Delhi k politicians, govt bureaucracy/judiciary/journalists+NRI ka kaala paisa h bhai sab who own these flats. Sabnay kiraye pe uthaa kar rakhein hai, kaale paise pe rent utha rahey, black ka white money. Usually big ceos of companies stay in such flats with rent in lacs of rupees per month. No one with hard earned tax bound income bought those 20 crore+ flats.

The concept of payment plan is leverage. Paying 20 percent and owning the house gives you leverage but they forget that levrage is a double edge sword in times of boom it gives you phenomenal returns but in downfall market you will go bankrupt as there wont be buyers.

The positive side of leverage is that you make decent to big money which add certain value to lifestyle and stops adding beyond a certain mark, the down side of leverage is that it pulls out all value of life and pushes a family two generations into dismal. Hoping for positive side and not hedging current investments will lead to a lot of problems, this basic simple concept is a very far thought of Indian middle class and at the end widens the economic disparity in society.

Pollution, crime, lack of infrastructure doesn’t matter much for residential real estate price growth. What matters is the demand and supply and just enough people with good earnings to afford those places. It doesn’t matter that majority of average people can’t afford these flats/houses. People who can afford will keep pushing the prices up thus increasing the gap between rich and poor even bigger. Middle class is going to disappear in some time.

They want to call themselves as realtor and look at their mindset. She is saying "emaar will launch at 16500 and wo 22000 ho jaega. Aap 10-20 % invest karke, 6000 psqft ka profit leke nikal sakte hain". If not less then it is called as black marketing and isn't any close to investment. They are refined versions of chapris...fancy words use karke dallagiri karni hai aur bas paisa chahiye fatafat. Thats why India will never be developed as money is going into wrong hands.

Abhi bahut mandi chal raha hai...pura rate gir gaya hai.... These real estate made the property so expensive by doing artifical c....taap. Specially these Delhi NCR brokers...worst !!!!

I know a family, who were in jamuna paar, Dayanand vihar, sold their house, moved to New Friends colony, (now, cannot sale that, price has collapsed), and they bought 4.5 bedroom flat at M3M.. For few crores, and that price has jumped. Guy like me, who use to live in Delhi NCR for 33 years, NCR is a shit hole, f****d up place. And Gurugram, horrible horrible infrastructure..

Very superficial analysis of realestate. Boom time was 1998 to 2013. Gurgaon NCR sold for 1600 to 2000 per sqft. Noida was at 1300 per sq ft in 98 to 2000. Today average is 25000 per sq ft ready to move in. Slow down started from 2013 till 2023. New projects were stuck. Default by many builders across NCR. Even today in gurgaon of sohna road price is 25k to 35k for properties that sold at 2000 per sq ft back in 1998-2000 eg vatika, bestech , jaipuria, central park.

Visiting Gurugram currently and what a terrible situation it is in - pathetic air quality, no visibility due to persistent smog, traffic is bad, reaching from point A to B is minimum 45 minutes, one thing nobody talks about is such filthy neighborhoods, no safai no cleanliness, so much dust and dirt all around, people don’t even know what real good quality living is like, people’s benchmarks for good living is so low they just think Zomato and blinkit is what quality living is all about. I have some investments in Gurugram but I am very concerned about this city’s future. And not to forget, I lived most of my early life in Gurgaon only, and hage traveled a lot across India and abroad in the last 20 years. Gurugram is a sad story. Sad to say.
