There you are all excited, new 1 year visa, new bank account, little do you know you have already fallen foul of the Immigration guidelines. I usually prefer to find out answers, but I think in this case, so long as you know the issue you can circumvent the problem using a couple of methods.
This video is aimed at those who initially use an agent but intend to do their own renewals after that.
Clearly you can pay and use an agent every year, if you wish to do so.

If an agent does the visa there is no problem that is why you pay them do it.

You need to listen, this problem was caused by the way the agents did it. I did my Mothers, never paid any extra.

If you have the required money stagnant in the bank, once a year immigration rake in the grand sum of 1,900 baht and that 8,000 stands for nothing. If an agent does it on your behalf they have a business and immigration command a better fee. The 800,000 is sponsored and in reality who cares because it's a ghost amount, redundant, useless. The agent requires your bank book to verify your details and do what they do. I have a copy of requirements. The usual big 3 but a 4th means is sponsored. Yes sponsored is legal and the responsibility of the agent. Money in account, a monthly amount or a total between the two and now recognised, sponsored.

Here in Thailand right now. I obtained an O-A visa in the UK before I left. I used an agent to open a bank account in Pattaya when I got here. Relatively simple. I have the book and a debit card and have been using the account regularly as it makes life so much easier in Thailand. But as you say Dave, it’s on renewal when the questions will need answered.

In my own opinion, I think two accounts are the way to go. I have one passbook-only account that has no online connections, and no ATM card--any access is in person, in the bank with the passbook. That's where my 800,000+ baht sits, and that's where my foreign pension gets deposited. I have a second account that is connected to PromptPay, to online banking, has an ATM card, and all those associated things. It rarely ever has more than 100,000 baht in it. All my day-to-day spending is done from the second account. My online purchases are done from the second account. When I pay a bar tab with a QR code, it's done from the second account. My Visa money stays isolated from my daily spending money, and never the twain shall meet. I really do not like to hear, 'Sir, there is a problem here.' coming out of the mouth from any Thai police official, Immigration or otherwise. 🙂

Thanks David, informative as ever. We are newbies to Jomtien and recently did our first retirement visas thru an agent. Thinking about renewal I am struggling to understand the logic in keeping 800k for 3 months and 400k for 9 months, rather than just use agent for renewal. It equates to tieing up approx 500k for 12 months. Outside Thailand that money in usd or gbp fixed term account will get about 5% return-25kbaht. Since agent will charge only 15k baht to renew isn't that the, easiest and cheapest option.

Yes each individual's circumstances will differ, as will interest rates, it wasn't so long ago 1% was the norm, before tax 🙏🙏

As for a Thai bank account . I got one without any problem. Only needed a small insurance via the bank and deposit of 4700 baht. As for 800000 baht : that is only in case when you don't get 65000 baht a month income , pension or whatever in your account . If you have 65000 or more as I do , you don't need to have this 800000 baht. Or am I told wrong ? Glad they are talkin' now of giving EU countries 90 days without visa , because that is exactly the amount of time I want to stay at this point .

My understanding is that, re the minimum 65k Baht, you need to demonstrate monthly deposits of 65k every month over a 12 month period - so as you will need to having been making deposits for 12 months the 65k a month route isn't an option to obtain your first retirement visa, it can only be used as a means to renewing the visa after the first year. Consequently, again, as I understand it, the 800k requirement is the only option to obtain a retirement visa in year 1.

Well , for non-immigrant O-A the website states this : 1. Passport with validity not less than 6 months. 2. Photograph of the applicant, taken within the past six months. 3. Financial evidence : a guarantee letter from the bank and a copy of bank statement showing a deposit of the amount equal to and not less than 800,000 THB or an income certificate with a monthly income of not less than 65,000 THB or a deposit account plus a monthly income in total not less than 80,000 THB. 4. Certificate of criminal record clearance from the country of nationality. The certificate should be valid not more than three months and should be notarized by notary organs or the applicant's diplomatic or consular mission. 5. Medical certificate from the country where the applicants apply visa stating that applicants don’t have any prohibited diseases as follows; Leprosy, Tuberculosis, Elephantiasis, drug addiction, third stage of Syphilis. The medical certificate must be issued no longer than 3 months prior to the date of submission. 6. Health Insurance issued by a Thai or foreign insurer for general illnesses, including COVID-19, with the insured sum of not less than 100,000 USD or 3,000,000 THB.@@Rob_b0601

I think I understand better. Agents can do several different services based on need. 1 ($) Open a bank account, 2 ($$) Apply for Visa, 3 ($$$$) temp fund the 800k Baht. To avoid the trap David speaks, use agent's service to open bank account and apply for visa, but I'll fund the 800k baht. I hope it's just $+$$ and saving myself $$$$ of agent's fee.

