GOOD ADVICE regarding "cruising" the countryside for vacant land. Lots of Ticos never advertise or post "for sale/se vende" signs. You really have to ask the neighbors, find the owner, and start negotiating !

Yes....more properties are for sale OFFLINE than what is posted at any real estate site.

Asking prices are one thing selling prices another. Check out what they’ve sold for in the area recently if you can. When it comes to negotiations my golden rule is always be prepared to walk away - remember you can always walk back again! Oh, and keep smiling!🙂

the way to buy is to get a Tico to front for you. Finding a trustworthy partner is the hard part.

That is a good idea...but be careful...I don't care how good you are to a Tico...he will eventually get GREEDY.

@@OffTheGridHomesteadCostaRica I lived all over central america, and that is the way it is done.of course,finding somebody trustworthy is the problem, everybody who has ever done anything that requires more than one person has met this problem, one wants to avoid the pro's you KNOW they will rob you, they are open about it.

The problem is, if there is one, is that many of these properties they're talking about are often a long way from civilization, other than a tiny village. Of course if that's what you're looking for then great, if not the price climbs a lot if you're closer to a sizable town.

I know this video is a little old I don’t know how much you upkeep these. If a person is to buy a lot down there. Do you know approximately how long it takes to build a 1500 to 2000 square-foot house? And do you have any idea what an average building cost is to build an American style home in Costa Rica?

Your questions is really open ended. In Costa Rica…there really is NO average. If you had a con create tico house built, it could be up in 4 to 6 weeks. If you could actually find a contractor who could build you an American Style home….you would be fortunate….but it would take a lot longer. They do have them here….but, it’s JUST not typical…unless you choose to live in the City of San Jose or near there. The cost is completely up to how much the contractor is HONSET or if he gives you the Gringo price. You must be careful. Buenos dias;a lot good info that is exactly how it is especialy in the country but allways the need to investigate the property;I seen some cases of the littler nice people making multisale of one property and try sale property that they have no title;because the government gave the land for agriculture and they wont owner for 15 to 30 years

Correct...you have to be careful when choosing a good internet provider. Cable Tica was the best...they were bought out by Liberty. I am sure they are still good...but I haven't used them since they were bought out.

I understand that land owners don't advertise, but can you find places for sale in local shops, grocery stores or even market places. Or any other place that people come together in numbers?

Yes you can... a few places actually let people post flyers or information about their properties for sale.

If I were you....go watch the playlist I have on the 5 Best Places to live in Costa Rica. Start out by watching the video I did about living in Perez Zeldon = kzbin.info/www/bejne/npTJlqx8r62if7s&t. and the Rivas Area = kzbin.info/www/bejne/Y4fFapyYpNd4ns0&t Those two places are great starting points to do what you are talking about.

Nice video mates! So how much do you think is a "normal price for 4 hectares in Costa Rica. I Know depends of many facts but can you give an estimate of what have you seen? It will help me a lot to prepare a budget because everything I see online is bit expensive some properties are even more expensive than here in Australia 😅.

Unfortunately too many factors and really NO NORMAL price. Maybe looking at real estate sites and compariing prices...but on Real Estate sites they always ask too much. I think the best thing to do is join both our FaceBook group, and especially our Forum. Ask other people what did they pay for about 4 hectares...and then you can go from there. I came here not knowing a single word of Spanish and still do not know much. It is better to know some Spanish and it is much easier to get around and take care of business if you know Spanish, but not 100% necessary. I use a Translator app on my phone called iTranslate. I think it is $20 a year...but I bet I use it EVERYDAY!

I have dogs. I like the idea of renting before buying. Can you rent if you have pet animals? Do you have any tips on how to ship/move dogs or other pets to Costa Rica from USA?

CR is very pet-friendly. MOST places (not all) allow you to have pets. In the forum...we will address more about pets. We brought pets with us.

I live in the states and there is no high speed internet available where I'm at. It is mobile hotspot limited data and spotty coverage only. The electricity goes out regularly which wouldn't be so bad if it wasn't belowfreezing 8 months of the year and that is the only way to heat the house unless I wanna chop and haul wood which my back says no to. Actual food that isn't complete junk is super expensive and over an hour drive away on icy roads full of potholes if you're lucky and chatter bumps on dirt if you decide to skip the risk of the hwy with tourists who don't know how to drive on glare ice and snowstorms. Oh yeah and don't forget the oil and gas wells that leak all winter everywhere some a few hundred feet from homes and schools, the 20+ Superfund sites in this county alone, the contaminated water and the schools grooming the kids with gender theory. Plus the high unemployment rate with the combination of meth. I think I'll like Costa Rica.

Not a good idea...UNLESS you have a LOT of MONEY you don't mind tying up for a long time. Too many properties for sale and when YOU buy one...it will NOT re-sale easily. So, unless YOU KNOW what you are doing and have a LONG TERM plan...NEVER BUY property to FLIP...you might be dead before you can sell it. TOO MANY PROPERTIES for sale in Costa Rica.
