I like this house design and the attention to detail is amazing, my only criticism is about the guest bedroom sliding doors on the front of the house, sorry I don’t see the benefit of that, and in 2500 sf. home I would like to have a proper pantry, yes they squeezed in four bedrooms… And someone mentioned the access to the garage will be a pain. I would like to see that home staged, I could be wrong, but the living room is a bit narrow, and there is a huge space between the kitchen island and the living room sitting area. Not saying that’s necessarily bad, but will need a good designer to choose a right furniture.

how long does it take to get to open water

It could take anywhere from 40-60 minutes to hit the river estimated.... Before I forget There is a 10 foot 3 inch bridge that is on the way to the river. There are a bunch of factors that come into play on the length of time. From my home it takes about 15 minutes to get to the river, and another 5-10 minutes to hit the no wake zone. ( I am just on the other side of the 10 foot bridge). With my boat I am able to cut the trip shorter because once I pass rum runners/tarpon point I am able to leave the channel and cut across the river to the slow zone. Larger boats have to travel around a little further and go through the entire slow zone which can extend the trip another 10-15 minutes. From this home to the bridge it could take anywhere from 20-30 minutes (pending the idle speed of ones boat) I do not travel that fast because I don't get much time on the water so I try to stay out as long as possible. There are some folks ( who I yell at when they fly by my house) who travel well over idle speed. since I am on the same canal we could always time the trip and see.
