Good info la saudara Faiz. Saya punya takut keluarga takde tempat tinggal, rasa beratnya tanggungjawab pada keluarga, lepas nikah tahun 2005 terus beli rumah sederhana. Selepas 10 tahun (2015) saya settlekan, itu pun lepas dapat info dari office mate yang yang non bumi macam mana dia reduce kan prinsipal hutang rumah. Masa tu, belum ada ilmu lagi pasal ASB financing ni. Sekarang dah hampir tujuh tahun tak bayar rumah. Lepas settle je hutang rumah, tolong isteri pulak settle kan hutang besar dia. Masa pkp mula2 dulu, terus settle semua hutang2 kami. Kami bukan orang kaya, tapi kami pilih kehidupan sederhana dan tahan diri dari membeli perkara2 yang membebankan. Nothing to show, nothing to shout...kereta lama, rumah cukup2 untuk kami anak beranak berempat. Sekarang nak kata otak tak sakit, tak jugak...hidup ni ada je cabaran dia tapi sekurang kurangnya tak terbeban dengan hutang. Saya cuma berdoa Allah permudahkan urusan kami sekeluarga dan juga keluarga2.

Syabas! Ramai kawan Melayu saya abaikan pengetahuan ini bila saya cuba terangkan kepada mereka. Dari kecil, saya sudah diajar mengumpul wang jika ingin membeli sesuatu dan bayar tunai (kecuali rumah sebab naya nanti bila LHDN ajak minum kopi).

Ilmu sebegini lah patut dipelajari mana2 aliran semasa tingkatan 4/5. Kena bagi mata kredit,,,kena pass...masuk institusi awam atau swasta..kena ada juga..refresh...bila dah masuk alam kerja..pandai semua belanja...Kalau dah 5 ke 10 tahun buat begini.. negara akan cepat maju..Rasuah pun include sekali..belajar sekali di sekolah..

Sya orng cina, apa yg tuan ajarkan itu betul, kalau kita beli rumah ikat loan smpai 35 tahun, memang interest dia akan jadi gila tinggi, contoh rumah harga 500k, campur interest total jadi 900 k, memang gila, dan ramai orng cina selalu beli rumah letak down payment tinggi macam 40 peratus, dan ikat paling lama pon 15 tahun, sya selalu buat DP 60 peratus, dan ikat bawah 10 tahun, just run untuk Airbnb

Thank you Mr Faiz for this informative sharing. This is why I bayar my home loan x2 of monthly instalment. Sign loan 35 tahun but I think i boleh habiskan 100% loan dalam 15 tahun.

U betul... % percent dah kaji betul2. Otak dia d cuci oleh bank. byk yg tersembunyi tak nampak Baki pokok x persen x 30hari/365 = jumlah monthly yg d tolak dari bank @ rm78804 x 4.8% x 30/365 = rm321 Baki pokok akan kurang jika bayar dlm loan acc... Dia ingat si A tak berapa cerdik... Simpan ASB berapa sgt dpt...!!! Ingat bank bodoh ker???...

Masalah kaum bumiputera ni usually abaikan benefit asb. Nak simpan dlm asb bagaikan memikul sang biawak. Dah nasihat ramai kawan ttg benefit asb tapi cuma 2-3 orang yg mampu terima, yang lain mostly simpan dalam bank atau invest cryto currency atau habiskan dengan telefon baru or belanja sakan. Dividend tahunan boleh digunakan utk byr installment kereta at least 2-5 bulan or mcm dalam video ni simpan ja dlm asb biar beranak pinak.

Mari semua follow setiap video Faiz untuk berilmu dapat fakta. Jauhi kononnya pakar kewangan tapi berhati tisu, kalau dikomen terus hantar notis saman... Alhamdulillah lepas kawen dengan suami saya terus ajar dia cara simpan kat ASB. Dia tak pernah ada simpanan sebelum ni. Mula dari simpan tu untuk dia menyimpan lebih banyak terus berkobar kobar. Semoga terus melimpah ruah rezeki kami. Aamiin.

Macam biasa, terbaik. Siapa ada ilmu financial and rajin buat kira2 kat excel sheet mungkin dah nampak benda ni dari dulu, tapi rasanya melayu sekarang ramai tak ambil kisah. Harap2 dengan kewujudan channel ni ramai muda mudi melayu terutamanya akan minat dengan ilmu financial.

