You're a brave woman. When people make mistake they try to hide it because it will make them look like a fool. Even if you see the comment section, majority here are saying it's your fault, you should have done due diligence etc etc. But mam, you're brave to open up your mistake and made others aware without the fear of being laughed at. Bought Aurelia E wing flat 204 at 60+ lakhs in 2019 now the value of my flat is 48 lakhs maximum. I am getting a rent of 8000 INR per month where else the maintenance is 2400 INR so imagine investment of 60 lakhs giving me a return of 6k INR per month. Worst part is the demo or sample flat they showed me was so amazing but what they give me was not even 50% of which they had promised. Trust me don’t fall for Lodha any projects mark my words they are the biggest scammer of all time.

Bro you should have just bought some flats in Mumbra if you wanted to earn through rents. You could have bought 3 to 4 homes for that much and earn 8k to 9k rent from each of them. And there's better connectivity. If you wanted to live there and have some good std life that you could not have in Mumbra, then it was understandable.

Never book under construction. Buy only ready possession ,preferably resale flats. NEVER BUY FROM BUILDER.

True. My flat buy 62 lakh and loan paid 2021 Rs. 30 lakh. So total Amt invested 92 lakh but sale flat got only 52, 55 or 60 lakh only.

Completely right. Same problem we are facing. The Lodha people have shamelessly cheated everyone. Our purchase of 65L is now 45L. It's a joke. The rent is 8k and maintenance is over 4-5k. To top it now CITY GOVERNANCE COST has imposed it self on us. Which will be an added burden. Do not ever invest with Lodha/Palava.

The entire city / nation / state / Republic of Dupe City has issues - its a cluster of buildings but its really not as convenient as showcased, also its municipality limits will create civic hurdles for anyone purchasing a place here, even at 42 lac the price is steep. One must really think twice before staying or investing or purchasing an apartment

Lodha splendoura gb road Thane West. Quoting price 1.40cr in 2017. Now 95 lacs. Just bcoz there is multireligious cemetery passes by TMC behind it. Area is full of traffic. No water supply from TMC. Society has to arrange water tank from outside. This big builders buy lands near such controversial area as they get at cheaper rates. But they sale at higher rates. For e.g Lodha new cuff parade....it is opposite to rcf...highly polluted gas at night. Lodha upper thane...full polluted gas of bhiwandi factories at night, lodha Vikhroli...full dumping ground smell, lodha palava...heavy electric poles in cities... government gives subsidy of 30% of u purchase land nearby it..( see runwal green nahur west). Lodha splendora ...4-6acres multireligious cemetery behind it. Lodha twin tower mulund new launch is very close to cemetery that's y tata housing prime project failed to deliver which was about to complete in 2014. Buyers please be aware.🙏

We bought 1.5 bhk at 52 lakh in Palava downtown about a year ago. Now the price is down to 45. And it's really far far away from Mumbai. Lesson learned

@archstand because lodha was initially selling the new flats at their price. We didn't know the exact resell value of it. Otherwise we would not have bought it.

I totally agree the Square Yards and sleazy sales agents literally stalk NRIs non stop for years, if they somehow get your phone number. They collect numbers from property fairs if you casually visit there by mistake.

Those who purchased 60 lakh 2 bhk flats, current price is 45 lakh. Rent is 13k and maintenance 2400+4000 (which lodha pcma is asking)+ property tax. Worst investment for anyone. Prices won't increase for next 5 years at least because huge supply and less demand

These woman paid 63 lakhs for 2 bhk, but actual cost of flat is 42 lakhs it means she lost 21 lakhs, then who is responsible, lodha should return her remaining amount

In Mumbai or near by area When we booked flat in under construction building.... Then why we are not allowed to see a flat while it's construction going on.? Almost all of builders deny permission to every owner and not allowed then to entering under construction building? Why?

Yes you are right there are many people in palava city who buy the flats at rs 55 lac and above, but when they try to resale there flats then broker quotes the price 33 lakhs, what is the solution of this problem

I find Casa Bella Gold as the best out of all Palava options. It has relatively spacious houses, is just next to Xperia mall and Balcony flats are available. You can reach out to main road by walking. I have never been in favor of other projects like Down town and LSG and even Casa Rio per se. So as an investor or resident you have to do little research on your own as well. I know generally Palava attracts harsh reviews but my experience in Casa Bella Gold has been good so far. Not sure about other places.

Its good you came out with these facts about Square Yards & Palava City hype. Its been going on for years now and not sure how many innocent people have been cheated like this. Sorry to say, but you are at major fault failing to follow & comply basic documentation & verification to confirm exact details of flat and deliverables by builder, even before making token payment. There is plenty of information available on internet with grievances/complaints/reviews but people fail to spend enough time to do necessary research.

At times it makes sense to put money in Bank Fixed Deposit agree interest is less but atleast your principal amount does not erode & you can encash premature in minutes unlike flat if you require money you cannot encash & have to look for a buyer some times will take more than a year to get a good deal. Never buy the builder property from lodha atleast in palava. You can get same property in resale with 15-20 lac less here.

