Went to State 30 years ago, and it was so nice in NB. Took my kids recently, and traffic is bumper to bumper all day everywhere. Sad to see the healing waters so sullied...

We’ve been going to NB since the 1970’s. Sad to see it overwhelmed now. It was a quaint little town with very nice people. Same with all the other towns out there.

New Braunfels hasn’t been a small town since 1970! It’s become a HELL HOLE! Moved from Seguin 4 years ago to get away from both Seguin and New Braunfels!🇺🇸🤠 Native Texan!

Thanks for info., just moved to area, but have lived in Seguin and San Antonio. One positive you failed to mention was crime, it is very low compared to SA. Traffic is not a problem if you know when and how to get around, now if you are traveling to N or S, 35 can be an issue. Hope I don't get one of those screwed up utility bill. Went to office downtown and staff not too friendly.

Expatriated as a single, retired guy on social security with no wife, brothers or sisters or kids or parents and went to southeast Asia where the cost of living is literally 60-70% less than in the US. My fully-furnished, 1-bedroom apartment in a new building with a 50-inch SMART TV, washing machine, free water and Internet is only $200 a month on a 6-month lease. I’m on the 2nd floor with a balcony overlooking a grove of coconut palm and mango trees, 1.4 miles from town. The US dollar is used here and English is understood. Where am I? Cambodia! Very, very friendly people. As a single person, you can comfortably live here on $700-$800 a month.

Gruene is actually just a district within New Braunfels now. It’s no longer its own town anymore. Glad to hear you love it! We love it visiting NB when we can!

NBU is the absolute worst thing here in NB. They have a monopoly here and it’s awful. They fined me for watering outside of a watering day. I didn’t want my foundation to dry up but yet I get tagged with a fine!

We are under water restrictions and have been for years. There are provisions to water the foundations every day. Sounds like you may not have followed those.

I believe nobody gets to $900 utility bills without something odd going on. A house with poor air sealing (insulation almost useless for a leaky house), or constant water leak, or something like that.

Its because so much of the economy is based on boomer age 'numbers have to go up forever' type of stuff that isnt really applicable anymore or sustainable, thats like half of the immigration issue is people arguing over the .98 replacement rate thing imo and the impact it has/will have, in conjunction with small town vs urban type of stuff.

We bought in San Marcos TX 4 years ago just north of New Braunfels. When we bought, there were only 12 houses and hundreds of acres around us. Within 3 years their was nothing but houses as far as the eye could see. My drive used to be 25 minutes to work but turned into 45 minutes. Wrecks every day on hwy 35. In April, we sold our house for well over twice what we bought it for and bought 7 times the amount of land here in Oklahoma. They are projecting austin to San Antonio area to double in population in the next 3 years.

I just bought a brand new house less than a mile from downtown and Landa Park. I HIGHLY recommend getting the most efficient A/C you can. Mine is 20 SEER and my worst electric bill so far was $120 for electricity alone. This is for a 2600 sq ft home in 100º heat for an entire month (last Sept). My neighbors all opted for the standard 16 SEER units and pay a lot more for A/C.

You forgot two Major Issues, 1. Property Taxes. Increased over 4.5 times from 2022-2023, now they are increasing close to the same 2023-2024. I've literally watched older couples in tears, crying with the wife asking " What Are We Going To Do" and her husband telling her, Mama We're Going To Have To Sell All Of It", Her response, " But It's Been In Our Family For Four Generations, What Are We Going To Tell The Kids? What Are We Going To Tell Our Grand Babies? Where Are They Going To Live?" Hell, even the lady at the Tax Office had tears in her eyes! Then some chuckle head kinda smirked and said. " You Don't Have To Worry Anymore, Some Developer's Going To Give Ya'll A Boatload Of Money For It And Build A Bunch Of Houses On It"!! 2. Canyon Lake Is At It's Lowest Level Since it Was Built (For Flood Control. Not Water Supply) And It Currently Only Has Two Boat Ramps Open For Almost A Year Now Due To Drought And Islands Popping Up Even By The Dam. This Year Isn't Looking Any Better.