Tahniah Channel Financial Faiz yg telah mencapai 270k dalam tempoh 3 tahun. Kenapa lah dulu x ada video pasal ni. Sebab apa yg tuan bgtau kesilapan kewangan akan tertunjuk pada 10 tahun akan datang telah pun berlaku pada sy. Smpai skrg anak nak masuk 3 org masih x settle hutang loan gara2 amik hutang smpi 30 tahun masa pinjaman peribadi dibenarkan smpi tempoh tu. Umur dah masuk 40 tahun baru ada kesedaran utk menyimpan. Nasihat saya pada anak-anak muda sekarang jangan hanya mengejar keseronokan sahaja kerana apa kesilapan kewngn yang korang buat skrg akan nmpk kesannya pda tahun-tahun akan datang. Wow 30 tahun? Masa saya start kerja dulu² capping dia 20 tahun je, sekarang dah capped pada 10 tahun. Rupanya boleh tsrik sampai 30 tahun ye duku² Loan rumah pun dulu boleh tarik 40 tahun. Sekarang cappes at 35 years je

Menarik. Terima kasih mrFaiz. Tak sangka pengiraan ni lebih better dari bayar principal rumah bulan2. cuma video ni lupa include penolakan zakat 2.5% masa keluar tu. RM284,000 x 2.5% = 7,100. Total hasil RM68,000 - RM7,100 = RM60,900. Harap betul pengiraan saya ni. haha edit : ada cakap zakat ASB tu kena bayar setiap tahun based on total current ASB, kalau kena setiap tahun, maka calculation sy ni tak valid, kena calculate lain.

Pengiraan ni betul dh , zakat harta hanya nilai total harta yang ada dlm tangan. Contoh , siap² buat penolakan bila beli aset (rumah , kereta). Untuk pendapatan pula , hanya kira total tahunan.

Hutang rmh dgn krta tak sama. Tak prrlu bayar hutang krta cepat2 sbb bunga tak berubah wlaupun dibayar awal.

Bayar hutang dgn simpanan... Hutang kena settle dulu... Bank tak bodah , hari2 berniaga duit pegang pen duduk dlm aircond n pakai minyak wangi ... Kita simpan dia bagi ciput jerr... Tak untung bank tak buka mcm cendawan selepas hujan... Ada duit lebih creat perniagaan sendiri lagi untung...bank suruh hutang lama2 lagi untung. lagi lama kena bayar bulanan murah tapi kira balik tgk... Si A tak bodoh laa...

The best, you can go for both way so you can be debt free as early as you can and you will have a worry free future by then. That is why non Muslims always work ultra hard as we understand the differences in between. But, we face it and brace it. Well, that's life. Positivity is all we need!

Do you mean settle the principles for continuous advanced payments together with ASB monthly financing options for the bumis to get higher profitable returns then? But bumis couldn't have earned much more to invest in ASB accounts as well as you because of lower monthly income so that they just consist the following orders only not to burden themselves for the future.

@@bald_shady to be honest, I strongly believe they're earning better nowadays as they've been hardworking in the corporate world. For a regular staff with net income around 2k, non taxable, he can apply for Rumahwip, or rumah selangorku, or even PKNS housing plan. These may costs around 100k or below, monthly installment around 600 perhaps? Then given if he can put another RM 200 (given same ratio as the video speaks) into ASB, I think it's achievable. Hence, if he can add another RM 100 into his laon principal, his loan interest will be lower in no time. At the same time, he still can enjoy interest gain from ASB, wonderful isn't it? correct me if I'm wrong, as we're talking in mathematical way here. Cheers.

To add, we have to be disciplined not to take out those ASB dividend to spend on something else for base to grow & take advantage of compounding interest.

Setuju dengan nasihat En Faiz. Baik simpan as low risk investment kalau ada duit lebih. ASB or Tabung Haji.... Plus housing loan usually ade insurance so at least kalau jadi apa2 .... waris dapat lah duit investment tu and hopfully insurance dah boleh cover loan tadi. Cuma pesan satu je... ASB still kena bayar zakat.

kalau byr zakat, dr 5% - 2.5% akan dpt 2.5% shj dividen utk asb.. betul x tuan? so, kurang dr 3% interest loan bank.. adakah better invest to TH or UT or trading stock?

@@ahmadzulfadli3115 pengiraan zakat asb ni, jika duit kita simpan tu kita dah bayar zakat pendptn, perniagaan dll, zakat asb atas untungnya shj, bukan atas semua jumlah semua. Sebb dlm islam tiada zakat 2 kali atas harta yg sama

YES!!! Good option! Betul222222.. just one issue, liquidity. But in terms of accessibility (hehe not limited to any groups), returns (almost always higher than ASB), stability (people keep being forced to pour money into the fund as opposed to voluntary funds like ASB)... making EPF a good option. Kudos for pointing this out

Rm60k limit yearly, if you plan early and can refinance to dump extra to unlock anytime withdrawal after in excess of rm1 million...

