Took your advise on this and went for a place a little outside the main suburbs. Just put in an offer for a place with a usda loan. The loan officer was able to pre-approve us for 2.25% interest, 0 down and lower monthly pymnt. I'm so excited. Can't wait to hear back! 😊 thanks for the info!!

Update. Lender dropped the ball and didn't send the app to usda until yesterday. Supposed to close on the 4th. Kinda freaking out about it closing on time. 😫

I went with usda on a new house built . 2.7 interest no down payment my builder payed the closing cost and they cut me a check at closing . The only thing got put into the loan was the usda program which was like 1k People who I know that went with fha they end with a higher interest rate and owe money at closing

@@Dominicano809 Texas , the builder I got lennar recommended my loan officer. Only negative thing is the wait for the commitment letter which is the last step of the closing process

Very informative. I live in a highly competitive housing market and am being pushed out to more rural areas as a 1st time home shopper which unlocks the ability to use the USDA. Makes for a very exciting prospect of owning a house which I never thought possible

Very informative comparison! Thank you! I think I qualify for usda direct but my gripe with it is the many restrictions regarding mandatory reporting of changes in household income and no income producing activity allowed. If ever i'm in a dire situation i'd like to house hack and rent rooms out or airbnb. That would be a last resort to prevent defaulting on the mortage. I'd also like the freedom to add an adu. If someone on a usda loan becomes disabled and can't work anymore, what can they do quickly come up with payments to not default? This is why i'm leaning towards fha. It may not be as cost efficient as usda but at least there's less rules on your life and more flexibility to overcompensate for down situations bc life is unpredictable.

I was calculating today how long would it take me to save my 3.5% + closing cost and I would love to move before May but the calculator said I had more months :( then I found this video and got excited for USDA it fits me so much more than FHA and I never heard of it until today. Awesome, keep up the good work!! That credit score will help you a ton! With a 700+ credit score, Conventional is probably your best choice. You'll be able to do 3% as a minimum down payment as a first-time buyer.

Win The House You Love I didn’t know that, I thought maybe minimum was going to be at least 15% and since I’m first time buyer. I saw your other video about FHA loan and the best strategy to use with that I would refinance to a conventional loan after say 3-6 months. Would you recommend this strategy? Or should my best bet be go straight to conventional? I appreciate your response!

I was approved for 130k with fha, usda I got approved for the 502 direct with a subsidy and 195k. My interest is 1% fixed with no mortgage insurance

How does USDA treat Student Loans for DTI? Same as FHA? Most single ( and low-income married couples) people should be able to go USDA even with low six-figure income depending on area- especially if they want to live in an area that works.

USDA will use 0.5% and FHA will use 1% of the balance as a monthly payment for the DTI.

@@AIex124 I used a USDA product in 2019 to buy my home, at the time that was accurate. My best advice would be to get on income based or hardship status with your student loans and see if that makes your payment lower than the .5% of the balance. That was what my lender used, my lower income based repayment payment.

Question for you: Do you have to refinance if your home is worth more than 20% of the value based on ordering a new appraisal. Can we avoid paying closing costs again with an appraisal waiver? The lender/bank we have now is giving js the run around…. My girlfriend put 3% down on a conv loan. We bought the home at 203,500 and now it’s worth over 265k less than one year later based on comparables that sold literally in the same community that were smaller and less upgrades. Literally over 10 homes sold on the same and nearby streets for 60k higher on average recently

I have been considering a USDA loan for an upcoming purchase. Does the income requirement only apply at the time of purchase/closing or will they determine that I no longer qualify and make adjustments should my income exceed the max in the future during an existing loan period?

Thank you so much for the useful video's I am trying to encourage our granddaughter and her husband to seek a USDA loan. Will they approve a loan for a Modular home set on owned property? They own 5 acres in a very rural area. I searched the map and yes this area is USDA approved. Their income is considered low medium. Thank you for the time you have spent educating us. Do these income requirements and fees still apply to construction loans? And are the numbers still pretty much the same in July, 2023? I get the sense that USDA is more for lower-income earners who live in rural areas? Am I getting that right? (Not wanting to offend anyone who has one!) Thank you, very informative!! I was leaning towards conventional, but USDA sounds more tempting when it comes to saving money as a first-time homebuyer. For new constructions, would the builder frown upon those with USDA loan approvals? Or do they have better deals using their own “go-to” lenders?