A couple things. I won’t argue with Canyon Lake. That’s a tough situation with really no solution anyone can control. Im not sure where you’re getting the data for the property taxes but I’d be curious to see the source of that data. When it comes to seniors, anyone in a home who is 65+ gets no increase in the school taxes as long as they own the home which is typically 70% of the taxes and the value increase is limited. Yes the taxes can go up but it’s impossible for it to increase 4.5x in one year.

@@LifeinSATX - You are correct about the property taxes being capped for seniors - as long as the house is properly homesteaded. The previous commenter, when speaking of “older couples”, must have been referring to middle-age, pre-retirement because most all states in America have some form of residential property tax relief for retirees/Sr citizens.

ERCOT does not build the infrastructure. It simply rubberstamps the Governor's and legislature's wishes, and they get too much money from these utilities to demand they modernize.

For those who don't know, these two towns are 40 MILES APART, and yet... it is a suburb of San Antonio. From S.A. through Austin to Waco it is almost solid construction. And maybe all the way to Dallas; haven't been that way in decades. And "Gruene" is German and means "green".

The I-35 Corridor from south San Antonio all the way north to Georgetown is now a parking lot. Have lived 15 minutes away from Buc-ee's for the last 24 years. Leaving here in 2025. I'm counting the minutes!

We moved from Houston to San Marcos first, over 20 yrs ago. We eventually settled in New Braunfels. We’re empty nesters now, but we still love living here. Compared to large cities (Houston, SA, Austin), I feel NB’s traffic is manageable. I’m blessed with an awesome neighborhood and community in NB. My kids did so well in the NB schools. I still feel a sense of community here. Love it! ❤️ I think it’s great to be able to travel to the big cities that aren’t too far away, and not live there. It’s great being able to drive back home to NB to a small city. 🌼

Anyone saying traffic is bad in NB must be from small towns. Anyone who spent anytime in a major city like Houston would not consider NB traffic jams to be real traffic. I vacationed with my girlfriend’s family there about a week ago and NB “traffic” is an absolute joke compared to Houston traffic..Come to Houston during rush hour and you will miss your NB “traffic”.

You are correct! We are from San Antonio and my husband attended a conference in Houston. He’s fantastic at utilizing the GPS, me not so much. When we arrived to Houston, YIKES!!! There was red lines all over the screen...lines crisscrossing, overlapping, and cars going everywhere!!!! I couldn’t contain my laughter watching my husband missing his exits and hearing him say, “give me a chance, give me a chance to get on that lane!” LOL 🤣🤣🤣

New Braunfels San Antonio anywhere up 35 would be the last place to move right now since it's so populated and growing rapidly. Maybe move to like lampasas Brownwood Comanche it's quiet in those towns

I’ve lived in new Braunfels for 6 years, retired here, and my land taxes were $2000. I live on an acre with a near half a million resale price!

You nailed it regarding the clay. Mayfair will be another problem here. We moved across town to get off the clay in 2018 once we suspected our foundation might be moving. Veramendi would be the best option to avoid this.

Also, out of state investors buying huge chunks of new subdivisions. They put a property management company in charge, and they expect a new house when you move. Leasing is the only option with them. I wanted to speak with the owner about buying the house, and the property management company would not allow me to contact the owner.

At this point, Gruene can be considered a neighborhood or district within New Braunfels. It is most definitely not its own town separate of New Braunfels. Maybe it was at one point that was a long time ago.

All those people buying in the pop-up subdivisions (cheaply constructed) between NB and Seguin beware! Or anywhere off CR 1044. You are buying on farm land and I promise you your house foundation is going to shift so bad you won't be able to sell it. The other side of IH 35 toward the hill is all rock but the housing is much more expensive.

@Liz_S702 The rocky area is also the recharge zone for the Edwards Aquifer. I see nothing good coming from building there. My Dad was a Professor in Geology and Hydrology. Growing up he preached that the only time anyone is going to think about the Aquifer (this was is in the 70's and onward) is when you turn on your faucet and it goes drip, drip, drip. Water is a massive concern.

