Unemployment is low inflation is coming down. There are parts of the economy that are struggling and others that are booming, depending on the market. It is definitely going to be some interesting times this year. There will be some great opportunities and some not so great defaults.

The only part I disagree with Neal is that although the distress might only be 5% or a small fraction of the overall, he has not analyzed how much of that 5% is acutely localized, that could affect the prices in that market although it may not affect that national market.
