There is also a special case: If INVIt is paying tax as per u/s 115 BBA i.e reduced tax structure then it will be taxable in the hands Individual investors otherwise exempt.

Does an auditor responsible for this to know or his responsibilities is to audit of the facts on the basis of information given to him and his opinion will be subjective opinion. You may need a Consultant for this which is called tax consultant. The difference between them is huge. Please be informed that an auditor not necessarily be an tax consultant.

There are 2 situations of Dividend taxation in case of REIT. The REIT derives its income from an SPV(the underlying assets that generate rental incomes) SPV ---------> rental income to REIT ---------> passed on to unit holders as dividend. Case 1: When SPV pays income tax at normal rate on its income. Then dividend paid to unit holders is exempt from tax and No TDS. Case 2: SPV pays tax at 22% under section 15BAA (Special tax rate for domestic companies) In this case the dividend paid by SPV/REIT to the Unit holder shall be taxed at normal rates and TDS shall be deducted under section 194LBA. For HNI clients, it is better that SPV pays tax under Case 1 so that the dividend becomes exempt.

May kindly consider to clarify 4 points if known to you- 1. How the underlying asset valuation shall be done accurately so that the public should not suffer due to over valuation. 2. The asset is depreciating except land. In such case suppose dividend is 10% then how the initial investment is secured because the market value of share or unit will also be devalued. 3. How the future revenue is being ensured by the trust specially of Power grid whose customers are the discoms of the states and are in precarious financial position. 4. Even with long term contracts, keeping in view of changes being made by the govt to promote competition , the payment to non conventional energy developers by the states without delayed surcharge or interest, how the trust will ensure it's revenue on time and ensure that long term contracts will be in force through out the period. I will b grateful if you throw some light on these points. Regards.

U can only buy in multiples of lots. U can't buy like shares, like 1 share or 10 share. They trade in lots and have very less trading liquidity. Earlier Invit had lot size of 4.5 lakh but now it has been brought down to 1.1 lakh.

In pre open market report u said bajaj finance will declare results during market hours, but the fact is it will announce after market hrs, dont guide in this way with out having proper confirmation or knoweldge.
