As hard as it may sound, you can plan for recession. If you’re working, find extra work and also get a financial advisor. Protect your deposits by having enough cash in short term fixed income, cut down your expenses, utilities and minimal insurance.

Well agreed, you know it was way easier to navigate the market up till 2020, ever since it’s been dip over dip, I had to source for a certified financial advisor John Desmond Heppolette, to revamp my entire investment portfolio in order to hedge against inflation. It’s been over years following his guidance and I’ve grown a $370k account to almost $2.5m thus far.

It’s unfortunate most people don’t have such information, I don’t really blame people who panic cos lack of information can be a big hurdle. I’ve been making more than $85k passively investing with a financial advisor by name John Desmond Heppolette, and I don’t have to do much work. It doesn’t matter if the market is crashing, i always make good returns.

I was in Australia for one year, i have some friends living in Australia (i couldn't get permanent resident visa). Everyone of them lives very well in Australia. They have "little jobs", like bartender, waiter ... and no one is suffering about economic crisis. They enjoy their life, a couple of friend came to Europe to visit UK and Switzerland. A friend got a baby and they take a bigger appartment in Sydney. Some of friends even pay University to get permanent visa resident, and they don't have a problem to live in Australia and enjoy their freetime. So maybe, you cry for nothing, i think ...

@@tuduermestrop8474 I live here. I would not live anywhere else. I also tried to rent a flat, not in Sydney or Melbourne, but an outer suburb. I tried several times and each time I missed out. I've never had to compete with 15 other people before. I don't know when you were here exactly, but things are harder now than even when Australia was officially in depression. I know people working 2 and three jobs to make ends meet. Go away. Australia is full up. And there are no plans to make it any better.

Labor litertally isnt even doing the minimum the data recommends. We could crack down on Air Bnb, scrap negative gearing, super profit tax or even spend a fraction on what were planning to on subs. But no, apparently labor is just adding 200 000 hyperthetical homes over 5 years which isnt even half of what we need

FIRB, ATO, States know and don't care. If they did FIRB wouldn't give Foreign Investors opportunity for greenfields land banking or leaving empty new house & land packages and probably claim the vacancy tax as a tax deduction.... States and Local Governments underwrite the Airbnbs popping up like hidden brothels in residential areas like the 1970s. They know there are rooming houses popping up everywhere so the Landlords make $300-400 per room rented making $60,000 a year.....they are all at it....doing Australians out of opportunity. I'm ready for a double dissolution election if we get more landlords out of the Parliament and we get productivity moving in housing so stability of rentals become a KPI.

"vacant, airbnb, foriegn owned" is small fraction of existing residences. Also, if property is foreign owned or leased to airbnb, doesn't mean it can be confiscated or something.

We need a national tax on empty properties. A tax high enough to push holiday homes onto short term rental when not in use. A tax high enough to force permanent AirBnB’s to be leased 7 nights a week (even if some of these nights are at a loss, that’s covered by the profitable nights).

Another issue is that during Covid people moved further away from the city to rent more rooms for the same price (think home offices, games rooms, spare bedrooms etc… ). This additional room demand trickled through the market, eventually resulting in a shortage of rooms (and in turn a shortage of properties). The people hardest hit are people that would share homes. Forcing people back to the office isn’t the solution. Perhaps we need to recognise that some roads and public transportation routes have less usage. Perhaps we can pause on adding additional lanes and redirect those resources into building more homes.

You keep drumming on about not having enough houses. I don’t think that’s the underlying issue though. The last 20 years we’ve handed land over to private developers, look at Baldivis WA that was zoned when I was 10 I’m 29 now and the developers are still trickling out the lots - sucking up us much money as they can. Let’s get real. We need government controlled land releases to first home buyers for dirt cheap, stop letting the developers handle it

He's got one. On investment properties he's a small fish. A quick internet search shows it common across party lines pick any of the major political parties and you'll find most of their members in parliament own investment properties.

It’s absolutely how shocking, it’s a basic human right violation and even people who work and have an income are struggling to secure a house/rental let alone the people who already are financially worse off. Good tenants should have more rights and eviction time should be much longer by law because even if the housing market wouldn’t be as bad as it is now, it would require much more time than just 4-6 weeks find another rental.

