My Dad had rental house.He had to Evict a person once.We got in the house and OMG.They stoled the new furnace that was just put in they the wiring out of it most of the Duct work and They broke the stool too.Dad sued for damages and the Judge said he would give Dad the judgement but what are you gonna get she's on Welfare.

Don't take this wrong but bc they left some stuff behind and it's a bit dirty...it's far from terrible. There wasn't any big holes in the walls...you still had your appliances...the doors weren't smashed beyond the front door...it honestly could have been substantially worse. Consider yourself blessed to have a small mess and not thousands of dollars worth of damages.

Probably an unpopular opinion, but you’re renting a mobile home. You’re not going to have A+ renters. Honestly, it’s not that bad- it even looks like they tried to put a little effort into cleaning. I’ve seen much worse.

It's really not THAT bad Sir. Not at all what I was expecting to see but I understand that you're the one, who has to pay to get it back to where it can be rented again. You're right, you can't help everyone but this makes it hard for the next tenant who will actually pay rent on time & take care of your property. Best of luck to you.

Do agree, I try my best to keep it decent so it would be a nice place to rent, it gets expensive to fix up just the little things in the place, I know it's only a trailer and I've had lots of comments about it but it still looks nicer than some of the places I have seen people rent. You’re lucky with condition and trash. I have seen far worst. Where people just completely trashed the place. Here they didn’t pay rent for months at a time and got nerve to be mad at landlord. Take to Magistrates Court and sue for back rent and restitution for any damages.

When I was a young mother I’d be glad to have rented your trailer. My experience as a renter was not always good but I did also experience good landlords there’s been times they never gave my deposit back and I cleaned from top to bottom had I known the law I could have taken them to court , I always took pride in leaving any place I rented weather a humble shack or a fabulous beach front home clean! Get your place cleaned up and get yourself some good tenants

Yes it is a rather unfortunate circumstance, and is far too common these days. I’ve had good luck with renters and have seen so real damage to other people’s places as well. It sucks but as others have said it could have been way worse. Hopefully you’ll luck out and get a good one next time.

I had renters that had cockroaches in the house. They were crushed in all the door jams, behind the paneling in the kitchen, had to remove all the cabinets and paneling and fumigate. They stole the refrigerator. Cockroaches in the oven and they kept using it. The bathroom tub wouldn't drain, found a toy car in the drain. They complained that the garage door wouldn't work properly. They ran into it with the car and broke it. They also had two German Shepherd dogs that they let pee all over the carpets. Had to replace the carpet, and refinish the hardwood floors underneath because of urine stains. They cut up the built in bookcase because they had trophies that were too tall for the shelves. They did ceramics, and clogged the drain with it, so I had to have the plumber unclog the drains once a month. I would trade a little trash, a broken front door, and a missing toilet handle any day. Stop whining.

You got off easy. My in-laws rented a single wide years ago. The renters left in the wintertime and when my in-laws went to take a look at the trailer, they found the renters had stolen all the heat tape off the pipes under it. As a result, all the pipes were broken. They fixed it, sold the place, and never bothered with a rental again.

I’ve managed department complexes for over 16 years. I was the property manager and unbelievable what some tenants do one tenant dumped flour and cheese and baked it in the oven. Another one put a butcher knife in the wall. Another one threw cans of paint all over the place, the best thing to do when you interview someone is to have them fill out the application. Leave out a sheet of the application and then phone them and tell them they forgot to fill out this one paper and drive over to their house to see how they live and then you’ll know whether to rent to them or not, We used to do that. If you start an eviction and they skip complete that eviction so it goes on the record so other landlords will see it. It takes a while for it to catch up to them but it eventually will. Require a large security deposit too.

I have seen much worse than that (and my father was involved in renting out houses for a while). As for the red curtain, those holes are likely from a cat, they claw at or try to climb the curtain and their claws leave those holes. I haven't rented a house since the 60's but when I rented I had to provide all of my own furniture, appliances, window draperies, etc. Maybe that would be a solution for you, let them go buy their own appliances and kitchen table set at thrift stores or something. By the looks of that stove you put a lot of money into appliances (and into home repairs/remodeling). For the $600 or $700 a month you can get out of that trailer you can't sink $1500 into appliances and a kitchen table set every time you take in a new tenant and expect to make money.

