Any of your previous episodes talked about rate cap (let’s say how the cost has changed since 2021)? It would be interesting to see how that has changed and when it peaked etc. Thank you

At the end of 2021, a 3 year cap at 1.50% strike rate cost about $150K on a $20MM loan (less than 1% of the loan amount). Today that same cap costs $1.6MM or 8% of the loan amount. Costs have increased about 10X. It peaked probably late 2023 when 10 year T hit 5%.
