The “theme park” is temporary. The city owned that land n I believe it’s going to be an opera house in the future.

100% true. We live in the Galeria for two years now and noticed only a handful of wealthy Vietnamese living in the Penthouses. The rest is Koreans during the rainy/low season and Overseas tourists during dry/high season. The owners are barely able to pay their loans and are now trying to sell apartments for $1 million that are not worth more than 250k.

Thank you for the videos. I was wondering about the 6-month rental prices for a 1-bedroom or studio in the area.

what about Sunwah Pearl, what do you think for renting 2 bedrooms. Any recommendation. Thanks

If you buy an apartment and don't do airbnb, it doesn't make sense financially. Half a million for an apartment and expect to rent for a only 3% yield?

@@RobLaurieFinancialAdviser apartments aren't hotels. They never have been. They should be separate. This entire air bnb has fucked over markets world wide

@@fatandbroke You’re right, apartments and hotels are definitely different. But when it comes to investing in property, it's smart to look at all the ways you can make money from it. Traditional long-term rentals might only give you a 3% yield, but using platforms like Airbnb can boost your rental income and give you a better return on your investment. Property investing isn’t about providing a public service; it's about making money. This drive to maximise returns can sometimes lead to inflated property values. With the cost of living going up and interest rates rising globally, it’s more important than ever to maximise rental income. Higher interest rates can increase mortgage costs, and inflation can eat into your rental income. Short-term rentals can be a good way to counter these financial pressures and improve your returns. But it's also worth thinking about how government intervention might help people in Saigon. Regulations on short-term rentals and support for long-term housing could help manage property values and make housing more affordable for locals. Maybe the hotels aren't doing their part properly, as airbnb usually isn't cheap.