I think there should be a register, for landlords. They should show pictures of when the new tennant moves in and have the renter sign a receipt that pictures are accurate. Then when the renter either leaves of their own wishes, orevicted the landlord show how property was left and the name and info of the renter, so landlord can check this list before they rent to that person. It would help everyone. The renter would take better care of a place, rent might come down if the owner doesn't feel like they will be taken advantage of, and will want to maintain the place.

An the cub boards in kitchen should be updated an painted it would be nice place with elbow grease. An updates to walls and the cupboards. Need new toilet now. I was thinking a dark smokey gray white trim. Repaint the kitchen cabinets. Line with new liners. Blinds and new curtains. Get whole new toilet from Lowe's. That would be some serious new up grades.

@@mikelastime yes what the person said. The dark wood cupboards an wood paneling walls make it so dark inside. The new paint my mom bought a mobile home. We used kiltz paint works well on paneling. Be so much brighter inside. Paint kitchen cabinets a light grey color an some blinds on windows new toilet an maybe even some new wood look tile in bathroom as well. Polish up floors with a nice wax for laminate flooring. You will be good to go

It's sad that the tenants that lived there had to be kicked out but I totally understand that they had to leave cause of not paying rent. The trailer itself looks like it's in decent condition. Just a cleaning and a couple of small things that need fixed. My mom owns a rental house and she had to kick out the previous tenants that lived there a couple of months ago due to them being behind on rent. She even gave them more than enough time for them to come up with the money for rent. But they stopped paying and she kicked them out. They were the type of people who acted very entitled 🙄 they left the house in decent shape though. The outside was the worst of it. They left a lot of trash around the yard and some furniture behind but I've seen houses in way worse condition than my mom's rental house and the trailer in this video.

My guy, I know you feel slighted, and that feeling definitely sux! But as a conciliation, let me say it could have been way worse...I'm talking about months w/o rent paid, absolutely trashed the place beyond livability, like all sorts of effed up stuff. Chicago is all wonky with tenants' rights, so good luck here as a landlord. Me and wifey had 3 rentals throughout the years, all headaches. My best advice is to screen the next tenants beyond just credit check. Like don't just accept references, but vet those too. Anybody could just list one of their shmoe friends as their previous landlord, but calling them directly and "talking shop", you could get a feel if that's a real reference or ain't it. If it ain't, byeeeee!

I’ll be honest with you it’s not horrible. I worked as a maintenance supervisor and the mid 90s for government funded housing. That has to be the worst case of rental destruction I’ve seen in my lifetime. They would unplug the fridges purposely clog, the toilet anything they can do to willfully destroy the unit. The only solace that you had was the fact that they would not qualify for government housing again until they paid for their destruction.

Honey, I know you think this is “trashed”; but believe me…this is in near perfect condition compared to what I’ve seen in eviction move outs. You’re one lucky guy. I’ve seen retaliations for eviction that include (but are not limited to) every pane of glass broken, handrails RIPPED off of the interior staircase, feces smeared on walls, carpets soaked with cat urine (they didn’t even OWN a cat!) just because the tenants were pissed off. Yes, I’m sure eventually that they will end up in court if they can be found, but that doesn’t help in the here and now.

Crazy..its not bad ..people generally leave some trash behind...there is no holes in walls or doors..no doors of hinges ..appliances are in working order..no broken plumbing ..its just more like wear and tear ..a piece missing on cabinet front ..and the back piece of toilet to put on ..and the door window needs fixing...really are only things that need repaired .rest is just general clean up and updates to turn over .like fresh paint ..in most apts..all landlords even carpet clean and put fresh coat paint whole apts ..or even replace all carpet if have natural wear and tare for years ..so this is not much to complain of...maybe you should go into other line of bussiness ..if dont want to be rental property owner ..just sell and let someone else take over ...

