictions for parks etc abusive structures, I could have spoken for hours haha but just trying to give some key pointers without being too boring. Will try to add more things to consider in further videos. Thanks for your input.

Wow I love the feel of this. I would love to know a little more basic details. For example how many olive trees roughtly (20 or 200?) and how many hectares of land: 1 or 10. That is all relevant? It is cheap but it will probably cost at least 60-70k to make it habitable and then you won't be able to live there unless you get the designation changed. But thanks for sharing as it gives us a better view of what is out there and at what price.

The property has a lot of potential! Love the olive trees around! Its a bargain comparing to USA land prices. I saw what you did at the property in Portugal, so you two has a lot of potential and creativity to transform this place into a wonderful villa. Best wishes

It’s not so scary really, like all large purchases and projects best to do as much planning as researching as possible before taking the leap. There will always be surprises but usually (hopefully) nothing detrimental. 😊

Very good info on buying property in Italy thank you, regarding the ruin you showed, for us it has two negative things, the noise eliminates the fact that someone might want to buy a property for its quieter country sounds without soquaas ( Yeah, we have no idea how to spell these animals), and the other was the fact that there is another (not for sale ) ruin so very close by, giving you no privacy when/if it sells or the current owner wants to use it to store his farming equipment.

Yes very good points ! The sounds were almost deafening that day! Also did not like the many close neighbors, at any point you could get a new person moving in and for me if you’re going to live countryside you want to be a little more secluded from neighbors but each to their own. I’m sure it could suit someone :)

Very helpful video especially for people who have little to no experience with property purchasing. Virtually every municipality or region in the western world (I just don’t know much about this where the east is concerned) has building regulations. Official plans and zoning bylaws govern uses and development standards. I used to work in the field. People should NOT underestimate the importance of complying with these regulations, especially if you are not a permanent resident or citizen. They exist for the proper and measured development of an area. Having said that many municipalities are happy to see places like this restored and lived in rather than abandoned and rotting away. In the case of this property I can imagine it could be stunning once restored. I would make any offer contingent on a very thorough and professional assessment of the structural integrity of these arches. Without them the place would just be meh.

I agree, my observation for the puglia area from Monopoli to Lecce is: A rural *off grid* property will cost you 25.000 - 50.000. But that is where bueaurocracy starts in Italy. I think that you will not be able to live there permanently or rent it out legally. A liveable place will cost you 150.000 Euro in the countryside with connection to the electric grid, an electric well, a water- and a sewage tank. If you wanted the same property with connection to the local water supply and local sewage you will need to pay around 250.000. Just my general experiences and thoughts. Explore and decide for yourself.

Yes there are many hidden surprises, not all of them good, when buying a house in Italy. I purchased a lovely 300 year old apartment in a medieval umbrian town called Gualdo Tadino about 5 years ago for €9500. I am 5 years in and still my place is not finished and I even went through sueing the first builder who ripped me off €10000. So it is fabulous but can quickly turn into a nightmare.

So sorry to hear that. It can happen anywhere we’ve heard stories from Canada to France and everywhere in between about bad builders, never something you’d want to go through. Hopefully it’s coming to and end for you soon and you can enjoy your life and all the reasons you bought in Italy in the first place. 😊

Technically you can buy them but there is a lot involved in restoring them both financially and technically :)

Yes it’s not one dollar …you will have to restore it, probably from scratch wading through a huge amount of red tape and then also coming up against possible major tax issues esp where land is involved. You may also find yourself having to make repairs not just for yourself, but for the village. You would need to very cautious and have a lawyer with full integrity.

I can give some numbers for the *cost of your last mile* in a nursing home: Southern Italy 1.500 Euros per month. Germany 4.500 Euros per month. Great Britain 7.500 Euros per month. Just my experience and thoughts for your last mile. Not nice to think about but just to give you an idea how medical services are priced. In the end you need to find out and decide for yourself.

