Question, so if a home builder is giving 50k to buy down the rate...and lets say we go from 6% to 5% for a 30 yr term do you still need to qualify for the loan at 6 %? Thank you

If it’s a permanent buy down I don’t believe you have to qualify at the higher rate. Always check with the lender.

It’s all negotiable, you do need to give the agent you decide to work with some time to help you. But it’s a conversation to have with them for sure.
