Falling from an extreme height should instantly kill you becoz of the buoyant force of water. The water surface would act like a rock surface. GTA V nailed this detail!

When you land with speed on water, the water molecules act like concrete for a split second and then disperse, acting like water. The fact is that the split second of concrete is enough break your bones, damage your organs and possibly kill you. GTA 5 acted realistically in this one.

4:25 actually you seem to have some kind of mod here! This parachute animation went unused because of a glitch in the game but you seem to have it here working normally. And normally CJ just dies if the parachute doesn't have time to open properly but here CJ survived with the working landing animation

The reason why the protagonist cannot deploy the parachute from a 2 storey building, it's because they can't open the parachute in time, so they just disabled the parachuting animation from such a small height, because if they didn't, the protagonist would try to open the parachute, but just face plant on the floor instead.