A couple of questions: 1) What is the average, (or ballpark), price per square meter to renovate a home if you were hiring someone to do it for you? 2) If the property you showed at the end was not designated for habitation, I was wondering why the renderings for how you would convert it into a livable space? And by the way, really good information at the beginning of the video regarding designations of properties. That clearly is really important to know.

Average price per sqm is about €1000-1500. Basically all property has the potential to be considered for conversion into a residential property it’s just it can be a verrrryyy drawn out process and you need to check first with a geometra if it’s possible before purchasing, once you know for sure it’s allowed you can communicate with the local municipality the renovations and apply for the habitation certificate to convert it after the renovation is completed.

That property is too loud for me. In my mind, I already live in a cozy little place in Italy 🇮🇹 not far from the sea where i grow my own vegetables & live a slow, intentional life. 😂

Nice block, probably better building a house from scratch incorporating some of the stone etc from the old building. How hard is it to get planning permission for new builds?

Not really difficult actually if the parcel has a building index which most of the larger lands do, but very very time consuming, years in the making. Everything moves at snails pace here

Thanks a lot! I would like to ask you: how is it to live in Oria in winter? I am struggling with choosing the right retreat home and I would like a place that ist of course lively in summer but also that in winter is not completely dead and that you can enjoy maybe in a more relaxed introspective way.

The winter is our favorite time here, it’s very quiet and peaceful but there are still many year round residents and a lot of visitors come over the Christmas and new year period here to visit their families so there is more people here in winter than the more tourist heavy towns which are generally empty. Seaside towns are complete ghost towns in winter so if you want a more year round situation then I wouldn’t recommend being in a seaside village. The neighboring town Francavilla Fontana (5 mins drive or 10 on train) also has a year round population, as does Grottaglie which is close there is nice young vibe in Grottaglie too and loads of artists and sometimes more of a “party” feeling if you’re after some thing like that, we like the town a lot. Martina franca is another year round town which we really enjoy and I’d recommend checking out, it’s rather expensive these days though for buying but there maybe some places to be found depending on your needs:)

Hi and thank you for the video. When I saw the house I was wandering if a tear-down would not be the best approach. Is it difficult to obtain a demolition permit in Italy and following that how difficult and costly is it to obtain a building permit. Do you have to hire a truck load of professionals. I am from Canada.

Hello, not really difficult to obtain building permits or demolition however the time is the frustrating part. It can take years to get building projects off the ground here which is the main challenge, t’s not always the case just something to be aware of. Most people we know doing a new build projects are going on 3-5 years roughly till completion depending on the situation:)

Do you have any experience with these 1€ Italian houses? Couldn't really find any list of available properties though many websites mention that this project has still been going on.

It’s very difficult to find them, you usually need to come here and speak to the local municipality and ask them, but better if you just search for properties available from 5k-10k in the area you are looking for because you can find better properties in much much better condition for this price in some places. Obviously they need total renovations like the 1€ houses but often it’s a lot less work than 1€ places which obviously due to fees etc are not really 1€ and you have a lot of restrictions on yourself if you buy a 1€ home like some places only allow full time living, some places don’t allow you to rent them etc etc it makes it more complicated. Just look for cheap houses would be my advice if you want to go that route :)

Hello . I find a house near roccasinalveti for 22k. I find the price very atractive but is few km from the town. Can you tell me anything? Is in the coyntry side 9 km from.the town. No land. It looks to have electricity. And water but no gaz. What can you tell as an info. Thakxs very much

Well iv never seen the listing or lived in the area so I probably can’t tell you much but at that price I would check if it is registered as a house it sounds like it wouldn’t be for habitation and you’d need to change the designation to a house which can take many years. It probably also doesn’t have a toilet or sewer connection which may not be allowed. Also that area is very mountainous, have you checked the road access? You need to visit the property first and check that it’s a registered habitation first and foremost and not a shed or something similar ask the real estate in Italian using google translate.