I just got my first visa extension a couple of weeks ago. I did all the visa work, both the 90 day and the 1yr, myself. I had plenty of time to research and have my paperwork in order. But, with the way the banks are set up and the short time to get the money over here so it's in the account long enough for the extension, I did use an agent for setting up the bank account. Worked perfectly for me.

Most agents can fix most stuff but be careful sometimes they like to offer illegal services over the legal one because it's more lucrative for everyone involved then every few years the government does a crackdown and some get caught.

Just recently opened bank Ac , I have Thai wife so applied with her bank Kasikorn bank , no luck they wanted me to be registered with local council, on my wife’s house , Next Bangkok bank , 2.5 hours later I have a AC , I had to translate my Australian marriage certificate into Thai , But wait , they would not accept my Australian dollars, I had to go to a money exchange to get Thai baht Then deposit that , Two steps forward , one step back in Thailand

Well said David I have looked at this in some depth regarding using an agent for the o visa with the 800,000 baht as I hear plenty vloggers and facebook users recommending using agents. What no agent has been able to tell me is what if immigration do a spot check on the account balance.THEY HAVE NO ANSWER.is the answer.Not just that don't think you can use an agent just for the first year as once you start to do your own o visa application,they will look into your bank account.I have done loads of research in doing it the right way and the only issue I see is opening a Thai bank account to get non o retirement visa started,but its not impossible.

It is a myth about needing a X or Y to open a bank account. It is down to whatever the bank needs from you, it is their business and their rules. But often branches just have guidelines about account opening for foreigner and ask for whatever visa etc, but equally there any number of other ways to get an account open; Introductions, sums involved etc…. It can be an opaque process though….

that has been my observation. my in-laws knew which bank and branch to go to depending on what they needed. it's like as if every branch was separate with its own subset of rules and personally hosted your money.

At current interest rates, 800k thb equivalent in a bank account in your home country will more than pay the agents fees rather than sit in a thai bank @ 1%

Remember every immigration officer in Thailand has their own rules, according to Benjamin at Integrity Legal Bangkok, there are no rules regarding time frame for 800k deposit, recently at Bangkok immigration, they stated that you must keep 800k in your account all year round!

David my understanding is that you can have the 800,000/400,000 or you can have a monthly amount of 65,000 going into your account. You need money to live every month so that’s the route I go down. I wish it was only 65,000 but unfortunately it’s a bit more than that.

@@mattivirtaA bit of a pessimist. I get taxed on my income in my own country so I’d be very surprised to get double taxed on it in Thailand. 5% of 65,000 is 3,250. I won’t be losing any sleep over it. Chill out my man.

I don‘t understand why an agent who helps with all the paperwork has to put the deposit from his/her money. I have an agent too who helped me with the paperwork for opening an account, after success I transfered the 800‘000 from my bank abroad to the new thai account within two days, still enough time left to apply for extension within the 90 days.

I've done the whole process myself. It's no issue to open a bank account. First get the lease/hotel agreement from the hotel/apartment you currently stay in after just arriving. Go to your local embassy and get a certified document stating you now live in Thailand. Then go to the bank with you Embassy letter and your passport with your temporary retirement visa stamp (Usually valid for 90 days to allow you to open up a bank account and leave the required 800,000 baht in there for 60 days). If you follow this process you won't have any problems at all. If lawyers are offering to put money into your account and take it back out for the purpose of attaining a visa (because you don't have enough funds) it's usually seen as fraud and if immigration finds out you will most likely get deported. They are starting to check these things more.

@@g.s.5868 You can receive your pension in Thailand, as for health care, you should have yearly health insurance in Thailand, its crazy not to have it here. But the point is, it's no problem to open a bank account if you follow the process.

Will be retiring in a few months to Thailand. Will use an agent for the first Type O retirement visa to open the Thai bank account and the 800K requirement. After that will transfer 65K per month from my USA bank to my new Thai bank account via Wise transfer. The next year I will attempt to renew the Type O myself at Phetchabun immigration.

