Also getting a realtor that is familiar with land acquisition in the area you want to buy is really really helpful!! They will have access to information about restrictions and regulations of various neighborhoods/subdivisions to make sure you can use the land and do the kind of build you want! I’ve been going through this process on the east coast and my realtor has been a life saver when it comes to finding the right spot.

Congrats on your San Diego East County land!!! Make sure you stop by PINE VALLEY and grab some delicious PIZZAS from the gas station! I know that sounds ridiculous, but they have the best pizza in town! And the Frosty Burger across the street is famous for their burgers and shakes! They also have a HUGE park that allows overnight camping! Hope to meet you all!

Wow! Thank you Court. This information is valuable. I live in the San Francisco Bay Area. Just imagine how difficult my process is going to be. It will be similar to yours and probably more challenging. I will definitely following your when I look for land and zones in the Bay Area. I just know it is going to be a pain in rear given all of these codes, regulations, zones, permits and etc. in California. In the county I live in they charge for everything! I would not be surprised if San Mateo county will require me to get a zone permit and charge me to pass gas and fart on the land I am interested in purchasing. Thanks again for sharing. This is very helpful information, thank you! Seems like the most important thing is figuring out what you want for your life in the long-term and the manner in which you are willing to get there. It seems like you guys determined that more than anything you wanted to live in that part of California, if at all possible. Now you've found the way. The sellers wouldn’t give them their perk test results, which is very suspicious. Without certain perk results you may not be able to have a new water well or septic system where you want it. It sounds like the buyers have already run into some limitations. Perhaps the sellers didn’t want to deal with it.

And how did you know they're good/trustworthy? Like I said - maybe a dumb question, but I would have no idea how to find those people!

No this is actually a great question!! It is super hard to know who is good, so we actually got a referral through our real estate agent. I thinking finding someone through word of mouth is the way to go :)

Might be best. as long as you leave the politics in California and not bring it in other states. Thats the advice I heard from other people.