I'm glad it was helpful! I wouldn't think they would, it shouldn't affect their process at all since it's new construction. The builder's preferred lender should be able to approve you with a USDA loan, you don't have to go directly through USDA.

The USDA household income cutoff for a family of 4 people is too low. So with 2 earning members, the household income could quickly overshoot the income limit. I wanted USDA, but the income cutoff has literally shut me out.

Are student loans that are in deferment, because you are still a student, count towards the debt to income ratio? So no monthly payment of the student loans are required right now.

USDA loans can be great because of the low down payment and favorable interest rates. But remember, they're only available in certain rural and suburban areas. Thanks! Hmm, it depends... Let's say your current home with VA loan is too small for your family now so you want to buy a new home with USDA that is bigger, that should work. If you just want to buy with USDA so you can rent out your current home, that won't work. Underwriters have to be very cautious that the loans they approve don't look like occupancy fraud. If you have a disability and don't have to pay the VA Funding Fee, a second VA loan might be a lot better than USDA.

That's the minimum standard given by FHA. Lenders can choose to increase it if they'd like

Unfortunate fact about USDA is the low front end DTI limit of 29-34% max. If you have no other debt like me, it really limits your buying power.

The front end can be rough. Conventional doesn't have a front-end, that may be an option to explore

On 1987 As a single parent I bought my first home after divorce for myself and my two children. It was FHA Then in the 90's it converted to USDA RD It seemed to convert very easy the only trouble is as time went on and my home when I bought it the drain fields were backed up and septic was running in yard upon inspection they did not catch I moved in and my new neighbor calls health depart. So I go to home office here and ask to borrow money to fix the septic they say sure get someone to fix then I do and after a few weeks they call and say they don't have the funding. I don't know how I am going to pay and then USDA decide they do not like how the septic work is completed so The person who did the work the Health dept and myself end up in Court a few times and then its thrown out I just want to say from experience if down the road your home if it needs work the single family rehabilitation Grant they came in and just restored my whole home its a 8 year loan which is forgiven after that 8 years let's say $5,000 ayear USDA RD loans and repairs your going to pay back and also let's talk about subsidy recapture of which this is the amount they help you pay to subsidized that payment according to your income. When you make that final payment you can pay that subsidy recapture back with 25% discount or you can continue to live in the home and pay recapture back when you sale and or no longer occupy the home if you want to refinance later or say after the loan is paid you would have to pay that recapture first. NCFHA IN NC have those single Family rehabilitation Grants They replaced my roof put up siding new doors new windows gutters new shower and tub commode new vanities carpet new split vac Mitsubishi systen flooring new water heater so please as time goes by Remember this and don't try to borrow back through the lender and pay them more

you said with USDA loan is about 300,000 max but does that depend on the state do you live. Just because some states you can’t find 300,00 houses.

USDA doesn't have a loan limit, only an income limit

Is it possible to get approved for either an FHA or USDA loan with a 610 credit score, $29k income, and a new job - with the most recent job history being 2019, though good and steady job history since 2012 through fall 2019? (Was pregnant in 2020)

Most lenders are only allowing 640 scores at the moment, so it might take some shopping around to find a lender that would work.

Is USDA only for fist time buyers? For low income? I own a small house right now; was told I can not use USDA to buy land/house; is this true?

Thanks for update but question has COVID changed the guidelines? Is it true can you use household income for qualifying for USDA loan? The bank told us it can only use the applicant income. And almost a 680 score, mine in almost there snd my fiancée is over 720. Also are there guidelines if it’s a manufacturerd home? I am not sure if we are working with right lend we purchased our current home qualified easily for fha. The home we want to purchase is rural and accepts only cash conventional or usda. We won’t know what type of down payment we will have until our current home sells. Any suggestions we are in FL. So I didn’t know if guidelines are different.

Thanks for watching! COVID has changed guidelines with some lenders. There is a household income limit, but only the people on the loan's income can be used to qualify. Manufactured homes can have different guidelines depending on the scenario.

Do you know if you can get a USDA loan on a duplex? Because the seller said that is what he used just 3 years ago. But when i talked to my local bank i was told it was not allowed?

I believe USDA has a multi-family loan option directly through them; however, I believe USDA Guaranteed only allows 1 unit

Charge-offs generally won't impact your approval directly since the creditor wrote the debt off their books
