South of Lisbon is the port city of Setúbal, which has not been talked about or thought about very much until really recently. Josh and Kalie from ExpatsEverywhere take you all around the city to find out what it has to offer and if it could be a place that you want to live in here in Portugal. Its lower cost of housing and proximity to Lisbon could make it the perfect home for you to seek great value for money.

I live in Setúbal and I have mixed feelings when I see this type of videos. If on one side I really get glad that the city gets known, on the other hand I just think on how bad it gets for locals when tourists come in at an high rate - housing prices will continue to shoot up (more than doubled over the last 4 years) and gets impossible for local people to live here...and if "setubalenses" don't live here, you won't get "that feeling". Anyway, it's a nice place indeed. Cheers!

People looking for paradise and when they find it , it’s like a gold rush , all moving in and ending up destroying it ! The ‘Lisbonites ‘ are moving to Setúbal and other smaller cities because of rise in costs caused mostly by expats , moving in to Lisbon at record breaking speeds from England , Germany , France , China, USA, etc ! Who can blame them ! Everyone is looking for paradise but for the locals it’s not about retiring in the sun , it’s about day to day survival !

Too bad you guys didn´t showcase Tróia and Arrábida range, for me, it´s impossible to think of Setúbal without thinking of Tróia and Arrábida !! Also, the commuter takes about 1h from Setúbal to Lisbon but there´s no risk of catching traffic on it, it has comfortable seats with AC on every carriage and crossing the 25th April bridge on the train and enjoying the view for me almost makes it worth the ride.

The city of Setubal and surrounding areas (Palmela, Arrabida, Quinta do Anjo) are very well establish for decades among the portuguese people for wonderful weekends, beach day out or holidays. Fantastic flat sea to swim, amazingly good sand, vibrant vibe all around (not sure now with pandemic and restrictions) food heaven places all prices and ranges and list goes on and on. So, when you guys say it is an upcoming area, that`s not true unless you talking about mass tourism. I do hope tourism keep visiting the area but at moderate rate.

Thanks for sharing this video. It is always nice to hear good things about your country. I also lived abroad a biga part of my life. I think Portugal has good and bad things, but maybe something that I think it is important to mention is that portuguese people are very sympathetic, they always say hello and help if you ask for... The food is nice, but I think you should check seafood like "Ameijôas" or "Sapateira" or "Massada de Peixe", these dishes are cooked in a portuguese way, which you might like. I also agree with the car, it is easier to live with a car in Portugal, due to traffic, buses might get late, and via car you can enjoy amazing views like the ones provided when crossing the bridges. Some places can be cheap if you know where to look, you can have lunch in Lisbon for 4 euros if you know the tricks, and there are many cofees, restaurants, bars and discos to enjoy. If you like to live in a calm place without traffic and space, Setubal is nice. Another thing about Setubal is that in 2 minutes by car you can enjoy the forest and farm life, which is super calm, there are beautiful beaches if you go down the road to Algarve, some hidden by the trees. In Alentejo there are beaches that are so beautiful that you may relax you spirit, like the "Aivados" beach or "Zambujeira do Mar", the places where people from Libon pass the change of the year. The water is cold compared to the mediterranean sea, but one thing that I like is that you can work and study at the same time, or take online university courses. You might find more english speaking people in the Algarve, the architecture there has some arabic influence and things are also calm. And the portuguese shopping centers have lots of things like cheap cinemas compared with the US. I hope more people like you decide to move to this country and that you enjoy this country. Godspeed.

Very pretty area, only so far I'm still happy with the area we chose (Caldas da Rainha). For those ex-pats wanting a car - it's an easy process and the same as buying from a dealer in most countries. We bought directly from Nissan and chose the 2021 Juke. Dealer helped with insurance and yes if we weren't being frugal, we would have bought the Mini - which is the perfect sized car for European cities. OH...and the land transfer tax is surprisingly high (almost cost the same as the car).

It’s a beautiful town but the area is one of the best in Portugal. There is the fabulous beaches around comporta which is largely unknown to non Portuguese. Arrabida is lovely and Cabo espichel on my favorites in all of Portugal. Rents are not inexpensive but about $700 for a decent place more or less in the city center, according to idealista. Really appreciated this, because when everyone was voting on destinations we were talking about how little there was on Setúbal. Sounds enchanting in many ways. Also like that it's up and coming. It isn't THAT far from Lisbon and I have to wonder if the city and region grow that more connections with Lisbon will happen as a result. BTW, the ocean looks to be more like a protected bay. Around Lisbon is the cheapest and one the most beautiful (not the city itself) but the nature. They mention one protected area only (the Arrábida national park), but there are the Sado Estuary Natural Reserve that for me is amazing and beautiful, in half of the time there are Flamingos there and Dolphins all year in the river. One the best spots in Europe to bird watch. And they forget to mention the Troia peninsula and Comporta with beautiful beaches you have a boat from Setubal to cross to the other side of the Sado river.

