Before putting in an offer to purchase the 100 year old home we found, we had an inspector and general contractor take a look at it. Gosh your story reminds me of my current house when we first bought it. Handy man special. Basement leaked, roof leaked, mouse infested, black mold, but the price was the same as our first home which sold for double what we paid. After the remaining mortgage was paid off, we had $50k left to fix her up. We had 5 months through Christmas to get it livable. In February, we camped in the living room with one extension cord that ran up from the basement. That was 16 years ago. Now it’s a cozy energy efficient bungalow on 25 acres where I love to garden in my retirement years. FYI I too was an artist. I’m also French 😉

Our old bathtub was sitting on a cracked support beam. Cracked all the way through. Our inspector asked if we saw the movie “The Money Pit” when he explained what could happen if we used it. 😂

$949 for those inspections is money well spent. Not checking for asbestos may bite you. $73.000 , perhaps better double that to include setbacks and unforeseen?

Always add additional. In an old house, trying to correct one problem usually creates a couple more.

I am certain the owner was removed because she was not able to live alone because of advanced age and poor health. She loved her home, but needed help.

How much will it cost for the mold removal? We bought a house in a little better shape than yours and we estimated the reno cost at 60,000. 3 months later the total cost was 110,000. We were told to always double the cost of what you think it will be. Best of luck.

Rip off the wood surround on windiws sand and prep and use good quality undercoat for wood and good quality paint. Get rid of or take out and wash and air all carpets and fabrics in the house. Sometimes even old carpets are cleanable and forgiving as long as dried out properly
