Took your advise on this and went for a place a little outside the main suburbs. Just put in an offer for a place with a usda loan. The loan officer was able to pre-approve us for 2.25% interest, 0 down and lower monthly pymnt. I'm so excited. Can't wait to hear back! 😊 thanks for the info!!

I went with usda on a new house built . 2.7 interest no down payment my builder payed the closing cost and they cut me a check at closing . The only thing got put into the loan was the usda program which was like 1k People who I know that went with fha they end with a higher interest rate and owe money at closing

Very informative comparison! Thank you! I think I qualify for usda direct but my gripe with it is the many restrictions regarding mandatory reporting of changes in household income and no income producing activity allowed. If ever i'm in a dire situation i'd like to house hack and rent rooms out or airbnb. That would be a last resort to prevent defaulting on the mortage. I'd also like the freedom to add an adu. If someone on a usda loan becomes disabled and can't work anymore, what can they do quickly come up with payments to not default? This is why i'm leaning towards fha. It may not be as cost efficient as usda but at least there's less rules on your life and more flexibility to overcompensate for down situations bc life is unpredictable.

Awesome, keep up the good work!! That credit score will help you a ton! With a 700+ credit score, Conventional is probably your best choice. You'll be able to do 3% as a minimum down payment as a first-time buyer.

How does USDA treat Student Loans for DTI? Same as FHA? Most single ( and low-income married couples) people should be able to go USDA even with low six-figure income depending on area- especially if they want to live in an area that works.

My best advice would be to get on income based or hardship status with your student loans and see if that makes your payment lower than the .5% of the balance. That was what my lender used, my lower income based repayment payment.

Question for you: Do you have to refinance if your home is worth more than 20% of the value based on ordering a new appraisal. Can we avoid paying closing costs again with an appraisal waiver? The lender/bank we have now is giving js the run around…. My girlfriend put 3% down on a conv loan. We bought the home at 203,500 and now it’s worth over 265k less than one year later based on comparables that sold literally in the same community that were smaller and less upgrades. Literally over 10 homes sold on the same and nearby streets for 60k higher on average recently

I'm glad it was helpful! I wouldn't think they would, it shouldn't affect their process at all since it's new construction. The builder's preferred lender should be able to approve you with a USDA loan, you don't have to go directly through USDA.

Thanks! Hmm, it depends... Let's say your current home with VA loan is too small for your family now so you want to buy a new home with USDA that is bigger, that should work. If you just want to buy with USDA so you can rent out your current home, that won't work. Underwriters have to be very cautious that the loans they approve don't look like occupancy fraud. If you have a disability and don't have to pay the VA Funding Fee, a second VA loan might be a lot better than USDA.

On 1987 As a single parent I bought my first home after divorce for myself and my two children. It was FHA Then in the 90's it converted to USDA RD It seemed to convert very easy the only trouble is as time went on and my home when I bought it the drain fields were backed up and septic was running in yard upon inspection they did not catch I moved in and my new neighbor calls health depart. So I go to home office here and ask to borrow money to fix the septic they say sure get someone to fix then I do and after a few weeks they call and say they don't have the funding. I don't know how I am going to pay and then USDA decide they do not like how the septic work is completed so The person who did the work the Health dept and myself end up in Court a few times and then its thrown out I just want to say from experience if down the road your home if it needs work the single family rehabilitation Grant they came in and just restored my whole home its a 8 year loan which is forgiven after that 8 years let's say $5,000 ayear USDA RD loans and repairs your going to pay back and also let's talk about subsidy recapture of which this is the amount they help you pay to subsidized that payment according to your income. When you make that final payment you can pay that subsidy recapture back with 25% discount or you can continue to live in the home and pay recapture back when you sale and or no longer occupy the home if you want to refinance later or say after the loan is paid you would have to pay that recapture first. NCFHA IN NC have those single Family rehabilitation Grants They replaced my roof put up siding new doors new windows gutters new shower and tub commode new vanities carpet new split vac Mitsubishi systen flooring new water heater so please as time goes by Remember this and don't try to borrow back through the lender and pay them more

Do you know if you can get a USDA loan on a duplex? Because the seller said that is what he used just 3 years ago. But when i talked to my local bank i was told it was not allowed?

I believe USDA has a multi-family loan option directly through them; however, I believe USDA Guaranteed only allows 1 unit

Charge-offs generally won't impact your approval directly since the creditor wrote the debt off their books

In previous videos he mentioned they use the middle score which is 668 in your circumstance.
