Honestly, I wouldn't look for a unit newer than Nov 2018 because it won't be rent controlled. They can hike your rent whatever amount whenever whereas if it's 2018 or earlier they have to follow government guidelines which is dually a 1-2% increase only once every 12 months

This was a great video, I hope you found a great place to stay. Just a reminder to everyone that this was filmed in 2021, as of June 2023, the average 1 bedroom in Toronto has jumped to over $2500, some of the units he showed in this video would even be higher than that. As some people mentioned, new residential apartments/condos/houses occupied for the first time after 2018 aren't rent controlled.

This is great and reminds me of my Toronto apartment hunt (which was not fun). My only caution against renting condos is that you cannot go to the Landlord Tenant Board if anything goes wrong. You'd have to go through small claims court. Plus, there's that earlier comment about rent control. Some people's rent has gone up by $200 -500. Landlords are trying to recoup their losses since the pandemic.

I'm VERY fortunate to have bought a townhome in Courtice, east of Oshawa (1041 Sq. Ft.) back in September '92 for $129,990. Paid it off over the years but I had to do that awful commute for 27 years. Sold it this past April for $857,000.

The realtor should clearly explain the rent control doesn’t apply in apartments newer than 2018, meaning the owner can inflate the rent by ANY amount taking advantage of moving pain. $300-500 is easy so you’re better off with older properties, bonus that they are always larger. Honestly I think you should go for the second one in Liberty village. As much as I bash the area, it's an established neighbourhood. It's also the largest unit. I think if you're creative enough you can utilize that fake den to hold your desk. If it was built before November 2018 it will also be rent controlled which gives you security. The last one was nice but is smaller and doesn't come with a locker or parking and the landlord will have the option to raise their rent by any amount after one year.

7:05 no no no, you do NOT want pre-construction. Unless you're only staying there for 2-3 years max. Honestly I would try and find older buildings that have been well maintained and you'll get your money's worth. New buildings are complete scams, and all the floor-to-ceiling windows that needed a crane INSIDE the apartment to put in, will never be replaced when needed because....impossible. Where does all those maintenance costs go? Who knows.... They are made for investors and the like....not for quality living.

PLEASE KEEP THIS IN MIND IF YOU'RE LOOKING FOR A PLACE TO RENT IN ONTARIO! Unit made AFTER November 15 2018 DO NOT fall under Rent control. Meaning your landlord can raise your rent to whatever they want once your lease is over. Yes you don't have to pay it however that means you'd need to find a new place to live after 1 year if you can't afford the increase! Rent control means your landlord is only able to raise your rent 2.5% every year! A lot of young people do not know this - happy hunting!

You also have to consider what is included in your rent; condo fees, electricity, etc... I have a gas burning stove - an extra expense $40-$60 mo. + hydro bill

Love the last one! I noticed someone mentioned the noise of the trains...you'll get used to it, trust me. I used to live above a store, had buses passing day and not the stop was in front of my place...garbage trucks. Just the noise of the city. Oh and I was above a Timothy's so - PEOPLE - and my cats smelled like Irish Cream and plus I'd say. Good luck in your search.

The one thing I hate about Toronto apartments is the lack of storage. You can make a 500sqft space work if it's well fitted, but they literally give you a box with 1 closet. You'd have to waste even more space buying dressers and storage units :/

Unit 5 is a go South facing as you know is the best. My NYC apt is South & North facing. South facing is the best for growing plants. Toronto apts are very generous with kitchenette space which is the opposite of NYC. We have small kitchenettes but a larger living room

As a content creator who doesn't need to be in the core for work, it would make more sense renting a whole house in the suburbs for $2K/month. Or even a low-rise in the Beaches area. CBC did a expose on those downtown condos, especially on the Lakeshore, a lot of them are poorly built, poorly insulated, often leak, and the constant noise from AirBNB's. Sure, you don't drive. But Union quickly connects you to suburbs east and west of Toronto core.

Go for the condo that’s not listed and you get to have first dips on it so that’s a win, win for sure. Even tho the location is a bit far off which u was trying to avoid, but let’s be clear and keep in mind how many sweet deals will come by? About to move from Ireland to Toronto and if anything this video gives me hope. Honestly, as bad as you think Toronto is Dublin is worse! You could easily pay anywhere from €1500 ($2,100) to €2,500 ($3,600) a month in some areas for a 1 bed. The key difference though is the quality. We have apartments for rent that are literally someone’s front sitting room converted with the kitchen, bedroom and sitting room all in the same room. I even saw one for rent where the shower is in the kitchen (which also doubles up as the bedroom). Looking forward to the move, and excited to apartment hunt

You have to watch out for the newer condos in Toronto because they will draw you in with the low price but nothing will be included like water, heat, ac. Usually those things are included in the rent price. I also noticed that the newer condos layout is garbage and it's just copy and pasted throughout. No thought whatsoever, just trying to make money making unlivable spaces, it's such a waste.

Newer buildings aren't under rent control, smth to note when looking for a place. Would recommend looking for a place at least 5 years old otherwise they can easily up your rent next year (suggest familiarizing tenant rights for Toronto for specific details). The appeal is definitely there to get a newer place as there may be less damage on the unit but trade-off might not be worth it, especially if you aren't expecting/can't afford higher rent the next year and you want to stay with your current lease..

I have a 2 bed 2 full bath just outside of the city core. I pay $2200. The building is from the 90s so a not like the modern glass buildings but I prefer that. The view is unbeatable though. Skyline view of the entire city, and every thing close by.

My only advice to you is to be mindful of your maintenance fees and keep a close eye on your board of directors. It’s safer, in my opinion, to purchase a ready main condo, with all of that in place. There you could see the books the accountants paperwork, the info on their board of directors.
