I recomend bookended slabs of marble for the walls and floor of the master bath. Easy no contrating problems because it's on material.😊😊😊😊 I was privileged to learn from and plagiarize from the best designers in the world while working on top tier homes. One thing is to literally start there with the top and then point out the cost. Once in a while a modest house the owners want one think top tier. A smoking room with filtration and a golf simulator. Wine cellars. Master closet cabinetry with make up station with natural lighting, folding table, jewelry drawers laundry in the closet, high low hanger bars. The the top, a stairway for power workers that goes from closet to coffeemaker and fridge then a few steps to thw garage. Stairway to a clothing storage area that's set up duplicated 4 times by season. Then let the customer walk you back down to thier budget. And it lets them know you can do that type of work and reasues them theirs will be done right

I'm just starting this video but anytime a customer says they want me to work with their designer...I cringe and get a stack of blank change order forms ready...lol

That means you haven’t had a good designer :) it’s actually the opposite, we should reduce the change orders!!

@@kaitlynwolfe4680 100% agree. The ones I've worked with changed up walls and load bearing parts of the house mid construction. Not all their fault I'm sure but man it adds time to the jobsite.

It depends on when they're brought in. As a contractor, you should know if there is going to be a designer and have a meeting. I believe if the wall color for each room hasn't been completed by the time framing is done, the owner and designer are behind. I'd put that in a written agreement and send notices when it's getting close. Better for them to pick 10 colors and change 5 later than have them changing random colors that affect other colors right up until painters are starting the next day. Also, basements, guest rooms, and kids' rooms will get consolidated into the same colors if you find a really good match. Always start by having them select a color they like and just paint the ceiling a different tint level and the trim a third. Always matches perfectly. Use the Benjamin Moore decks for that. Each page is one color, and the last number in the code is the tint level. That way, the customer thinks it's 3 colors, and that appeals to people that like to pick everything. One page each side of the main will ussualy match also. Just tell them your going to put up wall color samples. If you can paint floor to ceiling. Then, when they select a couple, come back and door the trim at the bottom 2 feet and ceiling at the top after painting over all other samples. Old guy passing along tricks. I worked on top tier homes for 20 years. Whenever I wanted to paint my house or a rental I would check my color deck that had all kinds of marked colors. Asked to use a client's colors on a 13k sf house. She took me down to the paint shelves that had each gallon marked. Took pictures then filled in my deck later. I've never had anyone pick her colors because they're actually to good. Everyone things they're amazing but realize the furniture would have to match it and the drapes and the floor ec.... and that's not easy to find those in rich subtle colors. Then, just like the 40k marble job offered in the master it helps them be realist on what they can afford.

As a GP realize your shortcomings and marry a designer, let her deal with the customer and their finicky choices.
