If the agent is requiring you put non-refundable money in order to execute a contract, make sure you feel really good about the deal and go for it. What other option do you have?

Not sure how it is anywhere else, but in Texas when you get a listed property und3r contract thru an agent they require money deposit for those 10 day inspection period. You said that we need that time to find a buyer so they will put earnest money, but agent won't give access until that option period money is deposited. but how do we cover the option period money, if your method is "no money out of pocket to start"?

Jerry's workaround is only working on very limited situations. In most situations, you will need a EMD.

Flipster is older. Propwire is updated and MUCH More data ! But you need both one for data and flipster to analyze

Jerry what is a work around in Florida for dual agency being illegal, I've read up a little about designated agency but that means theres no incentive to the agent because they can't double dip. This means I have to find another market, and someone to inspect the homes in that market. Leaves me confused as to how to get those two things done virtually.....Your suggestions????
