I’ve built a couple of homes and our builders have allowed us to select things outside of the design center as long as we had it delivered by the time contractors were there and ready to work. So for example, the new mirror you want in the bathroom-instead of having the builder install a builder grade mirror and then you come in and take it down, fill the holes, paint and rehang another mirror, I found a mirror I loved at home goods and just had them hang that. (They also gave me a credit for all of the stuff they didn’t have to supply) Another example would be lighting and plumbing hardware like faucets. You’re basically paying twice the way you did it. You pay for the builder crap and then pay for the new stuff. Not to mention the additional work to redo it. On top of that if you do your own footwork to find what you like you have more options for upgrading and it’s cheaper cause they charge a premium to make money off it. Best advice: find a builder that will let you supply some materials....saves money and time. Some ideas: hardware, lighting, tile, mirrors, even paint.

Our builder won’t allow this. We specifically asked because there are several things we know we don’t want to pay the builder fee for but will be upgrading when we move in, so we thought at the very least we could save time and hopefully money. The builder just won’t do it. It’s silly, but their builder may have the same rule as ours.

@@Lorie362 paradise homes in New Hampshire. I also bought an amazing claw foot tub that was not painted and they let me finish it in the garage before they installed it. Only rule was everything I was replacing had to be ready to go on the timeframe they had (which they gave me in advance) so I didn’t cause any delays. They were awesome to work with.

As someone that's lived in Arizona my whole life and would like to live in a different state for a year just to see what it's like. Seeing that you've lived here as well and some other States, I think it would be pretty cool if you made a video talking about the pros and cons of living in each state 😃.

Beautiful house!! We just built our second house & with the first house (we didn’t build from start to finish but came in towards the end) they did not paint the garage, but in our second home it came painted. Both homes are in SC but it definitely depends on the builder. Also my husband wanted the farmhouse sink but our builder didn’t offer it 😩. It’s really funny to see what builder does what upgrades & what they don’t . Congrats on your new home!!

I will say ours was VERY expensive so maybe doing it yourself afterwords could be cheaper maybe! So funny about the garage! I wonder what the deal is with that. We just built our house in South Carolina. The garage was painted when we moved in. Definitely depends on the builder. I think we have the same microwave and oven combo. Enjoy your new home!

Nice! I have a feeling that you're going to wish you had at least opted for the upstairs room to be plumbed for a bathroom for later. I'm only speaking from experience. It's cheaper and easier to do it while they're building it. It's a lot harder to add later on. Plus, when you're up there playing games and stuff, it's nice to have it nearby. Other than that, enjoy! What a beautiful house! In our last build & current build our garage looks like yours; unpainted. We went in expecting to have about $30000 in upgrades & left our design studio spending $103000. It adds up quickly! Love your choices & hearing what was an upgrade to compare here in Michigan. Our home should be done in March, due to Covid we are 6 months behind schedule.

GIRL. You and I are on the SAME page haha. So funny you say this because I asked for no mirrors but they told us in North Carolina they had to install mirrors for the house to be to code and pass inspection. BUT we just removed ours today and it was pretty easy! You need two people and the worst part is patching the holes in the wall but it's not too bad! I should have that video of us taking it off of the wall go live on my channel in a week or two!

Hey Valerie! They are oil rubbed bronze! Ours didn't offer matte black either but you totally can't even tell unless you look super close. We are very happy with that decision. Our friends who came over recently even thought they were matte black. Also our doors are 8ft! Hope this helps and good luck with the build!

Thank you! I'm not quite sure of the lot dimensions but I know it's on the smaller side. And we went with the Samsung fingerprint resistant counter-depth side by side fridge. It was reasonably priced and looks nice I think. We talk about it more in my Moving pt 2 vlog. And we chose to leave the tub out because I'm not a bath person and we have one in our secondary bathroom if we need to fill up a tub for some reason. But it would have been a waste of space in our master for us, personally. I hope this helped! Thanks for watching!

Hey Shannon! Yes no secrets here but just keep in mind that it might vary by what material costs are next year, where you live, and how much flooring you want to upgrade. But for the floors (we added the vinyl flooring to our master and living room bc that wasn't included) it was 5.5k. Granted our builder had a LOT of nice options for "free" but I was just super picky haha. Our sink was 2k. Both of those things were some of our most expensive upgrades. I will be doing a video (once the boxes are put away lol) about all of our upgrades so hopefully that should help! If it helps you keep things in perspective, they say most people spend about 10 percent of their purchase price on upgrades.

Thank you Crystal! It is actually just the basic eggshell white from Sherwin Williams! We didn't pay to upgrade it so it's very basic and smudges easily but it is a pretty, warm white!

Congratulations on your beautiful home!! Omg, so we toured another clients home right before they closed and they had their garage painted which we thought was really interesting. We asked our builder if they would do that for us and they told us that client actually paid 8k to get it sand down and painted. 😳 yeah, no, I rather get your bathroom done then. Good question! We spent about 10 percent of our home base price on upgrades and that TYPICALLY is the norm give or take 5 percent!

Sorry we aren't disclosing our builder for privacy reasons but it is one of the major ones that builds all across the country! Hope you understand! Good luck with your build! Light fixtures and faucets were something we saved a lot of money on switching out ourselves. We prioritized cabinets and countertops and floors!

Thank you so much! Since I am not home right now, I just measured on our virtual floorplan and it is 65 x42. If you don't have a bench, I don't think that would be too small but I know it all comes down to personal preference! Sorry and hope this helped!

Hey Becca! I actually grew up in Florida and moved to Phoenix, AZ post college all by myself. I had no friends to start out and didn't really know anyone there. And I'm not going to lie, it was hard. It took about a year before I felt I had some good friends and was starting to feel comfortable in my new state. After that, I loved it and had a great 6 years there and still miss it there very much. I met my husband while I was out there and he moved to Phoenix with me. But we ultimately decided to leave Phoenix and go to North Carolina because we wanted to be near more friends and family as we got closer to our 30's. I think it was really fun to be out West in my early to mid 20's but our priorities just shifted as we got older. I know everyone is different and I think at the end of the day, you have to go with your gut. I hope this helped and good luck with your decision! Florida is a very fun state to live in :)

Hey Peggy thanks so much! As far as states go, I loved AZ. It will always be one of my favorite places so I definitely liked the city of Phoenix much better than Charlotte. I miss it every day haha. But we moved here to be closer to family and we could afford a nicer home here. I will say it is VERY nice to be able to be outside all summer long here (something I couldn't do in AZ haha). There's definitely pros and cons for each but Phoenix will always have my heart!
