Best Sir, Your Questions and Guest Response is very informative. One thing just making me concerned as ETF's does not got very popular among investors it seems it will further take 15-20 years ...Same can go with REIT? although it share price movement seems up rising since its inception.

Thanks. Yes, you are right. People either like investing with mutual funds, or directly buy the stocks they like. DCR is very popular among investors, especially those who prefer dividend stocks.