NB is where my cousin moved when she retired from real estate sales in Kingsville. She had a pool in Kingsville and wanted one in NB. She had to settle for one 1/3 the size because her backyard was solid rock. The little pool ahe put in had to be 100% jackhammered.

I live in Schertz, been living in this area since 2005, and went too Schlitterbahn in summer of 2023 and it is overrated. I call it Shitterbahn, it’s packed and the old side has a lot of shutdown areas, and both the new and old side lines are long wait times. I can also say that it’s not just New Braunfels that’s growing, it’s all the surrounding areas of San Antonio. I’ve watched it really grow in the past 20 years.

Born and raised in San Antonio. Moved to NB last year and regardless of any downside this town currently has it's still so much better here imo minus the congestion/traffic. Yes it's insane. And its actually kind of upsetting how many ppl have flooded into Austin And Sa from wherever state they originally came from.

I’ve lived in NBTX since 2006 and I love it! Easy access to SATX and ATX and all their attractions. Our home value has skyrocketed! Mostly due to Californians moving here. Traffic is bad at times in some spots, but not such a nightmare. No place is perfect or ideal, but NBTX suits me fine. ❤

That town is sandwich between SAT and ATX, feels like one big metro area. My great grandfather remembers when NB was a sundown town prior to civil rights. 😢. Then NB only had less than 5k people.

I'm in San Antonio and worked construction for years in NB. If you visit or move there, you should go pay a visit to Coopers Bbq. Delicious food is an understatement

We just had our foundation done on our 20+ year old house. Ramjack said soaker hoses will not protect your home in some soils. The problem is developers don’t want to pay cost of testing soil on every lot, so they build the minimum foundation and leave it up to the homeowner to run the risk of having to shore up their foundation someday. What new home buyers/builders should do is ask for extra strength on their foundation to begin with. Pay the extra cost for extra security up front. Get the foundation inspected before it is covered up. I recommend RAMJACK. It’s like this in most of Texas, not just NBTX, unless you can build on rock.

i think the traffic is exaggerated. hwy 46 isn't that bad, although it isn't good and needs improvement ASAP. coming from a much larger city though, it's really not bad.

You guys are spitting in the wind trying to get people to stop moving to Texas in general. Hang in there. DFW has built so many roads in the last 20 yrs, that it pretty much has the inner DFW AREA IN DECENT SHAPE. now, the ones that suffer are what was once in the sticks. Ie Melissa, Anna, Farmersville, Lavon, and Nevada to name just a few. I drive for Uber and Lyft and I hate it when I have to go to those places. For more in close areas in Richardson, Plano, and Frisco, the infrastructure is doing pretty much better. Garland is so old that it is hell getting anywhere there, and I am not telling you my backroads which are few and far between in Garland.

Great video brother, my only critique is regarding traffic and the infrastructure. I believe NBTX is doing a great job getting ahead of the growth. You mentioned traffic is horrible, but 46 east of 35 is literally the only traffic in the city. LOL. It is a mood killer though, that's why I stay west of 35! LOL!!!

New Braunfels is not a pretty town. It was hyped a few years back. And folks in NB do not drive to Austin for work. Austin is a one hour drive and that’s not even getting into Austin.

I live near Selma just off I-35. Used to make the Austin airport in 70 minutes in average traffic. Now it's 1+30 at least. Had to pick someone up at the airport last week, took 2+30 due to lane closures. Can't wait to leave this mess next year!

Lots of things to do, great neighborhoods, fairly affordable, great schools. As for the heat, it definitely can get hot in the summer, but mornings and evenings are bearable. I’ll give you a hack to beat the heat: find a house where the backyard faces east. In the afternoons when it’s shaded, it’s a comfortable temp and perfect for spending time outside. Me and my kids are always outside in the afternoon in the summer because of the direction our house faces. 👍🏼 We ate dinner on the porch yesterday and there was actually a cool breeze!

