Well done, I’ve travelled the same path of going alone, watching KZbin property videos, attending local landlord meetings, going to pin meetings, reading and listening to property audio books, networking with local property investors, attending a few property seminars, online property forums etc. and built up a HMO portfolio worth over 1 million pounds. . . . . . .proof it can be done :) 

@@spencercooper-thorn2624Hi Spencer, Nice to hear from you, get InTouch with your local council environmental health HMO department and ask them if they are aware of any local landlords associations for the area, I live in Calderdale West Yorkshire and we have one which has been going for over 10 years and is a good place for established and new landlords to meet up and network, I gained lots of knowledge from attending, listening to guest speakers, networking with local landlords with portfolios of all sizes and some in excess of 100 properties.

@Gulaid M Hi, Thank you, I started in property way back when I was in my early twenties, back then you could pick up ex council houses in my area for less than 10K each. Going back to your question it all depends on what you are wanting to achieve, which rental model you want to get into, and where you are planning to invest is a great deciding factor on how much money you need to start with for your investments, I would defiantly start out by buying property which you can add value to its how I started. Matt Beks I agree, but he should have just joined right away and saved himself the hassle of going alone in my opinion, but always rejoicing when my students become successful each Wednesday

That’s a fair call. What I would say though there’s nothing wrong with applying proof of concept lean startup methodology first before investing in further training to full scale this is kinda where I am at the moment in my property journey 🙂

My theory at the time i started out was i needed to know as much as i could before i joined anything so i could apply what i then got taught quicker and easier with a solid foundation of knowledge. Not everyones favourite methodology but it works for me :)

Hi Jonathan, i've read/listened to many books/audio books and for me the 2 that stand out for R2R were by Jacquie Edwards. This will take you through finding your area, setting up the company and a basic how to noddy guide on starting out in R2R. There are of course many other great books i've read but specifically for R2R - I would recommend them.

Hi Chris, Thank You, I totally agree it’s good to put yourself out to learn new ways of investing and surround yourself with likeminded people. I’m currently networking with a group of people who have SSAS pensions as I also have one myself and have used the loan back option to my Ltd company several times for HMO properties, I am interested to learn how people have purchased outstanding commercial properties with their SSAS, is this something you have looked into. Hi Yes you are almost correct with the equity balance, you cannot compare this with a residential property you live in which does not bring you an income, the equity I have in the rental portfolio brings in over 50k net income . . . . . . . . The same equity in a residential property you live in does not

Hi Samuel, Great video as always. In the academy , can you specifically ask to concentrate on one area of the property investments. I am currently looking to get into RRRR I don’t want to waste time on rent to rents , or rents to serviced , or rents to hmo . Thanks advance .

Hi Samuel, again a great video! Thank you for share all of this things but at this stage I’m giving up! Probably I take all of this with so much enthusiasm without see my reality. The idea to come back in property was great and amazing but I realised that for me in this moment is just a dream that it doesn’t came true.... 😔❤️

Maybe don't give up but put it on hold and learn more then focus one aspect and become an expert in that one area. Its easy to be overwhelmed with what you can do with property so focussing on one aspect is a great way to get involved.

Could you do a video on how to find out HMO owners addresses? I have looked at public registers for Southampton and Winchester city council’s but they don’t list the owners addresses, only the address of the property

haha. It made it worse if anything! My expectations make running a HMO difficult as no one seems to have the same standard as i expect from myself. That includes builders and tenants!

Listen mate I'm doing this now and every single property person who I've spoke to has advise what i'm about to tell you. SAVE UP YOUR DEPOSIT FOR A CHEAP HOUSE NEAR THE OR A CITY CENTRE ! WITH AROUND 4 BEDROOMS MOVE IN TO THE PROPERTY (CHECK THE ARTICLE 4) ONCE YOU HAVE THE HOUSE PUT VETTED PEOPLE IN TO THE ROOMS. ADD VALUE TO THE PROPERTY PUTTING IT UP IN PRICE ALWAYS GO HIGH END YOU WILL ATTRACT BETTER CLIENTS! THE REFINANCE THE PROPERTY. THIS WAY THE PEOPLE IN THE PROPERTY WILL PAY OFF THE MORTGAGE AND YOU MAKE MONEY BY THE REFINANCE AND MONEY FROM THE TENANTS AND RINSE AND REPEAT. I know a guy who did this 3 times in a years now he has his 3 houses and a buy to let hmo. Do your research on areas and look at what area you want to invest in is good for. for example notts is good for rent to sa but derby i wouldn;t think would be that good. but if you could get a house there and let out the rooms for a hmo i think that would work near to the uni. skegness maybe good for sa in the holidays but what about when it's not too busy. look for places that are up and coming and that is having heavy investment. join my channel and I hope this helps
