Enjoying this old show again. I bought an unsellable (over a year on the market) because of its huge lot, ample rooms, seaside location and wraparound porch, great floors and 12ft ceilings. I had to look past the former owner's love of deep earth tones, pickled pine, multiple accent walls and dated fixtures and see those wonderful bones. Got $75K off the original asking price and spent about $55K in reno and repairs but I can honestly say we found our family's forever home.

Nice. I viewed a house last year on sale for £320k in a place called Southend, Essex in England but I wasn't that impressed. No drive way and the road was packed full of cars. The house was decent but nothing special. However I was informed that it had sold for £270k because the owners needed to move into their new homes. I then wished I low balled that low... I didn't even out in a bid which I regretted. However I didn't have good feelings like yes I want that house, although going out it sold for £50k lower was tempting.

Painting is something that will, have to be done eventually anyway and if you live in the house for any length of time you'll swap out the light fixtures too. Those are things that can be easily changed. But you can't modify the location and changing the floor plan is major money. Frankly I always enjoyed finding a house that was having trouble selling for such inconsequential things. The longer it's on the market usually the more willing the sellers will be to drop the price. It's a great bargaining tool.

Never underestimate people's lack of imagination or ability to "look past". The CEO of American airlines once said "if there's a coffee stain on the seat, passengers think you don't maintain the engines." Selling real estate is managing perceptions of what a buyer will experience in a property - will they be constantly repairing or will they be able to enjoy the space without that work.

First impressions matter. If I visit a house that has junk on the floor I do think why wouldn't you make the effort to clean it up? I remember visiting a friends brothers flat. The whole house had toilet roll clumps everywhere on the floor as well as cans around etc... I didn't meet the brother but it made me assume he was a really lazy and filthy guy. For all I know, maybe he was always working so didn't have the time to clean perhaps?

Nearby neighbours didn't choose her and instead went with some fast talking, inept blokes who managed to get zero offers over months. My agent told me the house was better with than mine - I went and checked it out, sure enough, it had quality finishes, but it was super boring and dated. It felt smaller, even though it was very well designed. And I had a beautiful garden I had made myself ( blend of colour and textures). Young adults usually can't afford to move out anymore. Plus, there was a recession in 2008 (when this was filmed) so it was even harder at that time.

I do love these shows and I 100% accept the premise, because market forces are market forces, but I can't relate to people expecting someone else's house to be arranged to their taste. I've bought a handful of properties in my time and have HATED the layout and paint-work in each one, but straight away I got the builders in and changed each property to my taste. I thought that was normal, but apparently not!

I recently discovered a couple who had bought a home that looked like it had been updated physically in appearance but once they moved in they discovered that none of the drains in the house work and are leaking causing floor damage. The foundation leaks rain water into the basement. It was painted and made to look nice but in reality it’s not livable.

Unfortunately, most people can't see beyond what is in front of them. I recently bought a house for $1.1M that is dated. Same house layout, same neighborhood but updated sold for $1.28M. Go figure. The work needed is under $100K for the house to look the same.

So just paint u dopes and make it your own.....look past the owners "stuff" and such. But I really don't like that wall between those 2 rooms. I've done home staging for sales and it doesn't take much but some simple changes

Yeah but who wants the trouble of having to do such BASIC redecorating after the hassle of moving in? It's lazy to sell in such a state. The new owners may have too much work to do already, in their own lives.

How about kicking all the kids out, telling them it’s time to become an adult and keeping the house for yourself. Why are these parents rearranging their lives for their grown kids. Unbelievable 🤦♀️

WOW sold 10 days later ! As to the 22 year old maybe there is a reason the parents want to keep her home but with some independence. Most folks do not have the $ to move when their kids are older - the house was attractive after it was painted

The first thing I saw was that fireplace painted white. Now it’s stunning! I painted my orange fireplace too but I faux painted textured brick instead of pure white. We painted the same colored brick on the outside of our house too. Very good choice, that! It’s too bad that they couldn’t have gotten rid of the wall dividing the dining room and the family room to make a great room.

I've watched a few of these Abode vids now and I have agreed with a couple of them. This one however I pretty much don't agree with anything. Yes the strong colours in the dining room and downstairs 'powder room' are confrontational but I completely disagree that modern buyers just want to move in and not put their stamp on a home. When I'm looking at a home to buy, I look at neighbourhood, workable floorplan, no vermin, good wiring and street access. Dodgy paint colours aren't even a consideration since it takes very little to slap some paint about (as evidenced by the changes done after the stager has done her thing. Another thing is, I would make her take those ridiculous heels off at the door. I don't care if the floors are hardwood or not, you don't totter about on pointy heeled shoes on timber floors - it's dangerous, damaging and just plain rude. As for carrying on continually about the applies on the kitchen wall, I thought they were colourful and nicely balanced the bright red. Would I have them, no; but they didn't warrant the continual carping. Oh, nearly forgot. Where is this house and why is the asking price so low? In Australia, a house like that starts at about $650K. Except for the awful cold climate, I'd want to live anywhere where you can buy a good solid house for under $300K.

An option for a buyer: The two split rooms of the formal sitting room and the family room... I wonder if that wall could be knocked down? It would make it so much bigger. It could be a load-bearing wall? And that’s costly.