I've been going to New Braunfels since I was a young boy in '75. Some of my best childhood memories are from summer trips there. I've passed that love on to my son and he goes with his friends now. I was in town in June and passed that housing development being built on River Road between 337 and River Road Ice House. Very disappointed.

there are 2 new braunfels. 35 to the east and 35 to the west. Western part including downtown, the river, Gruene, Landa, et al still has small town appeal. 35 to the east is a completely different town akin to any big city

The traffic in NB is crazy. We can’t wait to move out. I could never understand how so many people can move to this area and only a few out of thousands can actually cook. Besides one in Schertz, we have to drive to Houston for some good food. Local Texans don’t know what good food is. Foodies get foodies.

I love it out here, use to live in Stone Oak and the crime has increased, Stone Oak was considered a better part of San Antonio. I haven't experienced any of that in New Braunfels. I am on my second summer here and my bills have never been that high. In every city you can get a evaluation done on your electric usage, irrigation system and water. The company will send somebody out to do it. Tip: Unplug all the electronics at night, cut off lights, use black out curtains for windows, to block the light and heat for the summer. I am from up north, so this traffic is nothing and you can go back roads to get from here to San Antonio and Austin. It is very peaceful here. San Antonio is the wild wild west, NB is cool especially for this city girl/ army vet.

I've lived in Houston my whole life and 45 South and 45 in general has been under construction ever since I was a kid I had a piece of land in New Braunfels I sold it

We go to San Marcos , Gurene, and to New Braunfels every once in a while, there is nothing like a small town, but then the people start coming ..... :/ I wanted to move to NB or Castroville a while back, but my job kept me in San Antonio. I moved out into the far west side of San Antonio to get out of the urban growth. Thanks. If you can't stand the heat, don't come to south Texas :) We got solar panels on our new house and don't pay electricity anymore, but I have a $100 payment to the Solar company monthly....It was a great investment in my opinion...

We live in Canyon Lake about 20 minutes from NB and have PEC electric. It's cheap as hell and we have a lake view. Hill country is beautiful. Wouldn't live anywhere else!!

Wow that’s your electric bill? That sounds high to me but I’m not in Texas. Ours is $174 consistently on an averaging plan but I’m in Oklahoma City. Everywhere is definitely different. How much would your bill be if you didn’t use solar panels?

While there is more people and congestion there are ways around the traffic. And I’ll have to disagree on the utilities. We pay $200 in the summer with our AC running 70 degrees 24-7.

I guess my childhood memories of New Braunfels are all I have now since the town is, in my mind, non-existant. All of the wonderful quaint, German and Texan things and places and even people are all gone. The end started when the cement plant was built and they started buying up outlying farms and ranches that then were ground up and destroyed to harvest the limestone. 60 years ago when I was little, the best time of each year was when we drove up from Houston to stay at Camp Warnecke and visit with my New Braunfels native uncle (he was Dixie Deutsch) and my aunt (Dad's sister). It was like visiting the most homey, friendly and genuine theme park ever. Kind makes me weepy thinking about how all those things I loved are gone. Even the springs are almost dried up from development. Human beings, no damn good.

Me and my girlfriend got an apartment in NB , weve both lived in florida for years. Ive heard the basics like high utility bills, tourism, but ive also heard its beautiful and right between austin and san antonio. As far as jobs go, what is the hospitality industry like? Im looking for a tech job and she is amazing at event coordinating and serving

Kinda funny to call it fast paced or busy. Maybe relative to what it was in the past, but there's a car every few minutes and a few people here and there but certainly not congested

LIving in Seguin, I can tell confirn the traffic on 46 is horrible a lot of the time. With !-10 going through Seguin and I-35 going though New Breaunfels, 46 is really one of only two conveneient connecting roads. I generally go to New Braunfels twice a week to go out with friends, Travel time has gone from 20 minutes for the 15 mile drive to almost 45 minutes. At 65, I hope I live long enough to see the new express way between the two cities, but I won't hold my breathe. I also have a rental duplex in NB, just off 46, and yes, prices are going up.

Misconceptions about watering a foundation. Never water your foundation. You’ll never keep up with it during droughts and the worst thing you want is uneven moisture conditions, so let it dry evenly or let it get moist evenly and naturally.

