One observation... Inside the city it can be "Cool", "State of Art", "Modern" blah blah ... But you look at the location where it is situated - Shil Phata Road gets flooded every year, There are connectivity issues if you don't own a vehicle, The surroundings are not that great (All the polluted air from Mahape , Rabale MIDC comes to that area - Thanks to government's policies many of the factories are now closed but still you get that distinct smell in the area manier times) Along with these issues which will remain for many years to come (because Lodha can do whatever he like inside the city but he has no control over what happens outside), I as an individual would never want that my choices are governed by some PCMC, Federation or Local Goons after paying 30-40-50 lakhs (I didn't pay the money to have a slave like lifestyle). People can't choose their own utility provider of choice is something very disturbing to me ! But that's just a personal opinion.

I was resident tenant at casa Rio lodha Palava for 4 years..I agree with you in many points ..Also, lodha Palava has its own real estate broking office inside casa Rio and they literally not only working for lodha brokerage firm but they serve n get extra commissions from flats investors by looting tenant ...They intentionally not mention in rental contract about flat painting n when the tenant vacant the flat owner directly cuts the entire flat painting charges from tenant's deposit amount n when tenant asks help to lodha real estate agency they simply take the side of landlord bcs they want to earn rental commission from both side everytime the flat goes on rent... Landlords are their regular clients n so both agency n landlord cheats this way n make the flat painting by tenants deposit money...This is open loot n i was victim of this fraud.. Goons n Mafia forces specific brands of broadband, wifi or even milk packet for their benefits...i finally left not only Palava but Mumbai as well n happily living here at my home city Ahmedabad....

This is the same 'Kafeel' system what Gulf Countries practice and they are trying to implement the same in India. You will be the owner of the flat on paper, but it shall be 'managed' by someone who did agreement with. So eventually you become a partial owner and not otherwise what our Society Laws says. Palava project mei construction quality is very pathetic ..I am staying here since last 8 years.. since DAY 1.. I am been hearing 100's of seeepage and leakage issues.. and finally I experienced this issue in my own flat 2 years ago.. Lodha has done a shabby job here.. by hiring sub contractors without following any quality norms ..just they are constructing big townships.. almost 3-4 townships in this area and around.. Casa Rio and Rio Gold is disastrous.. people are simply selling their houses somehow and running to a better place. Please note dears once a seepage issue occurs it will spoil the whole building. In my own society almost 80% flats suffering from seepage issue.. and it increases during monsoon. 10-20% of the people had installed tiles on the walls during interior to avoid but mind you it finds other ways or flat which makes it never ending problem. Society and people in overall are very good but the construction quality is just horrible.. it might become a nightmare for you.

Believe it or not palava is better than entire dombivli location It has 3 school which is ready 24/7 water facilities 50+ Shops 3000+ families are staying If compared to entire dombivli market Palava is safe They have Handovered the project at time People are happy here Ask any residents who are staying in rent their dream is to buy flat here itself Compared to entire dombivli this palava project is completely safe

That colony was actually river banks . been living in dombivli since my birth. Absolutely Don't recommend it purely on location. During bombay floods, I have seen it flooded till 1st floor.

Absolutely correct. I know someone from lodha sales team who was boasting about this very situation. He was saying even the sales office is submerged in water, still people are coming and booking the flats. Imagine how great the project is! 😂

Its a fair comment to say that such a place is no longer a preferred choice of either first time buyers or investors, my advise to any reasonable person would be to get in a car, get it in drive move and just step on the gas and get away from any place with so many issues

@Krish - I agree with you 100% on the build quality. Lodha has fooled Palava residents by providing then below standards homes. We have experienced 3rd grade build quality for our homes there. He too has fooled people on the corpus while handing over the reigns of the society.

Problem is not only withlodha but now almost builders everywhere cheat people y hook or crook .there clearintetion iis to make money ant get out of there let people suffer on issues.I have been in Thane panvel dombiviali during all these years I have seen most of the builders cheating people on money n other problems .but in lodha case his people makes false promises to the customers with full confidence n there is no rule made for builders to punish them so they are free do to as they want . They dare to do so as they know they can do anything who is there to stop them.

My 2 cents, when the flash floods struck the entire place on the side of casabella (which was rice plantation and brick kilns) were flooded upto 6 feet. On the highway there was 2-3 feet water. My friends at river wood park were saved because it was on the higher side. Snakes swam while my friends were busy helping those stranded. Lodha heaven and to an extent Casa Bella has always been a close economy town be it rickshaws or cable operators. Respect your work... Keep sharing such information. 🙏😊

What I know In township project, builder usually don't allow to form register society as he takes control of building maintenance, township maintenance and other maintenance in township. So, eventually everybody staying in township is just get possession n owernship. That's very scary

We recently visited their Phase 2 site and had a horrible experience. Their sales executives are highly unprofessional and indecent to talk to. We spoke to Ganesh Raje and Vishal Bhatia who convinced us why we should not invest in their property. My father who works as VP commercial deals with many such people from past 40 years. He immediately sensed something creepy. They also hide important informations. We got saved..You'll take care.

Don't know why people who invest their whole lives hard earned money in these flats do not do their due diligence and just blindly follow what builders say or ask. People who have paid their taxes and have really earned the money should be more cautious, question everything, perform thorough investigation and then buy flats. People should give time to these things to save themselves from regret, mental trauma, anxiety or buy resale flats from some trusted owner.

100% Fake and misguiding information. If you want to buy a house for your 'own living' - can't think of a better place - just go for it. Amenities, security, environment, experience, lifestyle etc. provided here can't be seen anywhere else (atleast in India). HOWEVER if you want to buy house for 'INVESTMENT' purpose, this maynot be the right option. That's why you will hardly see any 'actual resident' of Palava criticising the city - most of the criticism are from those who have invested money here and are sitting abroad ... before deciding to buy a house here - do reality check by talking to people known to you who are residing here/ visiting the place on your own/ residing there for some months on rent than to rely on things available on channels like this. Also don't fall in the trap of Sales Executives of Palava. Always go for 'resale flat' you will get it at a much cheaper rate.

Please have a look and tell us about walls, overall built, toilet whether it have drainage pipe of top flat in the bottom flat below etc. It would be really helpful if you do so

As a two-year tenant in Palava Downtown, born & raised in Dombivli East my experience living here - 1. No water or electricity issues ever (KDMC has weekly water cuts & load shedding, you cant live without water storage & inverter in KDMC areas) My maid lives in the village nearby - she faces frequent water & power cuts in her village but I have faced power cut maybe 3 times in 2 years & no water cuts ever. 2. Nice garden & park for kids 3. Many eateries - many many food options - you'd gain a lot of weight if you dont watch out ! 4. Good schools within township 5. Nice gym clubs with swimming pool 6. Safety & access to buildings is good 7. Celebration of festivals & sports days and stuff, nice community 8. Temples inside Cons : 1. What he said about wall quality might be somewhat true - not the best quality 2. Bedroom floor has this wood-like tiles which move Both the above issues dont bother me but might bother others
