I had a home inspection from an independent inspector lol..whole report was i recommended inspection by a certified etc etc..all he did was note obvious things and check register temps. Everything else was recommended inspection by. What a joke for 400$ for 2 hours. At least report was given in a fancy binder.

It was a good thing that Mike suggested Matt and the crew to remove everything out of the garage so mike can see the whole picture. It was bad enough to recognize that it was fire hazard from the dryer’s pipes. It was unbelievable that the inspector didn’t do his job properly. I bet the owners were shocked to hear what Mike had to say.

Every house in Canada has the same problem leaking toilet flanges the heating vent and return in the garage corners cut. When are we going to find a house with no problem in the garage or the room over it?

I know they put a floor drain in the laundry room. But we used to always put the washing machine in its own drain pan for extra protection because thats usually where you're gonna get the water from mosley

I wonder if inspectors give negative evaluations the real estate agents would then refuse to give them more business because the inspector made waves for the purchase. If so, there should be inspectors who buyers can hire who are independent and not connected to real estate agencies.

Every time I buy a home (I've bought 4 through my life so far) I have always paid for 2 seperate inspections. It is expensive, yes but boy, have I saved a LOT of money over the years! (I'm from Europe, by the way).

Mr. Holmes I do heating and air and I would never run my drain into the hose. Unless you plan on coming back. Here where I live i mostly see pvc or pumps when started 17 years ago there was a lot of drain hose, every furnace I've changed with those drains are all rusted out on the top, that wasn't a problem till we stated seeing nordyne funaces with the board on the top half of the cabinet then getting wet

I really need help like this in the U.S. I live in Ohio. Bought my first home 2 years ago. No inspection. After I moved in I started noticing problems with the house. No insulation in the walls or attic, floor in kitchen slopes, no trim around doors and windows, propane wall heaters are causing fumes that give me a headache. Cracked foundation, shallow crawl space, brittle PVC plumbing, no ground on electrical, dryer not vented properly and more. I was stupid in not getting a home inspection but this was all I could afford so I put my blinders on and ignored the warning signs. My back yard floods and concrete is broken up and cracked. Sill plates and studs in the garage are rotted out and the garage is leaning. The ceiling in the garage is not supported properly and the breezeway roof is sinking down. What really got me is last week I was sleeping in my bedroom and the dresser fell over. When I investigated I found a sink hole in that area of the floor. Friend of mine went down in crawl space and found 4 floor joists has rusty nails and the joists just gave away. He nailed them back up but said my sub floor needed replaced. He said it was a slat sub floor like ship lap. The previous homeowner had just put a sticker floor down over these slats hiding the problem. My dogs and I could have been hurt badly. I don't have the money to fix these issues because I'm disabled living on a fixed income. I bought the house knowing there was cosmetic issues I could fix on my own but I wasn't prepared for structural issues. Please Mike, if you know anyone in the States that does what you do please help me. I'm begging you.

It's incredible the difference a $10 roll of foil tape can do. I'm glad he mentioned running a dryer vent through the roof. It's not ideal for service, but better than a really long horizontal run. Vertical gets the heat out real fast Lastly, does that roof guy own a gun, he loves nailing by hand, even on a replacement. 😂

as far as the service for the vertical run, since they have a lint trap before it goes into the attic they probably wont have to have it serviced, or at least not as much

Every hone inspector has a clause that basically says they cannot open walls or look under concrete so some issues maybe missed, also some other wording that says their not liable for anything they miss. As far as the realtor nope, they'll just say they weren't informed and to them the house looked great, their not a contractor and wouldn't know what to look for.

I realise the purpose of the lip in the laundry doorway, but isn't it a potential trip hazard? Not sure I'd like it in my home. Otherwise, great job, as always. Must say I love a dormer window, but not a fake one. Happy you removed it. Strange to think that the bubba at the end is now 13-14 years old.

Unbelievable that this can and does happen in new houses, I hope that they can make the builder of this house responsible and that the inspector who viewed the house before purchasing loses his permits and is never allowed to do this work again, and this person would also be held liable suggest very poor inspecting before purchasing.

Campers and RVs arent built any better. Staples, partical board, shotty electric. I worked at outdoor rv and keystone. Nothing built today is made to last. My house is 120 years old and other than updates to make it more modern, the bones are solid.

The extra piece of roof by it looked like a room, but they just put a window on and so many times they do leak a lot, and they look so stupid anyway. And it's like, why do they go through that stage of making a little dumb room a section about the main room and causingwater leaks? Just put a normal roof on.

IT should be noted this has ALWAYS been an issue. There has never been a time when we had code where minimal code and not even meeting it has EVER happened reliably unless you are paying for the house to be built yourself. Even then you have to watch builders. These industries have never had a high work quality ethic. They might work hard but they have never had a good track record of ethical behavior. Look how they treat each other industries.

Not usually. Their contracts limit liability. They are also limited in what checks they can do. They can't destroy things to look underneath.

