Great share Brad. I would agree that it would be a total do over. Those cracks are huge risk, and if the house is settling what about the everything else under ground? Could be digging up broken gas lines, water lines, and who knows what-else. I would go share more trees, and pass on this one.

Thanks for the tour of this property Brad. I think you are right on this one. The house is too much trouble and expense. For those "bad boy" plants taking over the place, best approach is to hire someone who has goats to come in and clean everything up which they do very efficiently.

She brought back sooooo much stuff but just ingredients. She is a fabulous cook. Mole, Pipian, pollo el torrito, etc etc. Real classic Mexican cooking. 😋😋 Oh and Tequila and Mezcal! Can’t live just on red wine!

Having restored a house of that age, I'd very much agree that the suggested 500k resto cost is wildly optimistic. Underpinning; a load of steels to give a better internal layout; looks like it's been repointed with cement to add to the fun? I hate saying this given it's an historic property, but not everything is worth saving.

I say that a lot in the older villages. Can’t save every home. Better to have some green spaces. Or kids playground. Something to attract people.

This house has a great layout. Its overpriced by at least $200,000 (just my opinion). I agree it would take alot of Money & Time to restore this house - if you are willing to put in the work, I definitely think should you sell it afterwards you would gain big. ❤

I’m with her. I was watching the video and saying to myself that a decent renovation is going to cost anywhere from 500-700k and that the ask should be more like 325, and they settle at 295-310k. Throw in another 100k for a proper in ground pool (if you can even work out the water) + all the costs that go into closing, and we are looking at somewhere between 1.1-1.3 million. That’s already a very steep price to pay. But with their ask? It gets crazy 😮

Hi Brad, the house is huge, location perfect, view magnificent, but yes it needs a lot of repairs and a ton of money to make it top-notch. It will ended up costing a fortune that will take years to recover if you ever want to sell it, and yes it will take years of your life too to remodeled it which at our age we just can't afford it! I personally feel anxious just to think that the clock is ticking, time is running ! I should have been there at least 10 -15 ago ( that happens when you have responsibilities that tide you up here). You just need to keep looking for something that will be cheaper, more manageable, and won't take years of your precious time. On a different note i want to wish you, and Olivia a very merry Christmas in the company of kona, and Charlie. For us ( specially me) this is going to be a very sad Christmas) just a few days ago I had to euthanize my adorable cat. He used to hanged around one of my duplexes, and I decided to adopt him. Unfortunately we only got to enjoy him 4 years. He was probably 10 years old by the time I decided to bring him home. We totally spoiled him, but he was already too old. My heart is broken. I am sure you know the feeling when you lose a pet. They become part of your family. Anyway , a big hug for you guys , and please enjoy the holidays ❤

I wanted to love this house, but overall wasn't impressed with how the interior spaces where laid out. Definitely was more of a farmhouse than an estate. I'm sure you could pump a boatload of money into this and make it gorgeous, but I agree time and money is better spent elsewhere.

Hi Brad, thanks for the education on what not to consider. So much structural damage plus putting a pool in and doing a garden would be big dollars as you say . New guttering and fixing the roof another costly exercise. €500.000 is too much money to pay for it. I believe it will be on the market for a while if they don’t drop their price at least 10% or even closer to 20%. Kind regards from Australia.

Yeah at least that. We’re actively looking now at houses that seem to be unused here. And I mean pretty nice houses. You’d be amazed how much stuff is sitting idle even in a high-end world famous wine area like this. It must have something to do with the families and multiple owners and also the almost nonexistent carrying cost since there is almost no property tax.

For sure in Abruzzo or Umbria even it might! This micro market where we live, around Pienza and Montepulciano, is super expensive. Like being in Napa Valley in US.

For sure. Good read on it. The ground here is crazy. It’s clay. Our yard at our rental house stays kinda muddy all the time even when it doesn’t rain for a week. Because the night dew is enough to keep it moist. That’s why grapes here can go months without rain. The roots go up to 20’ deep. And the clay soil holds so much water.

Neglected properties are an absolute nightmare, I learned this lesson early in my real estate development career. When you're young, dumb and enthusiastic, you learn rebuilding a house is usually more expensive than just starting from scratch. I would find something that's sound, has most of the expensive renovation (roof, plumbing. electric, doors and windows) taken care of, and just needs the final push across the goal line with updates and aesthetic choices (perhaps someone else's failed project). I agree, life is short, make it sweet. Additionally, I feel that desirable real estate markets are in a huge bubble, whether it be here in California or desirable parts of Italy. When the correction arrives, as it surely will, all kinds of wonderful properties will bob to the surface, as owners need liquidity and go into fear mode as their portfolios crash. I don't know the market there, but could you sell the renovated house for $1.2 million, net of costs, in a soft market?

I call things like this "wanting all the money" - i.e. they're charging for what it will be worth once YOU have put all the time/effort and money to get it where it should be. As much as I see what it could be, I'd want to be under €1M all-in for sure...

500k to buy, plus taxes etc , plus 500k to revamp. Still would not be a million dollar home , interior layout is extremely poor . Best of luck if you do go for it