Just what we needed... expats coming to other areas and raising rent prices for locals. Don't get me wrong. I love that tourists love my country but this really doesnt help rent prices.
@ExpatsEverywhere
@ExpatsEverywhere 3 жыл бұрын
If we're being honest, Diogo, it's probably tourist that are raising the rents more than expats. What we're seeing is that foreign investors (that don't live here) are purchasing properties for the AL market, which could be rented to a mix of tourists and expats renting for the medium term, but nightly rates provide greater ROI and will allow people to make more money if they charge higher prices, which is making the market a bit crazy. At least in Porto (were we understand the market better), AL permits are being really limited by government regulation. The puzzling thing is that taxes on long-term rentals is higher for the property owner than AL so it makes more sense to want to have an AL than a long-term rental.

Focusing on the city gives a restricted view, the bigger picture here is the Setubal Peninsula. The coast road from Setubal to Sesimbra with the sea on one side and mountain covered in trees is spectacular. Sesimbra is a lovely town right on the beach. Further north is Caparica, it has a massive beach with a very long promenade (at least a few KLM’s), great for walking in the cooling breeze off the Atlantic. A great place for hiking and horse riding is the Parque Natural da Arrábida. The pousada in Palmela town has fantastic views by day and by night, you can see Setubal to the South right up to Lisbon to the north. Brilliant shopping centers or “forums” in Setubal, Montijo, Almada, Coina, Rio Sul. Of course Lisbon with everything it has to offer is just 40 mins away. In summary anywhere is a great location on this peninsula. I’m speaking from experience, our place is in Quinta do Anjo.

Just bought a place in Setubal. You DO NOT need a car at all. Buses and trains run every hour to Lisbon (and many other cool areas) and are super convenient. It's possible to walk to the train/bus station from almost anywhere and when you arrive in Lisbon, the Metro directly connects to the stations. As far as getting to the Arrabida...in the summer...private cars are not even ALLOWED on the road, but there are public buses/rideshares. I would say that you could easily live here and just rent a car once in a while when you wanted to do a more elaborate road trip! Also...you must check out Troia and Comporta area next time. Over the years tourist have came and the prices of everything has been increasing more and more and that is really bad for us. You can visit but don´t leave here. 700€ for a T2 is too much, and it's because of tourist wanting to have a house in here that it became hard to have money for us, setubalenses, to afford a house, food and bills. The major of the population receive the minium wage (its way lower than 700€) so "just 700€" its a lot. And just a advice: don't show in the videos places with the wrong names, for exemple, the Jardim do Bonfim that you showed it was jardim da saúde.

Prices going up for locals because of foreigners unfortunately happens all over the world and I'm sorry for the people who have to suffer like that, but it's really not the foreigners' fault. Foreigners come to your country because your government feels it needs foreign investment to raise the standard of living for everyone, so your government invites them to come. If people have a problem with it they should contact your politicians and then maybe they will close the door to new people. 🙂

Maybe I've missed it in your videos but I don't remember seeing a KFC or Dunkin Donuts anywhere. Another huge plus for Portugal!!!

PeterD, they exist but few and far between. Dunkin wouldn't be in any of the smaller cities. You might as well get a bola de belem. - Josh & Kalie

PeterD, when you have charcoal grilled chicken, cooked to perfection accompanied by Chips/ Rice/ Salad and 'watered' down with a glass of locally produced wine, in Portugal the likes of KFC would be an affront to national culture. Just saying.

Ola Josh and Kalie 👋 Totally agree with your observations about Setubal. Gritty yet gorgeous. I would totally expat that! Or at least visit for a while again. Wondering if you find driving on Portuguese roads as nerve-wracking as I do? Everyone drives so fast! Will you get to Troia? Better than Comporta in my opinion- and Comporta is so beautiful. Love to Sia and Pincho. ❤️

Thanks, Wendy! Heyyyy. We appreciate it. We've heard a little gritty and a little pretty. 😂 Kalie does the driving and it's mainly been in towns so not too many nerves wrecked. We went to Tróia today. It was pretty. Pincho and Cia send their love back! 🥰 - Josh & Kalie

Thanks loads for this informative video, as usual. But not sure if you talked about home prizes for buying?
@ExpatsEverywhere
@ExpatsEverywhere 3 жыл бұрын
Hey, Trave. You're welcome. We did talk a little about buying a home. A solid price for a home there is anywhere between €100,000 and €300,000 depending on size and proximity to the water/view. The lower the price the more that might need updating. Hope that helps. - Josh & Kalie

I really enjoy your videos - I have learned a lot and they have been helpful (I am considering retiring to Portugal after 45 years of living in California). I guess I have to send you a thank you contribution twice. I want to send you $20 but there isn't an option for that. It's a long way from $10 to $50 with the option buttons. Take care, Jorge.

Hi Jorge. We really appreciate the support and gesture. We do have a PayPal account for donations or even better, we'd love to have you plug in to our community on Patreon. Let us know what you'd like to do. I can help you out with either option if you'd like to email me at contact@expatseverywhere.com Thanks again! 🙏 - Josh & Kalie
