Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

If it's your first property, you don't own another house at all, then buy it even if you have to get loans for it. Put it on rental when you are relocating away to a far away place ... You pay rent that you get as rent for your property equalised there. In case you can't repay the loan then sell it, and keep the cash for future. I got a house 4 years back before the pandemic for 40l and now it's price is 60l in market ... So if you don't buy it, will regret in future for sure esp when India population is further poised to increase.

Purchasing a home is already a very difficult thing to do, unless you pay cash or don’t get a loan from the government. If only my minimum monthly house payment, over the course of 30 years I’ll pay more than double what my home is worth. I purchased before things got crazy so I got a good interest rate. I couldn’t imagine trying to rent or buy right now.

Commercial property definitely earns better but has following cons 1. Whole idea depends on who owns that building is it trust/ pvt / Society which decided ur property tax and maintenance which affects ur IRR directly 2. Pre occupied lease contract with original leassor. 3. If the property is sector oriented it can be risky in long run. eg IT sector moving to work from home. 4. It may not be that easy to resell such property as only 1 or 2 main stream brokers are available in mkt whi can pitch such property

There are risks with it. You cannot easily resale when required. Finding buyers in case of resale is not very easy

Exactly.. no secondary market. Also original buyer buys it at 7-8% yield. To resell it with appreciation even with rent increases it wont be still lucrative to the secondary buyer. People are ok with 2-3% yield on residential properties as the secondary transactions are easier. Small investors stick to residential or a independent retail.

It’s 2% passive income , with a 5% increment on rent every year . Which if you hold the apartment for 20 years . Works out to more than 7-8% . And you have an asset on your hands

For 25lakhs you can buy actual office space of 400sqft with 45sqft rental or else buy a studio apartment with 6% rental atleast 12% property appreciation. In acse of emergency LAP loans for business.

Biggest ponzi scheme that’s starting in Hyderabad For example 120 undivided sq foot is being sold at 18 lkhs promising 120 rent per month which is 9.6 % returns. Sounds fantastic but what’s really happening is 120 sq ft is being sold at Rs 15000, what’s hidden is 120 sq ft has 40% common area where it should be 25 to 30%, ( loss of 10 to 15% here), 4000 is being charged for amenities. So the buyer is buying 72 sq foot carpet area, which is 100 sq foot saleable area which costs 850000 lkh property for 18 lkhs . Biggest ponzi scheme So not only is the payment price high, but we get our own money back. But not the asset So look at resale value of property also

Bro it depend on area also. Let me take example of my city. At prime posh location 2 BHK will cost around 80 to 70 lakh with 800sqft area, now move little aside it will cost around 50 lakh move little bit more outside then it will be around 40lakh more outside than it will be around 30lakh and the outer ring of city(far from highways) it will be around 25 lakh.

Why these people say rental yield is 2-3% on residential property.. Real Estate is highly driven by Micromarkets.. I have got returns 6-8% and even 10% on my properties.. I invested in East Bangalore.. which is at par with many top commercial place rental yield.. again I agree commercial place do give some advantages and fractional ownership is a way to get invested in commercial real estate.. but there are many pros and cons for the same.. both fractional ownership and commercial property investment.. my advice is to do the research, understand your risk reward appetite, your funding planning and then choose.. there is no single best investment choice.. do what you understand and what works best for you
