History shows the federal gov repeatedly fails to understand the market - hence the many changes. Security of tenure is a priority - that isn't provided with just 5 year renew period - and few wish to buy a property. Even fewer want to buy within 12 months of visa issue. I think the MM2H visa will interest those trying to hide funds from elsewhere. The major challenge for those wishing to apply is that the federal gov is slow to admit errors and so - the required changes to rules will be slow in coming. Only after few apply in the next 12-24 months will the authorities admit failure. Meantime - my advice is ....don't apply - change will come at some stage!

You have hit the target!! The program is unreliable. One can never know what the authorities will do which will affect the renewal process while a person has to invest and tie up so much money when renewing could be a huge headache!. The whole thing is illogical.

@secondhomevisa It's just incredible that anyone would want to tie up so much money for a visa that has to be renewed frequently and is subject to risky changes that could negatively affect people relying on it, especially the retired demographic. Too risky. If I were 30 years younger maybe I'd risk that potential instability for fun. But definitely not now. It's plain easier to get involved in Costa Rica. On the other hand the risk of locals in many places having negative reactions to the influx from North America desperate to flee the madness in Canada and the US. So many KZbinrs are oblivious to these issues.

If you import a Car under the MM2H program....you can only sell it after 2 years and if you SELL it, you must be the duties on it ! That is a scam.
