That wall issue comes by water leakage mostly it appears on washroom side walls. Cover up all the edges and corners with water dam proof paint and white cement with the help of a good worker who knows this type of work's very well. I too had the same issues so, I shared my experience with u.

From my experience, nee vangara rent tenant vacate pana piragu painting and cleaning ku u will lose 60%. In agreement, you mention that house should be deep cleaned and handed over or reduce the amount from advance. In this way the tenant will be precautions and will maintain house in a better way
