Yes coach Jerry is 110% correct ! I got in to a fire damage , and it was only 1200 sqft, end up at 120k rehab! All city permits, 8 long months project 😮Good thing after said and done we did ot loos but broke even and best thing is the buyers thoight it was a new build :] lesson learned and moved on.

This is a problem you will run into a lot in Austin, TX trying to wholesale MLS listed real estate. The sellers of these listed properties tend to be money hungry. They ask for $450,000 for teardowns or heavy rehabs and it is super hard to get them to budge off of list price.

So if the rehab is a lot, make sure the profit is a lot. If the rehab is quick and easy, a min 20k profit would be fine ? And in this case for this property would a wholesaler want to avoid this type of property as welll ??

It’s funny you saying wholesaling is banned in SOUTH CAROLINA and you’re still teaching it daily. You claiming all these other states are banned here and there. Yet, you still promoting the wholesaling technique. I’ve truly been a very big fan of yours for years Jerry and you put out a lot is good content. However, the video you did about South Carolina really threw me. Flip with Rick made another video and you need to respond. You came out with your information and they came out with theirs. However, I personally read it the way Rick said it from day one. This really have me questioning the motive here. The attorney talked about his program and you about loaning money to fund deals. I would like you, that attorney, Rick and Zack to come to the front of KZbin and call the spade a spade because at this point, I smell a nasty RAT. You are the flipping genius but let’s come with the TRUTH and MOTIVE. A loyal fan but character is everything to me.

I shared it exactly how it was told to me from a member of the commission. This bill is not cut and dry which is why I interviewed Gary. I am also going to interview other members of the commission (if they will) and other attorneys in SC to get an accurate understanding of this law. Several closing attorneys are not closing assignments anymore in SC so All in not well in SC. How is that not obvious? I hope this bill means nothing and it’s business as normal but can you honestly say that SC is ok with wholesaling? Of course not!