Well, overall it didn't look too terrible. I had my husbands ex-stepson living in my house for 4 years. He managed to destroy walls (by horrible paint job, carvings & ripping off), ceilings, all the carpets ( dog piss & yakyak), broke the stove & ceiling fan, few windows & the yard was left full of junk & trash. He also stuff my gas furnace with paper, tried to burn a tree between my house and the neighbors, hoping that tree would fall on the neighbors house so they would sue me, he also left a dog bowl full of raw liver & fridge full of rotting maggot filled food. He was a total sack of 💩. I wish you the best of luck with the next tenant.

Umm. This is really not that bad. I have a friend who works for an insurance company. She deals with a lot of property damage claims. She's texted me some photos that you would not believe. The state of some of these properties was appalling. It's unfathomable to me that not only do people live that way, but then they also leave these disgusting messes, and all of this damage, for other people to deal with. Not cool. Not cool at all...

I'm sorry you're having problems with the tenants renting your mobile home. The home really isn't that bad considering the renters were evicted. In your video you kept saying that there's trash everywhere and I just don't see that in your home. Please relax a bit and perhaps make a few small improvements such as upgrading the toilet for a newer model. Replace the front door with a much stronger one along with a plate in the side door to prevent breakends. I know there's companies that can help you find good tenants with a through background check on a prospective tenant. Good Luck 🤞

Try offering to pay the tenant 500$ to half a month's rent in cash if they would just leave and not trash your house. Most will take the offer, grab the cash and just move with no hassle. It is much cheaper to pay them off. Some get angry and think they have a right to damage something that is not theirs. Half a month rent to leave is cheap to just get rid of them and not have your property trashed.

Sorry for your luck, bud the kinda folks who rent places like this, have burdens well beyond being able to pay attention above and beyond, especially knowing they aren't getting a security deposit, for all you know these people, lets say only could afford a uhaul for 1 day, the day they got it may have went by trying to find people help them move for no pay, or they might spend day looking for jobs or even food for kids, then morning comes and they got 3 or 4 hours get uhaul back on time, there are so many burdens for poor folks, that well off folks take for granted, i honestly think the place wasn't so bad, and you clearly have standards of an owner that those people shouldn't be expecting to share, basically don't have unrealistic expectations and maybe some considerations for people who obviously couldn't afford rent, why would you expect more of these kinds of low income tenants when rich tenants might do same thing out of spite

That IS NOT bad at All...I cleaned many of my landlords homes which took me weeks just to get the trash out.That is an Easy Clean with a few minor fixes...

This isn't that bad; be glad this isn't Arizona. Everything would be gone, the cabinets the sinks, furnace, water heater, toilets and bathtubs, everything and possibly the entire trailer, and would be on the other side of the border, by sundown. One property they even took the built in fireplace.

My brother had two lots of bad teantants ! One set gardge on fire by tamper with electrical House survived ( rebulit the damged gardge) And the other one dog peed and and chowed on curtins Ruined the stove and threw food down the drains 😮

Oh course there's a fake Christmas tree left, I've removed so many I could have a fake Christmas tree lot! Overall this is not bad, consider yourself lucky aside from all the unpaid rent.

Hi Mike, new subscriber here. I am a Landlord myself, sorry you have to go through this when giving someone HELP. People are so unkind these days , no SELF RESPECT or this would not happen. My problem is a relative the place is a disaster, the next family gathering is about to be such fun🤨. And sometime they have the nerve to put our name down as a reference 😮. Really?! Good luck Mike on your next tenant.....HEAVY-DUTY SCREENING!!! Spend that extra money for the credit, criminal and rental history check it is worth it in the end.

Make the deposit equal to 2 months electricity, water and one month rent. Just call it a deposit . Otherwise they'll skip out on paying those bills.

Before you rent, why not check out how they're living in the spot they're in. Just think this would save ppl a lot of money on repairs.

I had rental property for 40 years mostly mobile homes. This is nothing compared to what I’ve seen. Ccount yourself lucky.