Not true at all! Stop the misinformation. Water the foundation, and ensure you add more top soil every few years. Watering will ensure the new soil seeps downward to support the expanding/contracting/shifting conditions.

Yeah, anywhere from San Antonio to Austin is not worth it long term. Rent for sure is affordable, but to spend your life here is just boring.

It does get old after a while. There's NOT that much to do in/around SA and NB. And even the coast gets old. The REAL FISHING is offshore, and that costs money. The beaches are NOT conducive to swimming or other similar activities. And dirty Austin? REAL country music died decades ago.

I live in San Antonio. My question is about energy - with all the growth in the area do we have enough energy resources to keep up with it all? Last summer they kept threatening brown outs and were asking everyone to do their part in turning the thermostat up. A couple of times we went to businesses that were asked to turn their air conditioning completely off during peak hours. What is Texas or Bexar or Guadalupe county doing to provide the resources needed for the explosion of growth in this area?

Nothing. They never intend to do. There's no way to get more energy than what's already there. I think in the next few years the bigger problem will be water all the lakes and rivers around San Antonio and the Hill country are drying up.

We vacationed in San Antonio early this year, and the wife wants to move out here or Canyon lake, (we're from Iowa) she hates the snow. (I love the snow) This was good information thank you. What is with the water restrictions?

Don't base your anticipated move on this one video. It's actually worse than you might think. Road construction along the I-35 corridor will continue for decades . You'll be shocked once you arrive and start driving in this mess.

Lots of construction but its mainly being done on the north side of town...what about the south where all the traffic is at? You mention 46 and not a lot of work, but plenty of people from New Braunfels work in Seguin and use 46. Other than waiting for the state government to fix 46, why is the city not opening alternate roads asap? Lots of home and apt construction permits but no infrastructure on roads...

The hill country is already the only are in Texas that has as many greenbelts and state parks and stuff as it does. It wouldnt help much either because people only want to go to the ones that are green and have water, why places like NB are booming, it has a river. Versus Enchanted Rock in the Hill Country, its not really a tourist park as much versus like Krause Springs or the Dripping Springs area.

When you’re moving somewhere, don’t you want to know the good and the bad about where it is you’re moving to? I’m not telling anyone to not move to New Braunfels. I’m telling them these are the negatives you should know before you consider moving here. Big difference.

I don’t understand where you’re coming from with “displaced loyalties”. My platform is strictly about Life in and around San Antonio and the suburbs nearby. Sure unbridled development leads to some of these issues, that I agree with, but stating that I am a “scam” couldn’t be farther from the truth. You believe whatever you want to believe but in my opinion people deserve to know the good the bad and the ugly about the places they are considering moving to. In my opinion, even with these negatives, New Braunfels is still in the 3 areas around San Antonio to move to and I know for a fact a ton of people will still continue moving here for years to come. No matter what you or any other keyboard warrior have to say. I am a local who grew up 10 minutes from New Braunfels, I have owned homes in New Braunfels, and I spend tons of time there. If you disagree with my platform, feel free to move on to some other channel but my drive is all about helping the people who are considering moving here know exactly what they need to know to make the best decision for their family. Hey there! I lived in San Antonio for 12 years and now live in Austin. And in my personal opinion calling NB a San Antonio suburb it’s a bit of a stretch. It’s a bit like calling Arlington a Dallas suburb. You can stretch it and Ok but not really. Anyway, I am 100% in agreement with everything else you explain. Love the Gruene Dance Hall!

Appreciate the comment! It’s a little farther than a typical suburb but it’s definitely all part of the same area. Any statistical measurement about major metro areas in the country include the San Antonio-New Braunfels Metro area.

anywhere with a 1 hour drive is usually considered the suburb of that main city in the Texas triangle, but id say around 30 minutes usually anywhere else

Maybe more like calling Kyle or Georgetown or Taylor a suburb of Austin. Id say since Texas city limits are huge, suburbia is anything in your city 'loop', Austin is weird and its 'loop' is like 183 in the north and Ben White in the south, but Arlington is in that 'loop' in Dallas.
