Ive figured out a loophole where I Live for squatters. If the house is in bad shape you can claim their is black mold and dangerous for anyone to be inside. By law they have to get out at that point. Couple hundred bucks for the cleaning crew and the house is yours in less then a week.

From a business perspective that is a great approach. From a human perspective, I prefer Craig's approach. It may have taken longer and cost him more money, he allowed them to move on with some dignity and get things lined up. That's the behavior I would want to model for my kids.

@@ryanjohnson8821 I’m not sure i agree with that. Typically they have been living rent free for months to a year before you purchase. I would never put a owner in a position that would cost them to the point of having to bribe me to give them what they own. I want my kids to have a model of earning their keep. Even the guy who was squatting said the house was in terrible shape.

@@dannymoss2540 I can't disagree with that, it's an important life lesson too. I think I would've taken your approach if the occupant was not being cooperative. In Craig's circumstance I think he took that into consideration.

But if an old person has lived in their home for 40 years, but can't afford the increased taxes, the sheriff will kick them out and the house will be sold out from under them.

It’s amazing that people can purchase a home. Then find out squatters are living there. Even in the shed. And these people have more rights than the purchaser.

I had rentals in Detroit, I hired people that would knock on the door and say ‘ you have a half hour to get out and you just wasted 1 minute talking to me ,your down to 29 minutes’

A quicker way to have the tennants removed, in this particular instance, as opposed to a summons for unlawful detainer would have been to contact your local code enforcer and have them condemn the residence as a biohazard to live in. Your prior conversation with the tennant should have given probable cause for the code enforcer to perform an investigation, as well as the fact that the father was living in a shed behind the house. There's also other factors that the code enforcer could take into account such as a residence must have running water and power to be considered habitatale (at least in my state). With children residing in the home it could have warranted CPS being involved, but that's up to the case workers discretion. You actually had several different options available to you

@@michaelmullin3585 I find the best way to deal with lazy and incompetent town, county or city worker is through their supervisor. I've dealt with unlawful detainers/evictions for several years and have never had an issue with a code enforcer doing their job as long as my client had a legitimate complaint. I have had to deal with certain individuals from my various state agencies who appeared to be less than motivated to perform their job and I can assure you that a complaint to my state capital always yields positive results within 24 hours (usually less) and works as an attitude adjustor. The problem with a rookie landlord or property owner with a very limited knowledge of this procedure attempting to perform this process without paying for the service of an experienced attorney is they just don't have enough knowledge of the law or experience in these situations to be able to know all of the options they have.

I bought a bank foreclosure and had to put a notice to vacate on the door and wait ten days. After the ten days had to wait thirty days for a hearing, then the judge gave the pos two weeks to get out. He was living without heat or water and the house was a disgusting. After two months, a lot of work and several thousand dollars, we cleared $45,000.

It somehow makes sense in this America that we literally pay ppl to stay home but we don’t require them to pay their rent. But the owner must still pay the mortgage w ZERO help and can’t evict non-paying tenants that have free money🤔

If he had bought it a year earlier, he could have put the mortgage in forbearance under the CARES act, which is how landlords were compensated when the shutdowns first happened.

Due to COVID and if you are property owner that rents you no longer own your property, amazing how the government can just take these properties from rightful owners and ties your hands so you can’t evict renters who won’t pay rent, but you as the owner are still obligated to pay property taxes and the mortgage

I was watching another landlord eviction video who had the sheriff at the rental site to do an eviction in the middle of the pandemic moratorium. The sheriff said the moratorium only covered rentals who were on a lease but did not cover squatters or anyone who moved in without a lease agreement. The sheriff kicked the people out and the owner got his property back.

We’ve been landlords to a trailer for about 9-10 years and never had to deal with evictions or squatters. We’ve learned hard lessons. When you go buy the eviction always put the word “addition tenants or occupants” after their name. A squatter slipped in when we evicted a previous renter. They knew each other. I’m wondering if squatter saw how we didn’t put the additional word after her name on her eviction page. We’re using a property manager next time because it caused us such stress. We think they’re druggies too. Yard and trailer has trash everywhere. Its next door to our nice home.

I'm telling you, the number one thing a person should never do as a parent is buy a "fixer-upper" house. You will spend 12 hours a day for the next 5 years perfecting that property until you realize all those memories you had hoped to make with your kids there will never happen because they're grown and they now resent you for spending more time fixing a house than with them. Sell it Craig, it's not worth the headache or the missed time with your family.

I was a real estate agent at one time. There were often trainings about various topics, and my first question whenever the topic was foreclosure or a short sale was, "What in the world is our motivation to get involved in this mess?!" I can see it if you're an investor and either have the time/energy to do the work or the resources to have it done for you, but otherwise......

Honestly, It will work out fine for you as you have the skills and finances to turn the situation around. Get your kids involved in the process. Pay them to work on the house and fix it. They will learn so much! It will cheaper than building a new one as you have already discovered. If you like the location, that is enough.

Craig, unfortunately this is the perfect example of learning the hard way. I would suggest you flip this property as-is, it will never be Lake home that is right for your family. If you keep it, you will again learn the hard way that's uninhabitable and will need to rebuilt from the foundation up. Just bite the bullet and buy a home that is structurally sound and just needs some cosmetic upgrades like paint, flooring, sinks, cabinets and countertops. Either way, you ultimately get what you pay for.

