Ek mathematics k hisab se soch k, i'd say jo amount additional h to pay, wo isliye because loan ka amount jo abhi tak pure nahi diye (out of 30lkh) humare pas kuch aur saal k liye h uska hum interest kamate h. But real life problem is that we are paying extra 1lakh

While applying for prepayment you have to mention that you want to reduce tenure and they will do so. It is best practice to keep checking your outstanding principal amount on your loan so that you have the idea of remaining tenure

Hi, one thing you have not considered here is that by reducing EMI it helps you in the present day financials. Even though in total it seems that we are paying 1 lac more by reducing EMI, the value of that 1 lac after 10 years will have reduced because of inflation. Its always better to consider the inflation in that case..

You are right to some extent. We can either think this way and keep long tenure to be safe in terms of inflation as well. Other perspective is to close the loan as soon as possible as it is a burden in financial terms. Both perspectives are correct and it depends on individuals choice 👍 In the end we should be happy with our decisions 😀

I have a query, I have taken 65 lakh loan for under construction property. The builder has demanded time based payment till end 2025 by when pocession will happen. Builder is asking 3 lakhs after every two months. Now I have option to pay some amount directly to builder and then ask bank to diburse the rest amount. For example my builder has till today 25 lakh and I have paid 13 lakh out of my pocket to builder and asked bank to release on remaining 12 lakh. My plan is too pay directly to builder some amount till 2025. So out of 65 lakh loan which sanctioned, I am planning to pay around 25-30 lakh by pocket. Hereby will be taking disbursement of only 35-40 lakh by bank at end of 2025 when procession will happen. My question is what will be emi will it be based on 65 lakh or total actual amount disbursed by bank to builder towards cost of home.

I have a query on home loan. My loan AMT is fully disbursement now. In between I have opted for conversion twice to reduce interest rate from 9 to 6.9. my query is if it is wise to increase EMI. As per many suggestions, emi can be increased which will reduce tenure drastically. But the interest component will also increase accordingly, which is what the bank may want as they wan us to pay max money initially. Or is it wise to not increase the EMI but accumulate money and do part payment so it will reduce tenure to a huge extent. Or should I do both. Which is beneficial. Your suggestion pls.

You have commented on 4 of my videos and got my attention successfully 🙂 Anyway. Yes, increasing EMI will help you reduce the tenure drastically and also total interest will be reduced. It's not true that interest increases with increase in EMI, the total interest actually decreases with the increase in EMI. Secondly, doing Prepayments will again help you to reduce overall interest and tenure as well since it reduces your total outstanding balance on loan. So doing both is the best option here. But little bit of caution here. Don't use your entire funds in increasing EMI and doing prepayments, keep some funds for your basic needs as well. So plan accordingly to set the EMI, the amount you can afford every month to pay EMI and once you have some additional funds, do regular prepayments. Use my excel calculators to plan accordingly. If i take a loan of 18Lakhs and its monthly emi is 23k and tenure is 10 yrs ...after 1year a/c to my emi i will pay approx 2, 62,608 ....if i increase my emi to 28k then what is the change in loan ? Is it reduce my tenure ? I mean after 1yrs my principal ammount will 16lakhs after increase my emi ammount will the bank calculate the amount of my loan from this 16lakhs or the amount of loan will same ( at the starting amount of loan with interest ) ....do i have to pay the previous interest amount ?

Apaki baat sahi hai but jab RBI repo rate badhata hai tab banks tenure badhate hai to fir kya benefit hoga? Last time hamne offer me 2300 bharkar 48 months ka tenure kam karake liya but bad me jab repo rate badha to hamara emi almost 12 months se badh gaya. Abhi hamne 325000 ka final disbursement liya to hamara tenure 190 months se 247 months hua. Please help how to reduce it? It means hamara emi bhi badha aur tenure bhi badha.