Similar experience with Squareyards. Never buy from such “channel partners” who sell at 20% premium. They act like consultants, talk about helping you to develop a “portfolio”. Price on the website is like MRP. Real price could be much lower. Very bad experience!! Once the advance is paid, they take commission and vanish from the scene.

im a common man and i know how these builders con ppl BUT...... ffs if you don't reserch property rates, you dont check if your house has a balcony or not and all the stuff then dont you think you helped your own downfall ? this is nonsense you are not out to buy sabji gobi , baingan. in that case we can discard it as a small mischief or mistake that vender sold you bad product or charged you 10₹ extra. even then we feel some ambiguity towards ourselves that ohh i should have known batter. That is their bussiness, you can't say they have cheated you, they are not stolen your money, this is the fact. There is always the big cry after investment go wrong, it's the normal thing for bussiness men. The thing is that we are not fully aware of financial markets how it move globally. Me too have lost so much savings in past in different ways. Here somebody earn when somebody loose. Good thing is to get enough knowledge before investing and be secure yourself otherwise so many foxs 🦊 are roaming around maam. And don't worry sleep calm and enjoy next sunrise as new life. This are small things. People who invested in lodha costeira (napensea road) , lodha altamount (altamount road), lodha mahalaxmi....alreasy lost 3-4 crores. Specially in lodha mahalaxmi entire two buildings sea facing view is obstructed by Minerva lokhandwala building.

When you go to buy tomatoes, potatoes or onions,you check for the quality and the quantity,but when you buy an expensive property,why do we become so naive?? Do not buy any property without checking out atleast 20 different properties in the vicinity, Go for the legal search of the properties, try to buy ready to move in properties if possible ( you'll know what you are getting exactly) and finally, do not buy from a builder or a developer who is politically communal...

After seeing this video am wondering why rental state is such shape.. people are ready to pay any amount. I have spoken to more than 50 brokers' went length and breath of the city; none of the apartment are worth the price. Society offices shares brokers no. You call them they say rental not available.. if it's for purchase we have it. Honestly whom to trust?!!

But who don't have their own single home that families are happy here bcoz they can't afford this kind of big homes and facilities in this price in the Mumbai high-profile area. Even though I agree with you, even for end users I don't think it's a good situation if you are buying a house at 63 lakhs and you can't sell it atleast same price (if such situation arises). For investors it's not a good option in first place , why would you spend such amount on Palava city, I think 1 RK or 1 bhk in Thane would have been a better option. In Palava, they will be always launching new projects and builder will try to sell their apartments not investors. They have huge Land parcel .

I have received possession demand letter, to be paid before 1st October; possession they said within 45 days. Once I pay their demand letter of 48 lacs plus, one can resale. I was trying to find out resale price to understand if it is better to loose 9 lacs the payment that I made. The demand letter is displayed in this video

Why dont people read agreements before signing and also do a study before making an investment. I am sure along with square yards many advisors would have also called her for mutual funds and so on. She made a "choice" of investing here. Also, property prices will change if the employee said that they will buy the apartment did she ensure that it was included in the agreement?

on name of branding and few amenities its looting the rate which is not their in that area if u buy and go for sale in such company u secure the lost of 25 to 35 % min and no any appreciation if any one buy since cost is excoburent balmodo is best example on name of golf course just becoz of golf view [only view from balcony ] its cost double or one bhk cost is match with 3 bhk of that area.and pay extra if want play golf every year all fooling concept.

This is the case with every individual buyer. still lodha sales strategy is catching new buyers by showing like it's not less than Dubai. People understand only after buy that they made a mistake. Lodha is using owners maintenance charge to develope the entire Palava city and advertisement which is benefiting them. A body called PCMA is meant for maintaining the city, but actually they are working for Lodha's future and their personal gain😢

Yes...atleast 20% annual returns are seen....i had invested a 1bhk for 20 lacs in 2012....today 2022 it is quoting 50 lac plus.

First mistake is that you think these flats are an investment.Those days are long gone when prices increased super fast. Now due to oversupply, these flats are dead end properties. 2nd who told you madame that FD are a poor investment.Put in long term senior citizen FD and put that monthly interest in NSC or KVP and effectively u have around 7 percent return. Your 63 lakhs becomes 1.26 Crores at 7 percent compounding over 10 years. Nowdays in 10 years u will be lucky to sell 63 lakhs flat for 1 Cr.Add broker fees,maintenance,poor rent,repair costs u will be effectively getting around 90-95 lakhs.

Lot of people who bought for investment they are losing but if you have bought to live the you would enjoy.only investors are crying as they did not get quick money. Investment for quick money is always like share market, you can lose money. The only option is to wait for a good time to sell.

Made up story...these people are thing of short term invesrmnt...then madam you shud hv invested in stock market...its ur mistake you dint do your homework properly...sitting at dubai you just trusted on some marketing people...these people are working fr someone else...its finally you shud decide fr yourself...peolw this happens wth everyone when if we trust on marketng people blindly our expection does not meet ...everyone shud hv a long term vision when you buy a flat there...yoy shud either feel to live there nd njoy lifestyle or you shud keep this fr lng term...don't think this as stock market investmnt...
