Dat happened to me I was under contract with kb home I had an accident no truck company wanted to hired me so I had to go with a 1099 company without telling them but they figure it out when they reverify my income. Now I'm in process to get an existing house..

My husband has added two part time jobs in addition to his already full-time job at the hospital. He works about 36 hours a week at the hospital. Will this effect us while we are under contract?

The prices of the houses where I live have me very discouraged that I’ll never be a homeowner. They’re super super expensive. I got excellent credit very low debt under 4000. But my income still not enough because the prices of the houses are ridiculous. I don’t think I can afford mortgage. Sad.

Since a W2 is seen as more stable than a 1099 it should be fine, but double check with a local lender to advise you on your specific situation.

I have a question regarding a person switching from W2 to self employment during the home buying process. I thought that you have to be employed like 2 years for that income to count. I'm asking because I have a primary job I've worked long term, but I have a secondary job that I started in February 2021. I wasn't going to use the income from the secondary job because I assumed it wasn't long enough history.

Outside of your regular income ... may vary a bit by lender A large deposit for a conventional mortgage is 50% or more of the total monthly income used on your loan application. For a USDA loan, a large deposit is considered 25% or more of your income. The large deposit standard for an FHA loan is 1% of the home’s sale price, and for a VA loan, it is 2% of the home’s sale price.

Rates are still relatively low, you should always get more than one quote so you can avoid a "shady lender".

I’ve been under contract for a new construction town home for almost a year. The selling agent says the hold up is due to a hole in the ground that the county has to repair. Should I reach out to the city, should I pull out of this contract? What are your views

I wouldn't pull out if the contract until you have an equal or better alternative, also review your contract to see if there is any penalty for terminating early. You can ask county to get their take and to see if what the builder is saying is accurate.

Been at the same Hospital for going on 15 years another hospital brought us out but we keep our Seniority and if I'm upfront about it will that change count against me getting a home? Also does working part time effect me of buying a house? As a CNA I'm only making 19.97hr every two weeks

If the part time income is significant enough and consistent, you will be able to qualify. The company that runs the hospital shouldn't matter as long as your employment type does not change

Agreed, but usually they just forget to make the payment. So you have to be super vigilant during this time and make sure you are paying everything on time.