Back in the 90's some goofy hippy friends of mine were going to go in on a house. (There goes the neighborhood!) It was in similar condition to the one in the video. One of my buddies forgot his socks on the dresser and took like three steps across the carpet in his bare feet. Bam. Foot fungus. The place was insane. It literally had a human sized hole in the floor of the hallway that went all the way down to the basement. I hope the local fire department used that place for training. What an absolute pile.

In my country people can legally live in your house, (they get inside While you are away and they claim they live there) and you Will have to leave, and still pay the bills or you can go to jail for extorsión.

Folks who don't 'own' a house seem to lose incentive to take care of it. I would feel bad (like barely) if folks hit hard times and still took care of the house while they essentially squatted, but in these scenarios people turn into deadbeats.

I know someone who was flipping a house they bought it. Squatters would not leave he just started tearing it down to the frame when the roof was gone, they left. When he was working on it the squatters called the police a few times he just showed them the deed. The police told the squatters it was a civil matter.

666 - They moved in 6 Mar 2021. Shooting was 6 Feb 2022. Move out 6 Jul 2022. 488 DAYS OF PAIN. Everything we did helped. Sheriff reports on line. Code enforcement Reports. Business License Agency reports. County Supervisor request for assistance. In the end it was the simple call to MORTGAGE LENDER. They did the FORECLOSURE. The owners either could not help or did not want to help. THIS IS A PRIME EXAMPLE OF THE COMMUNITY WORKING TOGETHER TO RIGHT A HUGE WRONG. Thank you to everyone who participated with work, prayers and encouragement. IT ALL HELPED.

One homeowner actually squatted on the squatters. He moved in when they all left the house, changed the locks, and threw their stuff out, lol! If they can squat, he can squat!

I have 2 tenants that have not paid in a year and 2 squatters in my 4 plex. The courtdate is July 10 2023 and my lawyer wants to give them an additional 45 to 60 days.

In Oregon a person can enter the home as a inspector on short notice then move in as a tenant for as long as he wants and it becomes a civil matter it’s completely legal as long as it’s not a relative and you don’t pay them until after the squatters are out. But not every state is the same but it’s completely legal. Don’t ask me how I know.

It is disgusting that government overreach completely ignores the rights of property owners--and not just during the pandemic-. I am shocked that the Supreme Court has not made a ruling on abuses such as these.

When they leave for something. You have a friend move in. That would make him the 2nd squatter. The 1st squatter cannot get 2nd squatter (your friend) out because he has no paperwork. Then you complete a lease to your friend (2nd squater) which now becomes your tenant. That's how you take possession.

(Same thing happened to me Craig .this is what i did and the bikers were friends of mine ).... If the squatters haven’t got signed agreement with you there’s nothing stopping you signing an agreement with a new tenant let’s say a few big scary bikers (outlaws) and I’m sure they won’t want to share the home with the bikers who will be the legal tenant at this point . My squatters left as soon as I told them who was moving in on the weekend .. next day they were gone lol.. Worked a treat 👌only lost a few months rent and had to replace all floor coverings 👍🏼

Demo time , gut the place, down to the stud’s, which is what I think your doing. My beat is you will have 2 maybe 3 dumpsters at $500 apiece. Once you get the crap out you can bring the new stuff in. I think it’ll look very nice once you’re done. I’ve done this many times over my lifetime, The beginning is never fun, but the end is very satisfying, I just bought a 1.5 million property for 800,000, with a $400,000 budget. House was built in 1897 here in South Carolina on the waterway. It has a beautiful view and a beautiful interior, I have three more months to complete.

Your home, even with a squatter. Drill out locks and change them, empty out house to work on it and tell squatters contractors are coming to do work and they cannot be there due to safety issues. Install bars on windows and high-security locks on doors.

Aw!. I wanted to see the end result of the house remodel. If I saw that house in it's before disrepair, I doubt I could live in it even when it was remodeled. The visual of the before would haunt me.

Squatting on the squatters is probably the best solution I’ve ever heard. The moment all adults are out of the house, break in, change locks and wait. When squatters return and call police, show police the deed and any ownership papers and deny any knowledge of them living there. If that doesn’t work, simply tell the squatters and police you have no intention of leaving. From there, make their life a living hell, gun on hip, deed in hand.

I forget how much you paid last year, but I'm pretty sure it was too much! LOL, sorry man...sometimes you just have to swallow your pride, put your head down and just work your way through it. I really hope you turn that house into something truly special for your family- good luck with it all!

Didn’t the bank sell you an unoccupied house in the contract ? Seems like they’d be responsible for the eviction cost and mortgage payments

...as someone I know just won a Sheriff's auction. He is finding out the family also owns the house next door but all these family members have judgements against them for debt and evictions already and he's biting his lip. Friend #2's landlord sold their house to a new owner who somehow got the utilities switched out of Friend #2's name--and now Friend #1 wants to find out how to do that, lol.

Check on you house every 30 days put in the lease . You can make this leave if they obey what you put in the lease.