Yup, exactly my response kat komen mcm tuh masa dia viral dulu. Opportunity cost utk orang cina agak rendah. Depa akan dengki dengan ASB. “Zero risk tapi positive returns”. Mana nak dapat investments mcm nih dlm dunia. Dah lah siap boleh leverage lagi… ramai bumiputera take this for granted actually. Yg you present was the normal auto-debit ke ASB. Tp if buat ASBF bulanan RM500, confirm orang C akan dapat lagi bnyk dari RM68,000

Sama mcm yg sya pernah komen dlm yt tuan faiz...sya beli rumah dan bg sewa dlm range 850 mcmtu kebawah...so monthly installments between 500... Untung dri sewa rumah tu sya msukkn dlm asb...mmg bnyk bg manfaat...

Depends.. If young takelongest tenure to serve the loan and buy few properties along the way . Investment also must have diversity into equities, insurance, and etc. If already age 45 and above.. Just settle as much aa possible since mid age career crisis may hit us anytime. For me age 52 semua properties debts free and insurance semua lah. Only medical ana PA saja annually.

Don't forget the 10% discount of the initial purchase price that they get even though they are in the T20 group which gives them a head start. A recent government study should that the majority of the T20 group are Malays/Bumiputera but the politicians keep repeating the lie than Non-Malays are rich and the Malays are poor !

Dalam tempoh mengumpul RM284K di ASB. Sebagai 1 dari majoriti audien Muslim, mohon Tuan Faiz ambil kira untuk tolak juga zakat simpanan, zakat dividen selain dari kira dividdn ASB 5% sahaja. Kena buat Excel untuk kira-kira yang jelas. By the way, dengan Extra RM500 jika buat ASB financing boleh dapat RM300K kiraan kasar instead of RM284K tapi kena commit dengan hutang ler. hahaha

TH pun sekarang ni dah tak banyak dividen.. Ada cara lain utk non bumi. Boleh ja simpan dlm kwsp. Pulangan pun lebih ddr. Morgage. Kalau ada anak, masuk ptptn. Tak silap dividen pun okay. Lebih dr morgage.

was having dilema to choose between shorten my mortgage loan but at the same time it will increase my monthly commitment.asked my chinese boss she said no worries.just choose the 35years tenure.by the time u have extra money pay the principal.kalau bayar extra every month make sure inform the bank that u want to pay principal.different bank different method.less principal means less interest charge.eventually u can settle your mortgage loan earlier.kalau ada bonus/duit lebih just pay the principal.ini part paling penting she asked me to asked the banker during Lo signing.and i couldnt thanks her enough for the guidance

boss u cakap betul. maksimumkan tenure supaya repayment low dan bila ada duit extra u bayar principal sebab bila principal low maka interest akan low. sebab bank kutip duit kita tiap bulan utk settel interest sahaja bukan principal.

U r right but.. 1)not all Mr B will make full settlement when they have such a big piece of cash in hand... 2)not all Mr B will can actually put the rm500 continuously in those ASB acct... Lastly I still say that your way of calculation is right 👍👍👍

Yes, that is the idea. Mortgage rates are among the lowest us commoners have access to (abotu 3%), some people even mortgage their houses to reinvest in other vehicles like other properties, UT, ASB, etc. As long as your returns are higher than your mortgage rates, you are good to go. Of couse this is not an investment advice, but I warry sikit when people ask everyone to early settle their homes, while at the same time those same people have other hutang2 that have higher interest rates anyways... It's all about the numbers. If you can do the math, then you will be alright.

Unit trust are not liable to work on your interest, regardless it's up or down you still need pay some fees.. Why not spend sometime to learn to invest directly in stock? Also the other thought is to use other ppl money to earn money...

Satu lagi sebab komitmen, macam dalam contoh tuan, extra rm500 untuk principal atau asb. Quite shock if malaysian manage to have that extra constantly. Every month. Tapi boleh ke tuan buat satu contoh, 500 tu kita split 50/50. Into principal and asb. I still believe in Mr A dalam video tuan, tapi video tuan bukak mata saya if there is Mr C, yang not put all the eggs in one basket 🧺. Saya percaya ada pros and cons, tapi dari sudut tuan?

Just do the math. It's all about calculations no matter how many basket. More money into one basket, then less tenure it will be. Simple.. To me shouldn't have option C for the same purpose. Better dump to another investment like TH for kids or insurance. Worst case just dump into saving/current account

Logically if u punya returns rate > interest rate = your profit is the difference. Calculation method reducing bal vs compounding interest, both are calculated daily rest. So kira kira pun dh tau mana lagi untung. I think Mr C would only get half the benefits of Mr B, because his ROI after 294 months is only half of 278k and his mortgage loan tenure balance masih ada few more years to go. Don’t understand why someone needs to be conservative on ASB, since RM250k is insured by PIDM. Your risk is only on the fluctuating dividend rate. That too assuming opr remains constant, you still have a spread of 2% profit margin you can manage. Lek je, don’t need to worry so much about ASB cause historically no one has lost their principal amount, it could happen in the future, but till then don’t have to think bout it

Pandangan saya MR.A boleh buat saving lebih byk dr mr.b yg menyimpan di asb. Contoh Mr. A dh hbs byr loan pd thun ke 25. Mr.A kalau boleh konsisten ambil duit 2k tersebut sbg saving dalam tempoh 10thn MR.A boleh kumpul sehingga 240k kalau MR.A labur duit tu di asb dlm tempoh 10thun MR. A akan dpt lebih lg... Sekadar pandangan.