With 65k a month you may not need the lump sum. You can use the proof of income but it’s a messy way to go. Looks like banking 800k isn’t a problem so it’s always good to have in medical need time.

Been living in Thailand off and on since 2004. Never have I attempted to do the retirement Visa myself. It's only 500 baht to have somebody do your residence permit for you. I can't imagine doing my retirement Visa myself. just use an agent. My landlord did my residence permit in the new apartment that I moved into. I didn't have to have a bank account

I was in Thailand on Visa on arrival. I went to Laos and applied for O visa. It took 3 days. I came back and opened bank account the next day. The Bangkok Bank did not ask for residency or HM30. It was pretty easy. I have ATM and online banking as well.

I use Nan services! A visa , licenses and bank account, etc she’s very helpful and efficient, Low costs, convenient and reliable. I got my scooter and car license last visit in July ‘23 also a bank account, all in the same day! Jobs done ✅

Come nearly 3 years ago , was lucky to be able to open bank account without agent, even though some banks wouldn't even entertain opening one. Believe it has got a lot harder now due to money laundering concerns, brought about by Russians bringing money in

If I put my 20k gbp in a Thai bank account on deposit can I get a decent interest rate ? Is there any protection like we get in the UK ? Or is there a better way to satisfy immigration requirements ? Great info btw… I’m looking at doing 3 months at a time in Thailand whilst keeping a UK base …

Between 1 and 2% after tax PA. One thing I’ve found is you will need two accounts. One that’s a book account (no ATM facility) for the visa . The thinking is you can draw the cash out after the proof of funds letter. Plus a dedicated ATM account that you can Wise cash in as Wise wouldn’t let me transfer into my visa (book) account. For visa fund you can update book in the outside machines and check funds. Stick with a big bank like Bangkok bank.

Allways found it a bit strange how they have Christmas decorations and shops sell Christmas stuff, but the actual day is just treated as a normal day. My visa renewal is actually due on Christmas Day and the immigration office will be open as normal. Not in Pattaya though out in the countryside

Good video. The retirement visa counter was in the old immigration building. Is it still there or is it in one of the new buildings. 90 day notification has changed. TM47 required along with 4 photo copies.

Are you talking about an extension of stay - or a new visa? If it's the former then this is just one reason why farang get rattled when having to deal with Immigration. And these nerves are no peculiar to Thailand most countries have their idiosyncrasies.

I'm talking about when you used an agent for your first visa, money put in new account then withdrawn when visa issues. Now account is empty and you should maintain a balance of 800k 400k then 800k over the next 12 months 🙏🙏

Hi David well explained as can get complicated. I have never used an agent as my immigration office are helpful and generally check all my forms (for a small fee) before they send to the main office. Managed to get a bank account with SCB but was a bit long winded. Where in Scotland are you from?

Because the agent circumvented the problem, caused by the agent in the year the bank account was opened. You paid, this video is aimed at the many who prefer to do things themselves 🙏🙏

I do it myself every year, it takes about 10 minutes to be processed, the longest part is just sitting in the chair waiting to be called. Never had a problem with anyone and I come with all my documents 2x printed and ready to go. I even do a police report from my country a month before going out in case they ask for it. Besides the wait time and location in Bangkok being a little far out, mostly it's no problem.

By law, yes. In reality, not in Jomtien because they choose to ignore that bit of law in the hope that you'll use an agent and line their pockets.

The TM30 catches many out. The TM30 is not only for the place you live, anytime you go for a holiday or intend to stay somewhere else in Thailand for 24 hours or more you must update your TM30. For example, I live in Bangkok, I go for a holiday to Pattaya, the hotel will update that TM30 for me (check, some hotels don't so you need to do it yourself or find another hotel) When I return to Bangkok, say 1 week later, I then must update my TM30 again to show my new location, even though it's the place I live. I real pain in the ass, but that's the law. You can do your TM30 online which only takes around 5 minutes.

you can do it online, I do mine online, takes about 5 minutes. Google search "TM47 immigration go th" register for an account. The first time is a little tricky, when you submit your TM47 you will get a email straight away saying it was submitted. You can submit it up to 15 days before it's due. Usually you get a email within 3-4 days with the new police report. Take a photo and keep a copy of it on your phone with a photo of your retirement visa and passport ID and you are good to go.

and i drive near immigration and make report 90 day, and go to home, all process go 23 mins plus 20 min drive to immigration and back home. you can make report at internet too. no need go waste time 1,5 hour.