Too bad Mike Holmes only doing Canada and I'm in Michigan, USA because I had someone came and install beautiful deck with ramp but itself ramp is TOO STEEP. My aunt said she felt fear each time she walk up or down because it's too steep. We told builder it felt like too steep. Is it supposed be 10 degree? The builder say "We can't do `10 degree because you have too small yard' fact is We do have large yard. Also we hire him to rebuild new rail for front door and shed. They never finish the job. *SIGH*

These are issues from when the home was built and is downright negligence by the home builder. I would suspect the surrounding houses might have similar issues and if so there needs to be a class action lawsuit against the builder to fix them all too. These are safety issues and I hope nobody has been harmed or died due to their negligence. The builder needs to pay to have these houses fixed and while they are fixed they need to send the families on an all expense paid vacation to disneyworld.

Any time a realtor recommends a home inspector this is a red flag. This inspector could be getting paid an additional fee from the realtor to look the other way if he or she sees problems in order for the sale of the house to take place. You should always find your own home inspector, and ask around to get references on this person. And Mike was right about a laundry room being in the basement so that in the case of a pipe breaking or some type of overflow it doesn't ruin all of the drywall of the ceilings and walls below. I was suprised that the wife had the nerve to try to insist it be kept in an upper floor room considering all of the work Mike and his crew would be doing was free of charge. Just look at all of the damage this coupld did themselves by running a dryer that was venting into the walls and ceilings, all because they are too lazy to do laundry in the basement where the washer and dryer belong in the first place.

How did this house pass any inspections when it was built? In this case this homeowner should look into suing State inspectors. What did they do? Just look at pictures of a similar home on the internet? What is with the fake dormer? Waist of money and resources that tricks buyers to pay thousands more for a home then they need to. Fool and their money are soon parted. I will do inspection. I would be the most hated man on the Earth...

Mike, im begging you. Please send help my way. I just bought a house 2 years ago with cash and stipulations from the seller that its as is. Problem is i was nieve and didnt know what to look for. House was old and i knew it needed work but wasnt expecting the amount of work it needed. The seller put lipstick on a pig and called it beautiful. The floors have a paper thin sticker on them. The floors are like a trampoline. My kitchen floor slopes to the outside wall, my floor joists in the bedroom gave way and i had a big hole in the floor. The nails rusted out and 4 joists fell. The toilet floor bounces everytime i sit on toilet and my toilet stack has a big crack in it. No insulation in the walls or attic, windows look newer but there is no trim around them or insulation. 3 old wall propane units in the house that give me headaches. Electrical problems. The lights in all the rooms dim when i use microwave. No ground port in sockets. When it rains i have to mop the bedroom floor. Outside i have a detached garage that has all rotted sill plates, rotted studs, garage door doesnt seal up, breezeway thats sinking down, insolation is espestos, ceiling is bowed down in the middle and no insulation. Right now im working on my yard drainage. The septic runoff goes directly into the tile, yard floods and my property smells like septic. Sidewalks, garage floor and patio cement is only an inch thick and is broken/cracked everywhere. Electrical in Garage is ceramic fuses and old wiring with no ground. My trees are all dying because of the flooding. County wont fix the town storm water drains so everyones storm water ends up in my yard. Roof needs redone, soffits have holes and i get critters in the attic. No window trim on the outside. Gutters hold water. My cistern is under the kitchen which makes my joists wet. No joist hangers and subfloor is inadequate. Crawl space is narrow so i cant even get down there to fix anything. I cant afford to fix things but i cant even sell the house in this condition. Im begging you please send me some help. I cry everynight because my house is a mess and i should have never bought it. I dont know wherelse to turn. Im sick all the time now. My dogs bring the mud into the house and it turns into dust. Dust that smells like septic and im breathing it in. Please, i beg you to help me. [e-mail]

How many other houses, built by the same builder around the same time or since, have similar issues? Someone needs to do a little homework. Class Action? Of course the builder, by now, may have changed business names 3-4 times. There really needs to be a Standard, Licensing and Bonding required for Home Inspectors. These days with video cameras and the ability of snaking a camera into various places, many issues should be identifiable with relative ease.

you have to have the house plans that approve of the washing machine on the second floor. many people love it there ... not running up an down stairs with laundry. Most ALL of the laundry belongs on the second floor. just makes sense but the house has to be built for the weight and pipes.

In NSW Australia, the only acceptable roofing materials are; terra cotta or concrete roof tiles - think Spanish style roof; or metal - corrugated iron or "colorbond" corrugated or trim deck style. As far as I'm aware, we've never had that soft type of roofing material. I've lived in some pretty old houses over the years and have never had problems with the roof. If a tile gets cracked it's easy enough to replace the odd one here and there, we've always found the spare roof tiles that are left under the house in the crawl space for just that purpose. To have to replace the entire roof would mean something really drastic/catastrophic, like a massive gumtree had come down onto the house. I don't know why they are called shingles either, aren't shingles made from slate or cedar or other hardwoods? that stuff used in the north americas looks like carpet tiles that are used on boat...🥴 🙃🐨🇦🇺

I DISLIKE USING ROOFING NAILS FOR ROOF VENTS. I USE STAINLESS STEEL SCREWS FOR INSTALL.