If I own a home and am going away for 3 months overseas, I don't want to rent that out to strangers! It's my home, with my furniture and my personal things throughout. Short-term stays don't solve the situation either. Also a family that has all of their furniture etc, being evicted - if they were to move into a short-term rental that is fully furnished - what do they do with their furniture? If my holiday was 1 month - Air BnB would solve that but a short term stay for a family of 1 month, while waiting for a permanent home is also not an option. That means having them store furniture for a month and move twice. Vacant taxes for those who travel or work often either overseas or interstate (Sales ppl etc), is also punishing them for their occupation or ability to holiday. What about people who own holiday homes or Air BnBs in small country/coastal towns? People don't want to move them, even temporarily, because there is low employment opportunities. Holiday homes being on short term rentals (say 6 months over Winter) means those ppl move to that far off town, try and get a job for 6 months then need to find another home somewhere close by or move again and find new employment. Holiday homes and Air Bnbs need to have separate categories - those that can be resided in with surrounding infrastructure and jobs ... and those that won't be resided in due to no employment opportunities and being far away from infrastructure and the next rental property they need.

The Greens suggestion of capping rental increases will drive landlords from the market. This may have the result of driving down property prices as landlords sell due to not being able to make money on their rental properties. That, in turn, will drive the prices up for rentals, due to the reduced stock of properties being on the market. The suggestion of throwing money at the problem is dangerous as what happens is that as soon as government money is being handed out, magically, rents and house prices INCREASE by the amount of the handout! To me, that idea is a non-starter! Building housing, that needs to be segregated back to the Non Government Organizations, set up 500 areas, across Australia, both city and country, give each of the NGO's 40 acres / 100 hectares, and advise them that they need to build a new home a week for the next couple of years. Have rules in place for street sizes, setbacks from the kerb, density, community shops, reserves, green areas, a R - 12 school and a few other things, but, let people be creative in how they design their projects.

Reuse the former Myer store in Brisbane as apartments and cheap low cost accommodation. We could have affordable housing up & running there within a month.

The government is still not doing enough. I believe the PM needs to seek professional advice from a hi IQ group. This problem has come to need immediate attention and he just keeps floundering around while the situation gets worse. can't wait for a federal election.

Investment property is a form of investment. Any cap or red tap will make investment in housing less attractive for investors. So, the rent cap is not a good idea. More focus should be buiding more home !! Additional supply will automatically reduce rent increase.

Rent freezers are not the way to go. Building a lot more houses is the way to go. Government funded home building is needed.The government needs to be creative in how this project is funded so as not to run up government debt. Eg: tax on air bnb, as there are lots of international investers use it as a means of owning realestate and avoiding tax's. How about we tax international realestate investors for the privilege of owning Australian realestate.Stop immigration.

The answer to all of this is simple, make it so that no one can negative gear more then one house. That will cause alot of homes to go to the rental market, and with more supply that should rents more stable.

what about living with mould how many Australian houses are deteriorating because of the poor conditions and state of mould. Not understand the logic to buy a house and then let it deteriorate as a landlord because you will not address the fact that you have mould to know about as a landlord and then not do anything as a landlord I think that should be held accountable. Really glad to hear The Project has represented the other side of the "rental" issue here and not just focused on renters. Deflate the Housing Bubble and reduce house prices, puts pressure on current owners with mortgages and decreases Superannuation and the Stock Market - which then has a flow on effect towards the Australian Economy.

Meanwhile a city of 140,000 where I live has hundreds of homeless people. I was close to being one as there simply are 10% of the homes available to meet the actual demand.

If the govt cant afford to give a free meal every day, htf will they give the homeless a place to live? Incentivise and permit (not obstruct) people who are able and want to provide affordable rentals in many forms, to risk and share their money (against high interest & building cost and inflation). Whether you like it or not, they're part of the solution.

The way the project just made out like this will be good is a joke. Australia builds under 2 hundred thousand houses a year. And with building companies going down like no tomorrow, even less in the coming years. But this fool is giving money to states to build 1.2 million in 5 years? States don’t build houses do they?

Labor have done more in their 1st year than the LNP did in 10. --- Slow is smooth and smooth is fast --- Labor must walk a fine line. They need to get re-elected to keep making improvements, and also they muct keep 60% of their voter base happy (Landlords and home owners). if Labor focus all attention on renters they will be voted out and the Libs (LNP) will strip back any improvements made.

Note: not every migrant buys or rents a house. 1 house can provide for 4 or 5 migrants, families etc.

I feel sympathy and empathy for our country, low income people are suffering to survive, "Anyone who is not Investing now is missing a tremendous opportunity." How about a national empty property tax. A tax that’s high enough to force holiday homes to be rented when not in use. A tax that’s high enough to force permanent AirBnB’s to be rented 7 days a week (even if some days are at a loss). And the same should apply to hotels, motels etc… I know this additional supply won’t be everyone. Still, it will be instant supply. Some will become digital nomads and move into this cheaper, non permanent accommodation. This will free up accommodation for other people.

@@paulsnow1289 I support the removal of negative gearing. The catch is that removing negative gearing won’t add to housing supply. Limiting negative gearing to new properties may lead to more housing supply over the medium term.