I have 2 weeks left on my second 30 day visa on arrival extension. Before I get into all that to extend my time here. I have been told that you can repeat this method twice before applying for a longer term visa. Any insights....?

Hi there It’s a great idea using the agents 800k to get your visa but what happens when they close the loophole , and loopholes are closing , seen videos here immigration are turning up at peoples houses who are on marriage visa at all hours , one said 9pm to check out their stuff was there and they did actually live there not just a way to get the 400k marriage visa amount , you just noted people are getting pulled over the amount in their bank account, Regards Davy

Seem to be building a lot of new immigration offices around the country, but the consequence seems to be they as you say getting a lot strickter on visa renewal. Will they close the loophole, not sure at the end of the day money is still coming into the country, which they want

They have already announced they will check into this more often in future as a number of immigration officials recently have been busted for immigration fraud by accepting bribes from agents etc, this was recently when a wave of Chinese nationals had been caught, many of whom by what I understand had their illegal visas cancelled and were deported. But agents that put money into and out of your account are defrauding immigration so I would advice not to do this.

Hi Michael, I believe a 10 yr passport is 1,500 baht. You can obtain one at Central Festival on the 4th floor 🙏🙏

I have a monthly pension of 2x the 65k required.. 10k fee is peanuts vs me offloading my property in my home country and moving funds from my home bank where its trusted and backed up, vs moving funds to here.

Why does the agent take the money out? Doesn't make any sense. Or is $800,000.00 the agent's fee? Seems like a steep fee if it is. Or why not add the agents fee in to the bank with your deposit? Maybe the people are asking the agents to take the money out on their behalf because they don't want to leave 800K baht sitting in a Thai bank account

It is a 'service' provided by agents for retirement visa applicants who don't have 800k baht to deposit in the first place, so the agent deposits their own money into the bank account for their client. It's not a fee, it is the agent withdrawing their own money once the visa has been issued. Thereafter, the 65k monthly deposit route can be used when it comes to renewing the retirement visa at the end of the first year.

I've got a friend who qualifies for the LTR ($80k USD/year minimum income) who decided to use an agent and go for the Non O/ O extension due to the convenience and not wanting dead money in a Thai account.

Get a Thai lawyer, its the best way to go, $1000 usd and its a done deal, The easiest way to renew the retirement visa after the first year is, just show you have a minimum of 69,000 bht deposit into your Thai bank every month, and can show bank statements of 6 months before the visa renewal date. Show proof of residence, from your landlord, 1900 bht immigration fee, can do yourself.

I renewed my extension yesterday in Si Racha. I'm on the marriage visa so 400K in the bank. I always just leave that sitting and don't dip into it. 1900 baht, job done nae bother.

Because it's up to you to make sure 🤣🤣. My friend had been registered by his agent, then went to UK and didn't register again when returning 🙏🙏

If you plan to do the renewal yourself yes. Be aware the bank will only go back six months with a statement. Immigration will take it from your book. So if it shows the money going out...then in afterwards, yes you may have an issue 🙏🙏

Guy I know lives with a Thai not married as she gets a army pension from a former marriage. He meets none of the visa requirements and just pays agency around 20k Baht. They put the money into his account in cash on the day, he gets the bank statement gets his visa and then the money is withdrawn, has been doing this for a number of years

So you covered some very esoteric points, and I will have to assume you covered them correctly. But I see behind you in this video a bunch of farang walking around in T-shirts and short pants. That's an obvious unforced error. I would never go to a government office dressed that way. I feel it's like painting a target on your own back. Catch a karachagan in a bad mood and he'll mess up your paperwork because you treated his office like your own home. What are your thoughts on that? Are the Pattaya Immigration officers so jaded that they will overlook such rudeness?

Yes dress fairly smart, I always put on a collared shirt and trouser type shorts, does it make a difference, probably not. Having said that turning up in a vest and trunk type shorts, could be seen as a mark of disrespect by some

He doesn't deserve to be painted with that brush. One question for anyone who reads this is : have you ever had your bank book checked when a cop or someone at the airport is inspecting your passport? It has never happened to me or anyone I know. A person can break free of the agent trap by immediately transferring 65k baht per month to their newly minted bank account and switching over to that method for your next renewal.