Kalau dalam islam anda kena bayar zakat 2.5% ... Kalau simpan dalam ASB lebih nilai 85g emas... Dalam 30k contoh. Loan bank 4.5% semasa ASB 5.5%- zakat 2.5% = 3% sahaja Baik bayar prinsipal. Bukan lari zakat....mmg anda ada hutang haha

My agent also teached me same thing (she is chinese). I bought rm290k house with 3.5% interest 35 years tenure. total payment plus interest is rm600k +\- with monthly installment rm1.4k (i just round up la). I also bought hibah life insurance value rm350k pay monthly rm250. By 25 years, i can withdraw some money to pay off balance house loans and still have extra money. You can do samething with ASB, tabung haji we malays have lot of options but hibah takaful also very important la.

only question is, can you labur ASB or ASM for non bumis every month RM500 consistently. I am not sure about ASB, but ASM it is a very very HOT product under ASNB and it is a capped fund (if the fund reach max amount, you cannot invest more, unless someone withdraws), people are consistently investing,spamming the system every second if you get to squeeze RM100 into the fund a month also consider lucky. Kereta x boleh bayar pokok sperti rumah yg mr.A buat tu, tapi kalau contoh amek loan 9 tahun then pada tahun ke-6 cik nak settlekan hutang loan dia akan potong bunga 3 tahun yg blance tu.

Salam En Faiz, boleh share berkenaan pembayaran loan rumah guna flexi account? Maybe pro and cons. Ikutkan kesemua rumah sy gunakan flexi acc. Dan setiap hujung tahun saya akan buat extra advance payment around 5-10k menggunakan dividen ASB. Bermakna amount yg saya keluarkan dari ASB sy tak biarkan dia compounding. Saya terus bayar extra setiap hujung tahun.. Terima kasih dengan ilmu baru yg En Faiz share kan diatas.

Saya rasa ada kesilapan sikit. Bila Mr B ingin buat settlement loan tersebut, jumlah yg perlu dibayar hanyalah principal (bukan interest dan principal iaitu balance pada bulan 294). Maka Mr B akan dapat wang lebih banyak tapi … jika bank guna rules 78 mungkin lebih baik bayar ikut tenure 420 bulan saja sebab bayaran bulanan cover interest lebih berbanding principle untuk bulan2 awal bayaran.

Yg membuatkan saya terpikir,sbb saya cuba kira2 Kalau bayar 2000×294bulan + baki 216,000 = 804,000 Kalau bayar 2500×294bulan =735,000 804,000 - 68,000 untung asb = 736,000 Beza 1 ribu saja😅itu yg terpikir sejenak tu

Betul..saya sokong ..sebab loan 35 tahun da bayar 25 tahun..siap dgn interest..jadi kalau kita nak full settlement baki 10 tahun..bank akan tolak interest 3% ..jadi kita akan bayar lagi rendah..mungkin cuma 200k..yg perlu kita..bayar..

Aku pun bpikir, bukan ke plan B lepas 294 bulan baru dapat pulangan investment utk settle rumah? Plan A dah dpt settle rumah awal dari plan B. Meaning plan A, rumah dh awal debt free with lower interest payment & less years of payment. Hmmm

Kalau dividen kasar 5% tolak zakat 2.5% maka jumlah dividen bersih 2.5% dah jatuh bawah 3% (lebih rendah berbanding interest rate loan rumah). Maka tak berbaloi.

@@Zaki-mh4gv ikut kefahaman saya, tak boleh kira ikut hasil dividen.. kena kira based on time keluar semua duit tu dari hasil bayar RM500 bulan2 + dividen. so zakat kena bayar masa keluar duit ASB. jad RM284,000 x 2.5% = 7,100. Total hasil RM68,000 - RM7,100 = RM60,900. so masih untung la. ni kalau apa yang saya faham, cuma mr Faiz lupa include tolak zakat dalam video ni.

@@muhammadsyamil1182 Maaf saya tak kira tempoh dan jumlah yg diwajibkan zakat. Saya cuma ambil kiraan kasar. Kalau begitu, apabila baki ASB mencecah RM14k (lebih kurang nilai 85g emas) sudah wajib bayar zakat, dan zakat simpanan di bayar SETIAP tahun, bukan one-off.
